Roof Repair Conroe TX

Nearly a third of Conroe was built in the 2010s — 13,489 homes, seven to sixteen years old. Those roofs are not replacement candidates and we will not pretend otherwise. What they are is a repair, storm-claim and warranty market: failed boots, lifted rake courses, a slope hit by a wind event, or an installation defect still inside a manufacturer warranty. Getting that diagnosis right is worth more to you than any roof we could sell.

drop

Leak tracing

Water gets in one place and shows up somewhere else. We work backwards from the stain through penetrations, valley terminations, step flashing, wall tie-ins and nail pops before anyone suggests tearing anything off. On a roof under twenty years old the answer is almost always a detail.

check

Builder-defect diagnosis

High nails, overdriven nails, a missing or reversed starter course, underlayment lapped the wrong way, drip edge omitted at the rake. With 13,489 Conroe homes built in the 2010s, these are the failures we see most — and naming the defect matters, because a roof still inside a material warranty may be somebody else's problem to fix.

Wind-lifted and creased shingles

Montgomery County records more than twice as many damaging-wind days as hail days, with a real winter frontal season on top of the spring one. A shingle that lifted and laid back down has a broken sealant strip and will take the next gust. We check the rake and ridge lines by hand and mark what we find.

shield

Hail assessment, honestly scaled

Montgomery County has never recorded a hailstone over 1.75 inches in eleven years and runs about a third of Harris County's hail-day rate. That does not mean your roof has no hail damage — it means a hail claim here should rest on photographs of your roof, not on a headline about a Houston storm.

badge

Insurance and documentation, since the city checks neither

Conroe registers no roofing contractors and requires no permit for a straight re-roof, so nobody official ever sees the contractor or the work. We bring a current certificate of insurance, a written scope, and photographs — the checks the city does not perform.

file

Claim documentation you keep

Dated photographs, a written scope in the order the work has to happen, and the storm date it ties to. That file is yours whether you use us for the repair or not. We do not file your claim and we do not tell you what your policy owes.

Our process

Four steps from first call to finished.

01

Somebody gets on the roof

We photograph the damage, the visible deck condition and the areas that are fine — that last part is what keeps a repair a repair, and it is what most estimates leave out.

02

Defect, damage, or neither

The first Conroe question on a young roof is whether we are looking at storm damage, at how the roof was built, or at nothing much. We will tell you which, including when the answer means we do not get the job.

03

Permit position stated plainly

Conroe's published position is that a re-roof needs no permit provided structural sheathing and rafters do not need replacing — and a repair sits comfortably inside that. If your job grows into decking or rafter replacement, that changes and we pull one. We will not invent a permit fee where none exists.

04

Repair, clean, document

Debris out in a contractor-supplied container, because Conroe excludes construction debris from city collection. Magnet sweep of the drive and beds, a walk of the finished work with you, and the photographic record.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Matching architectural asphalt
Most Conroe repairs

Matching architectural asphalt

Conroe's advantage on repairs is that most roofs here are recent enough that the shingle line is still in production, which makes a genuinely well-matched repair achievable in a way it is not on older stock elsewhere.

Boots, starter course and edge metal
The common failures

Boots, starter course and edge metal

On production roofs from the 2000s and 2010s the three things that fail first are the plumbing vent boot, a missing starter course at the rake, and drip edge that was never installed. Correcting all three across the roof usually costs a fraction of a replacement and buys real years.

Boots sized to the pipe rather than stretched over itStarter course added at eave and rake where it was omittedDrip edge installed where the original build left it off
New metal, not sealant
Metal and flashing

New metal, not sealant

Valley metal, counterflashing, drip edge and chimney pans get replaced when they have failed. Sealant is a finish detail on a correctly built joint, never the joint itself.

Counterflashing reglet-cut or properly lapped, not face-nailedValley metal replaced full length instead of spliced at the damageStep flashing rebuilt at wall tie-ins rather than sealed over

Workmanship on the repair

Our labor on the area we repaired. If it leaks, we come back. That is the whole of it, and it is in writing before you sign anything.

Mfr.yr

Material warranty in your name

Any shingle, underlayment or metal we install carries its own manufacturer warranty. We hand you the documentation rather than restating the manufacturer's terms as if they were ours.

Writtenyr

A scope you can hold us to

Every repair leaves with a written scope of what was replaced and what was deliberately left alone. In a city with no permit and no inspection on a re-roof, that document is the record.

Roof Repair Conroe TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

My house is nine years old and the roof leaks. Is that normal? +

Common in Conroe, and it is almost never wear. Nearly a third of the city was built in the 2010s, and a nine-year-old asphalt roof has not aged out of anything. What fails at that point is workmanship — nail placement, a missing or reversed starter course, underlayment lapped the wrong way, drip edge omitted at the rake, a boot stretched over an oversized pipe. We diagnose by name, because if it is a defect you may have a claim against the builder or the shingle manufacturer that costs you nothing.

Do I need a permit for a roof repair? +

No. Conroe's published position is that re-roofing a house does not require a permit providing the structural sheathing and roof rafters do not need replacing, and a repair sits well inside that. If the work grows into decking or rafter replacement, the exemption no longer applies and we pull the permit. Worth knowing: the city charges a $2,000 investigation fee where permitted work is started without a permit, so this is not a line to be casual about.

Should I repair or replace? +

In Conroe, repair is more often the right answer than the industry average would suggest, because the housing is young. The deciding factors are mat condition — if lifting one shingle breaks its neighbors, a repair keeps growing; decking; and whether a storm actually did something across the field rather than at one detail. On a 2014 roof with three failed boots, that is a repair, and anyone telling you otherwise should be asked to show you photographs.

Is hail the problem here? +

Less than people assume. Montgomery County recorded 18 distinct hail days across eleven years — about 1.6 a year, roughly a third of Harris County's rate — and has never logged a stone larger than 1.75 inches in that period. Wind is the bigger story: 38 thunderstorm-wind days over the same span, with a real winter frontal season on top of the spring one. January produces more wind reports here than June does.

Was there a storm that would explain my damage? +

Possibly, and we will tie it to a date if we can. The most recent notable Conroe event in the record is 26 May 2025, when a line of thunderstorms moved through and broadcast media reported damage to a Conroe restaurant, with photos showing partial roof loss. Earlier, quarter-size hail was logged near I-45 and Highway 105 and at Conroe High School on 24 March 2017. If we cannot connect your damage to a dated event, we will say so rather than invent one for a claim.

A limb came down on the roof. What first? +

Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.

How do I know the repair was done right if nobody inspects it? +

By what you are left holding. Conroe requires no permit for a straight re-roof and registers no roofing contractors, so no public authority ever sees the work. We photograph the damage before, the substrate while it is open, and the finished repair, and we hand you a written scope listing what was replaced and what was deliberately left alone. The city's own FAQ makes the same point from the other direction: be leery of the contractor who cannot produce his paperwork.

Will you work with my insurance company? +

We document thoroughly — dated photographs, a written scope, the storm date it ties to — and we will be on the roof while your adjuster is, so you are both looking at the same damage at the same time. We do not file the claim, negotiate with your carrier or tell you what your policy owes. That is between you and your adjuster, and a roofer who says otherwise is doing you no favors.
