If you are filing an insurance claim, that documentation is the part that matters. Carriers respond to evidence, and evidence gathered before anything is touched is worth considerably more than evidence gathered after.
When to book one
Not every roof that has been through a storm has a claim worth filing, and not every worn roof needs replacing this year. Our inspectors will tell you when there is only minor damage or none at all, because filing a claim you do not need can cost you more than it recovers.
That is the same reason roughly 60% of the calls we get that begin with “I need a new roof” end as a repair. The inspection exists to find out which situation you are actually in.

Sometimes the honest answer is no. If there is only minor damage or none at all, filing can cost you more than it recovers. Our inspectors will tell you what we found and whether it warrants a claim, and we will document it either way so you can decide.
Age is a factor rather than a threshold. If your roof is nearing or past 20 years it is worth a look. So is any roof after a significant hail or wind event, or if you are seeing interior stains, mold or mildew.
Only where it is safe and appropriate to do so. Steep, fragile or newly installed surfaces get surveyed by drone instead, which also gives you better documentation than photos taken at an angle from a ladder.
