Does a commercial re-roof here need a windstorm certificate? +

Frequently yes. The windstorm rules define “construction” to include reroofing, and Galveston County sits inside the designated catastrophe area. Whether your particular scope triggers the certificate depends on the work, and we establish it before the tear-off rather than after.

What does the city require on equipment pads? +

League City writes it into the ordinance: pads at finished floor level, or base flood elevation plus 24 inches in flood zones, with windstorm uplift requirements of 100 pounds to Inland I standards using galvanised or stainless hardware. The ordinance uses TDI’s own zone terminology, which tells you how seriously the city takes it.

Who has to sign the permit application on a leased building? +

The city requires the signature of the owner or the space lessee on commercial remodels. On a multi-tenant building that is worth establishing on day one, because the person who calls a roofer is often not the person authorised to sign for the work.

What does a commercial permit cost? +

$150, with the city’s fee schedule stating that any work done without a permit is subject to double the permit cost. Contractors also register annually at $150 with a $250,000 insurance minimum naming the City of League City as certificate holder.

TPO or modified bitumen? +

It depends on what the roof has to survive. TPO is the default for most low-slope work here and the reflective surface earns its keep in this climate. Where a roof takes regular foot traffic or equipment service, a two-ply modified system buys redundancy that a single membrane does not. We will tell you which your building actually needs.

Can you re-cover instead of tearing off? +

Sometimes, and we take core samples to find out rather than guessing. If the insulation is wet or there are already multiple layers, a re-cover buys you a shorter life and a warranty nobody will honour. The cores tell us, and we show you the results.

Do you do maintenance rather than replacement? +

Yes, and on a low-slope roof it is usually the better value. Scheduled inspection, flashing and curb maintenance and prompt small repairs will defer a replacement by years at a fraction of the cost. We would rather have that contract than sell you a membrane before you need one.

How disruptive is the work? +

Less than most owners expect, if it is sequenced properly. We phase the roof in sections so the building keeps operating, and every day ends with a genuine watertight tie-in — which on this coast is not optional, because the afternoon storm does not care about the schedule.
