Arlington is not a typical suburban roofing market. Industrial and distribution

The Great Southwest Industrial District plus the newer development along SH-360 and around Arlington Municipal Airport. These are enormous single-ply and built-up fields with relatively few penetrations, where the failure modes are ponding, seam integrity and perimeter uplift, and where a leak lands on racked inventory rather than on carpet. General Motors has assembled vehicles here since 1954 and remains the district’s largest landholder, which gives you a sense of how long some of this roof stock has been in service.

Retail and hospitality

The Parks Mall at Arlington with its 170-plus stores, the Arlington Highlands development on the I-20 corridor, and the hotel and restaurant build-out around the Entertainment District. Heavily penetrated roofs, constant HVAC and exhaust work, and no tolerance for closing during trading hours. Kitchen exhaust is the detail that drives system choice here — grease will degrade TPO, so PVC is frequently the correct specification.

Entertainment District

AT&T Stadium, Globe Life Field, Six Flags Over Texas, Hurricane Harbor, Texas Live! and the surrounding convention and hotel development. Large-format roofs with event-day access constraints that make scheduling as much of the job as the roofing.

Institutional

The University of Texas at Arlington — the city’s largest employer — plus Texas Health Resources facilities, school district campuses and churches. Long-horizon owners, real budget cycles, and work that generally has to happen in term breaks and out of hours.

Texas has led the United States in major hail events — one inch or larger — for ten consecutive years, with a record 1,123 events in 2023. Tarrant County’s anchor event is still the May 1995 Mayfest storm in Fort Worth, which produced softball-sized hail and around 400 injuries and remains one of the costliest hailstorms in Texas history.

Hail damage on a single-ply membrane is frequently not visible from the ground and does not leak immediately. It bruises the membrane and shortens its life, and it is far easier to get documented and paid for while the storm is recent. Systems we install and service

  • TPO — reflective, heat-welded seams, 20 to 25 year system warranties, Class 4 impact resistance at 60 mil in approved configurations. The default for most new industrial and retail work here.
  • EPDM — black synthetic rubber, extremely long service record and easy to repair. The right answer on roofs that are heavily penetrated and will keep being modified.
  • PVC — the specification wherever grease or chemical exhaust is present. Restaurants, food processing and commercial kitchens.
  • Modified bitumen and built-up — multi-ply asphalt systems, torch-down, self-adhered or hot-applied. Much of the older Great Southwest stock is on these, and a well-maintained one still has real life in it.
  • Standing seam metal — steeper commercial slopes, churches, schools and buildings where service life and appearance both matter.

  • Assessment. On the roof, with photographs and drone imagery, probing for saturated insulation and identifying what actually failed.
  • Written scope and price. System, details, schedule and number in writing. The price you are quoted is the price you pay.

Do you work in the Great Southwest Industrial District? +

How fast can you reach an active leak in Arlington? +

We run 24-hour emergency response. Arlington is a cross-metroplex drive from our Garland shop, so we will be straight with you: for an emergency our first job is to stop the water, and if a faster stop-gap is available to you we will say so rather than let a building flood while we are in traffic. For scheduled repair and replacement work the drive is not the constraint.

Can you schedule around our operations? +

Yes, and on most Arlington commercial work we have to. Distribution buildings run to a dock schedule, retail runs to trading hours, restaurants cannot lose a dinner service, and the Entertainment District has event days when access is simply not happening. Tell us the constraints at the walk-through and they go into the scope.

Which system should go on a warehouse roof? +

Usually TPO, and usually for three reasons: it is reflective, which matters on an acre of roof in a Texas summer; its seams are heat-welded rather than adhered; and at 60 mil in approved configurations it achieves Class 4 impact resistance, which your carrier may credit against premium. EPDM is the better answer on a heavily penetrated roof that will keep being modified, and PVC is the answer wherever grease or chemical exhaust is involved.

Can you repair it instead of replacing it? +

Most of the time, yes. The majority of commercial leaks originate at penetrations, seams, drains and flashings rather than in the field of the membrane, and those are repairs — typically $500 to $3,000 for a membrane patch depending on size and system. We recommend replacement when the insulation is saturated or the membrane is genuinely at end of life, and we show you the photographs either way.

Are you licensed and insured for commercial work? +

Yes — $2M general liability plus workers' compensation, and a 1-year workmanship warranty on every job on top of the manufacturer's system warranty. We will send certificates of insurance to your property manager, landlord or general contractor before we mobilise.
