Buda has the newest housing stock in Hays County — median year built 2012 — which means most Buda roof problems are repairs, not replacements, and a lot of Buda homeowners get told otherwise. The honest split matters here more than almost anywhere we work. A twelve-year-old roof with three failed pipe boots and a creased ridge is a repair. We will tell you when it is, and we will tell you when it genuinely is not.
Roof Experts is the roof repair partner Buda TX property owners trust. We bring DFW-quality crews and materials to every Buda project — TPO, EPDM, metal systems, and asphalt shingles. Water gets in one place and shows up somewhere else. We work backwards from the stain through penetrations, valley terminations, step flashing, wall tie-ins and nail pops before anyone suggests tearing anything off. On a Buda roof the answer is almost always a detail rather than the field.
On production-built roofs from the 2000s and 2010s the rubber collar on a plumbing vent boot is usually the first thing to fail — well before the shingles do. Replacing a handful of boots and resetting the penetrations can add years to a sound roof for a fraction of a replacement, and it is the single most common Buda repair we do.
A bruise fractures the shingle mat under an intact surface and shows up as a leak years later. We chalk what we find so you can see the pattern and judge it for yourself, and we tie it to a dated event — 9 May 2024, 22 May 2025 — rather than a vague reference to hail season.
A shingle that lifted and laid back down has a broken sealant strip and will take the next gust. We check the rake and ridge lines by hand and mark the creases so you can see exactly what we are calling before anything is replaced.
Dated photographs, a written scope in the order the work has to happen, and the storm date it ties to. The file is yours whether you use us for the repair or not. We do not file your claim and we do not tell you what your policy owes.
Tarp and dry-in to stop the water, then scope the permanent repair in daylight. Buda's work window runs to 9:00 p.m., so there is room to get a roof closed the same evening rather than leaving it open.
We photograph the damage, the visible deck condition and the areas that are fine. That last part is what keeps a repair a repair, and it is what most estimates leave out.
Repair, partial or replacement, with the reason for each. On a Buda roof the deciding factors are boot and flashing condition, whether the shingle mat is still flexible, and whether a storm actually did anything. A twelve-year-old roof usually passes all three.
Buda requires and prices a re-roof permit — $150 residential — so a covering replacement is permitted work here even though it is exempt in San Marcos. A small repair is a different thing, and we confirm with Development Services at (512) 312-0084 rather than assume in either direction.
Magnet sweep of the drive and beds, debris hauled, and a walk of the finished work with you. If the repair ties to a storm date, the closing photographs go into your file.
Buda's advantage on repairs is that most of its roofs are recent enough that the shingle line is still in production — which makes a genuinely invisible repair achievable here in a way it rarely is on a 1970s roof.
Vent boots, turbine and box vent flashings, and the step flashing at a wall tie-in are where production roofs leak first. A penetration audit across the whole roof usually costs less than a single sales-driven replacement and buys more years.
Valley metal, counterflashing, drip edge and chimney pans get replaced when they have failed. Sealant is a finish detail on a correctly built joint, never the joint itself.
Our labor on the area we repaired. If it leaks, we come back. That is the whole of it, and it is in writing before you sign anything.
Any shingle, underlayment or metal we install carries its own manufacturer warranty. We hand you the documentation rather than restating the manufacturer's terms as if they were ours.
Every repair leaves with a written scope of what was replaced and what was deliberately left alone. If a second opinion disagrees with us later, you have the document to argue from.

Maybe, but the base rates are against it in Buda. This is the newest housing stock in Hays County — median year built 2012, with nearly half the city built in the 2010s. Those roofs are mid-life. What we will do is get on the roof, photograph what is there, and show you. If there is real hail damage we will tie it to a dated event in the NOAA record. If there is not, we will tell you that and you will not owe us anything for the honesty.
For a full covering replacement, yes — Buda is the one Hays County city where that is unambiguous, and the permit is explicitly priced at $150 residential. A small repair is a narrower question and we confirm it with Development Services at (512) 312-0084 for your specific job rather than guessing. It matters because Buda charges a flat $750 per trade and permit for starting work that needed one without it.
Three things decide it. Boot and flashing condition — if the shingles are sound and the penetrations are not, that is a repair and a cheap one. Mat condition — if lifting a shingle breaks its neighbors, the repair keeps growing. And storm damage — real, dated, photographable hail or wind damage across the field is a different conversation from a leak at one pipe. On a Buda roof the first case is by far the most common.
Yes. Hail does not care how new the roof is. Hays County recorded three-inch hail on 9 May 2024 — south of Dripping Springs and at San Marcos Academy — and baseball-size stones at Uhland on 22 May 2025, just east of Buda. A bruise on a ten-year-old roof is just as real as one on a thirty-year-old roof. The difference is that the younger roof is usually worth repairing properly rather than replacing.
April, then May. Across eleven years Hays County recorded twelve hail days in April and seven in May — 70% of them in those two months — plus four in March, two in June and one each in January and December. There were no hail days at all in February or from July through November. And two of the eleven years, 2018 and 2022, had no severe hail day whatsoever, so nobody should sell you an annual cadence that the record does not support.
Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.
7:00 a.m. to 9:00 p.m. under Sec. 14.04.004 — and not on Christmas, New Year's Day or Thanksgiving without a permit, because Buda is the only city in the county with a named-holiday construction ban. The general noise table at Sec. 14.04.003 also sets 63 decibels daytime in a residential zone, and whether permitted-hours construction is exempt from it is not clear from the published code, so we keep compressors away from property lines as a matter of course.
We document thoroughly — dated photographs, a written scope, the storm date it ties to — and we will be on the roof while your adjuster is, so you are both looking at the same damage at the same time. We do not file the claim, negotiate with your carrier or tell you what your policy owes. That is between you and your adjuster, and a roofer who says otherwise is doing you no favors.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
