8 Maintenance Practices That Extend Your Roof’s Life

1. Schedule professional inspections at least once a year. Annual inspections by a qualified roofing contractor are the foundation of any effective maintenance program. A trained inspector can identify issues that aren’t visible from the ground or to an untrained eye — minor flashing separation, granule loss patterns that indicate shingle aging, small penetration leaks, compromised sealants around vents and chimneys. 2. Inspect after every significant storm. Hail, high winds, and severe weather events can cause damage that isn’t immediately obvious but creates vulnerability over time. After any significant storm, have your roof inspected promptly. 3. Keep gutters and downspouts clear and functional. Gutters exist to move water off your roof and away from your foundation. 5. Ensure proper attic ventilation. Attic ventilation is directly connected to roof longevity. Poor ventilation traps heat and moisture in the attic space, causing shingles to degrade from underneath, decking to warp, and mold to develop in insulation. In winter, inadequate ventilation contributes to ice dam formation. In summer, heat buildup accelerates the breakdown of asphalt shingles. Proper ventilation balances intake (at soffits) with exhaust (at the ridge or upper roof) to keep the attic close to outdoor temperatures and dry year-round.

6. Keep the roof surface clear of debris. Leaves, branches, and organic material that accumulate on roof surfaces hold moisture against roofing materials, accelerate granule breakdown on asphalt shingles, and can promote moss and algae growth. Flat and low-slope commercial roofs are especially susceptible — debris can block drains and create ponding water conditions. Clear debris after storms and as part of routine seasonal maintenance.

7. Monitor flashings, sealants, and penetrations. Flashings at chimneys, skylights, vents, HVAC curbs, and roof-to-wall intersections are among the most common failure points on any roof system. They’re metal or rubberized components that expand and contract with temperature changes, and their sealants degrade over time. A routine inspection will check every flashing and penetration point for separation, corrosion, or sealant failure — and address it before it becomes a leak source.

8. Choose quality materials from the start. When repair or replacement is needed, don’t let cost alone drive the decision on materials.
