Roof Replacement in Carrollton, Texas

Roof Replacement Carrollton TX

Two adjacent cities on the same 2024 code print different wind speeds — Farmers Branch 105, Addison 115. Carrollton has published neither. So we ask the city rather than guess, and we tell you that is what we are doing.

Roof replacement for Carrollton homeowners

"It would be easy to print 115 mph on this page and nobody would check. Farmers Branch next door says 105 on the same code edition. Being confident about a number you cannot source is not expertise, it is guessing with better posture."Roof Experts — 601 N 1st St, Garland TX

check

Full tear-off to the deck

Everything off, so the decking is seen rather than assumed. On a Woodlake or Rollingwood Estates house from the late 1960s the sheathing has already taken two tear-offs worth of fastener damage.

home

Decking repair and ventilation

Rotten, delaminated or fastener-chewed sheathing replaced and photographed, sound sheathing kept. Intake and exhaust balanced to the attic volume — the requirement most denied shingle warranty claims actually turn on.

code

New flashing, valleys, boots and vents

Replaced rather than reused. Reusing flashing is the fastest way to shave a bid and the most reliable way to produce a leak in year three, and it is invisible from the ground either way.

doc

Criteria confirmed with the city, not assumed

Carrollton's amendments to the 2024 IRC are unpublished and its own code table carries a date contradiction. On an exposed or steep roof we get the governing figures from Building Inspection in writing before detailing.

file

HOA submittal prepared and carried

Castle Hills and the Indian Creek villages run active architectural committees, and colour and profile sit outside what state law protects. We prepare the submittal with product data and a colour sample and get it approved before tear-off.

clock

A timeline built on six working days

Sunday, six named holidays and the Friday after Thanksgiving are out entirely. A job that slips on Friday cannot be recovered on Sunday here, so we quote the real schedule up front.

Our process

Four steps from first call to finished.

01

Deck walk, attic look, county check

How much decking is included, what happens if we find more, what flashing is being replaced rather than reused, what ventilation is specified — and which county your parcel sits in, because that determines the storm record behind any insurance conversation.

02

Governing criteria confirmed in writing

Rather than copy Farmers Branch's 105 mph or Addison's 115, we ask Carrollton Building Inspection what actually applies. It takes a phone call and it is the difference between a roof detailed correctly and one detailed to a neighbouring city's rulebook.

03

HOA approval, then a six-day programme

Architectural submittal approved before tear-off, and a schedule that accounts honestly for the Sunday and holiday ban rather than one that quietly assumes seven days of availability.

04

Tear-off, dry-in, inspection, warranty, file

Nothing opened wider than we can dry in the same day. Deck repairs photographed before they disappear, inspection passed, manufacturer warranty registered including ventilation compliance, and the photographic record handed over.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Modified bitumen and single-ply
Low slope sections

Modified bitumen and single-ply

Most Carrollton houses have at least one section under 2:12 — a porch, patio cover or addition — where a shingle will not hold. Those get a proper membrane flashed into the steep-slope field.

5yr

Workmanship warranty

Written, on the installation. A workmanship warranty is worth exactly the continuity of the company behind it — ours has run from the same building since 2019.

30+yr

Manufacturer system warranty

On qualifying systems installed to the published specification, including the ventilation requirement most denied warranty claims hinge on.

Roof Replacement Carrollton TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

What wind speed will my roof be built to? +

We confirm it with Carrollton Building Inspection before detailing, rather than printing a number. The city adopted the 2024 IRC by Ordinance 4265 on 8 July 2025, but its local amendments are not published in verifiable form and its own code table carries an internal date contradiction. Farmers Branch, adjacent and on the same 2024 code, publishes 105 mph at Exposure C. Addison, also on the 2024 code, publishes 115. Two neighbours, two numbers — so a guess here is a coin flip.

How long does a replacement take? +

Most single-family replacements are a one- or two-day tear-off and install, with the roof dried in the same day it is opened. The reason we quote carefully in Carrollton is the Sunday and holiday ban — a job that slips on a Friday cannot be recovered on Sunday, so the honest timeline is built on a six-day week from the start.

Why tear off rather than shingle over? +

Because the deck is the question. Woodlake dates to 1966-1974, Rollingwood Estates to 1968, Rosemeade to 1970 — much of Carrollton's housing is on a second or third covering, with sheathing that has taken repeated fastener damage. An overlay hides that from you, from us and from the inspector, adds weight and shortens the life of the new roof.

Do I need HOA approval? +

Very likely, particularly in Castle Hills and the Indian Creek villages. Carrollton runs a neighbourhood association registration programme but does not publish the list, so your association's own covenants are the authority. Texas law limits what an HOA can outright ban on certain roofing products but does not reach deed restrictions on colour and profile — so the committee genuinely decides. We prepare and carry the submittal.

Which county's storm record applies to my claim? +

Check the parcel first. Carrollton spans Collin, Dallas and Denton, and the large subdivisions — Woodlake, Indian Creek, Castle Hills, Rosemeade, Oak Hills, Carillon Hills — mostly code to Denton, as does 75007. Denton County logged 84 hail days between 2015 and 2025 against Dallas County's 66, including a 5.90-inch stone near Sanger in June 2023. Arguing a Denton-side claim from Dallas County dates is a real problem.

What about my patio cover or porch roof? +

It gets the right product. Most Carrollton houses have at least one section below about 2:12 where an asphalt shingle will not hold, and those need a proper low-slope membrane flashed into the shingle field. It is one of the most common failure points on a cheap re-roof, because doing it right costs money nobody sees from the street.

Can you work Sunday to finish faster? +

No, and anyone who says they can has not read the ordinance. Carrollton prohibits construction equipment operating within 1,000 feet of any residence at any time on a Sunday, plus New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, the Friday after Thanksgiving and Christmas Day.

Will you handle the insurance claim? +

We document the damage, meet the adjuster on the roof and supply the scope — against the correct county's storm record. What we will not do is promise an approval or inflate a scope so your deductible disappears. On a 1970s Carrollton roof the honest answer is sometimes ordinary end-of-life replacement rather than a claim, and we will say so.

Need this service? We can be there.

Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
