Allen's median home was built in 2003. Those original roofs are past twenty now — and they have been through 4.50-inch hail in 2019 and a billion-dollar storm in 2023.

Everything off, so the decking is seen rather than assumed. On a 2003-vintage Allen house the sheathing is usually sound — but 'usually' is not a basis for a warranty, and the only way to know is to look.
Any rotten, delaminated or fastener-chewed sheathing replaced and photographed. Intake and exhaust balanced to the attic volume, which is the requirement most denied shingle warranty claims actually turn on.
Replaced rather than reused. Reusing flashing is the fastest way to shave a bid and the most reliable way to produce a leak in year three — and in a city that inspects from the ground, nobody but us will ever know which you got.
Synthetic underlayment, a proper starter course, and ridge and rake detailing built to the criteria Allen actually enforces — which we confirm with Building Inspections rather than assuming, since the city's published documents currently conflict.
CWD franchise containers only — third-party roll-offs are not permitted — with debris off site by the end of each work day or before forecast rain, and a fifteen-minute idling cap on equipment.
Deck, dry-in, valleys, flashing and fastening photographed before each is covered. Then the Final Installation Affidavit signed with our City of Allen registration number — signed knowing exactly what is underneath.
How many squares, how much decking is included, what happens if we find more, what flashing is replaced rather than reused, and what ventilation is specified. A surprise on a re-roof is almost always a scoping failure rather than a discovery.
Allen's 2024 code adoption took effect 26 September 2026 and several city documents still reference the 2021 IRC — including the roofing affidavit itself. Before detailing an exposed or steep roof we get the governing figures from Building Inspections rather than borrowing a neighbouring city's.
All three settled before a start date is promised. Twin Creeks, Suncreek, Watters Crossing and the rest run active architectural committees, and colour and profile sit outside what state law protects — so the HOA genuinely decides. We prepare the submittal.
Nothing opened wider than we can dry in the same day. Deck repairs photographed before they disappear, debris gone daily, manufacturer warranty registered, and the photographic file handed over — the only independent record that will exist.
Dimensional, UL Class A, with full manufacturer system warranties available. The default across the 2000s housing that makes up most of Allen, in colour ranges suited to the master-planned community palettes here.
UL 2218 Class 4, in a city that has taken softball-sized hail and sat at the centre of a billion-dollar disaster inside six years. Frequently eligible for a Texas carrier premium discount, which is worth pricing first.
Most Allen houses have at least one section under 2:12 — a porch, patio cover or addition — where a shingle will not hold. Those get a proper membrane flashed into the steep-slope field.
Written, on the installation. Where the city inspects from ground level and relies on the contractor's sworn affidavit, the continuity of that contractor is the whole safeguard — ours has run from the same building since 2019.
On qualifying systems installed to the published specification, including the ventilation requirement that most denied warranty claims hinge on.
We return and check sealant, flashing, boots and ridge from the roof itself — which is more than the city's inspection will involve.

Very likely worth an inspection. Allen's median build year is 2003, which means a large share of the city received its original builder-grade shingle at roughly the same moment — and those are now past twenty. Add 4.50-inch hail in March 2019 and a billion-dollar storm in May 2023 and most of those original roofs have a real question to answer. A free inspection sorts it into storm damage, end of life, or several good years left.
Start with the Allen roofing registration number — the city maintains an explicit "Roofer" class at $50 a year, separate from general contractor registration, and requires the number on the Final Installation Affidavit. Then ring the insurance carrier to confirm the certificate is live, verify manufacturer certifications with the manufacturer, and put the business address into a map. Texas licenses no roofers at state level, so those checks are the whole screen.
From ground level only. Nobody from Allen goes onto the roof, so the decking, underlayment, valley metal, starter course, fastener pattern and flashing are never physically examined. The city's safeguard is the sworn Final Installation Affidavit instead. That is why our photographic record at every stage matters here more than in most cities — it is the only evidence that will exist.
We do not publish one, because we could not verify it from a primary source. Allen's 2024 code adoption took effect 26 September 2026 and several city documents still reference the 2021 IRC, including the roofing affidavit. Rather than copy a neighbouring city's number we get Allen's current figure from Building Inspections in writing before detailing. A bidder quoting a confident Allen wind speed has not checked.
The installation is usually one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. The scheduling dependencies in Allen are the CWD franchise container and your HOA architectural approval — both of which we start before promising a date, so neither becomes the delay.
In most of Allen, yes. Twin Creeks, Suncreek, Watters Crossing, Bethany Lakes, Cottonwood Bend and the rest run active architectural committees, and colour and profile sit outside what Texas law protects — so the association genuinely decides what goes back on. We prepare the submittal with manufacturer product data and a colour sample and get it approved before tear-off, not after.
No. Allen permits only CWD franchise containers for construction debris, and requires debris off the site by the end of each work day or before forecast rain, whichever comes first. There is also a fifteen-minute idling cap on equipment. We book through the franchise and haul daily as standard.
We document the damage, meet the adjuster on the roof and supply the scope. What we will not do is promise you an approval or inflate a scope so your deductible disappears. In Allen the honest answer after a major event is often that the damage is genuinely there — but when a roof has simply reached end of life instead, we will say that rather than encouraging a claim that is not real.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
