To have your roof replaced, the contractor must obtain a permit, and any roof replacement or recovering must comply with the currently adopted codes. No square-footage threshold is published.
That is a recent change, and it matters, because plenty of crews working this area are still operating on the old assumption. The Colony also has the broadest contractor registration language of any city nearby — all contractors working in the City of The Colony must be registered, at $75 a year. Where Irving and Frisco list trades that omit roofing, The Colony's all-contractors wording plainly covers roofers.
On storms, The Colony is badly underestimated. The data puts it essentially level with Frisco — 265 hail reports across 76 separate hail days within ten miles since 2010, against Frisco's 273 and 77. It also takes the largest verified hailstone within five miles of the three nearby cities we compared, at three and a half inches. On March 8, 2016 a National Weather Service survey crew confirmed an EF1 inside the city limits of The Colony that damaged six homes and several power lines.
The Colony's re-roof permit is also the cheapest of its neighbors at $50 for single family, with multifamily and commercial priced by area rather than flat.
