"On a pre-war Dallas house the leak is almost never where the stain is. Water runs along the gap between two 1x6 boards, down a cut rafter, across a duct, and drops somewhere else entirely. Patching the ceiling side of that is how a roof gets 'repaired' three times."Roof Experts — 601 N 1st St, Garland TX

Leak diagnosis on old decking

Board decking with gaps between the boards gives water a highway. On the pre-war housing that makes up a large share of this city, tracing the actual entry point from the attic matters more than anything we could see from the shingle side.

landmark

Slate and tile repair

Slipped, cracked and missing slates, broken clay and cement tile, and the flashing details around them. Real slate is repairable by someone who knows how to walk it; it is destroyed by someone who does not.

code

Chimney and masonry flashing

Dallas's older housing has a lot of masonry chimneys, and counterflashing bedded into a mortar joint that has since failed is one of the most common leak sources we find. Re-bedding it in sealant is a twelve-month fix; cutting a proper reglet is not.

Pipe boots, vents and penetrations

Cracked rubber pipe-boot collars are the most common single leak source on any Dallas house of any era, because the collar fails years before the shingle around it does. Replaced, not caulked.

Emergency tarping and storm response

Same-day tarping on an active leak across the Dallas market. Dallas County peaks for hail in April with a real September cluster, and after a big event the difference between contractors is who actually answers.

Repair-or-replace assessment, in writing

With photographs, and including the version where the answer is that the roof is fine and to call us in a few years. On a pre-war roof on its fourth covering, a repair is sometimes just an expensive delay — and we will say so.

Our process

Four steps from first call to finished.

01

Trace the water, do not chase the stain

From the attic and from the roof. On board decking the entry point and the drip point can be two slopes apart, which is why a repair that was already done once frequently did not hold. We find the source before quoting.

02

Check the historic status before touching anything

In one of Dallas's 21 Landmark Historic Districts, exterior work goes through Certificate of Appropriateness review. In one of the 17 Conservation Districts it does not. On a repair that distinction decides whether you are waiting on a commission calendar or starting this week.

03

Nothing gets covered before it is inspected

Dallas charges $200 per trade for concealment — work buried before an inspector could see it. Beyond the fee, a repair whose decking and flashing nobody documented is a repair you cannot prove was done. We photograph everything at the open stage.

04

Fixed, documented, and cleaned up properly

Before-and-after photographs, debris hauled, and a magnet run over the drive and lawn. Repairs are small jobs, which is precisely why they are where the cheap operators cut corners.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Pipe boot replacement
Most common fix

Pipe boot replacement

The rubber collar on a plumbing vent boot hardens and splits long before the shingles around it fail, which makes it the most frequent leak source we find in this city regardless of the age of the house.

Masonry chimney flashing
Old Dallas

Masonry chimney flashing

Counterflashing bedded into a failed mortar joint is the classic pre-war Dallas leak. A proper repair means cutting a reglet and re-bedding, not running a bead of sealant along the old joint and hoping.

Slate and tile repair

Slate and tile repair

Slipped and broken slates and cracked clay or cement tile, repaired in kind where the material is still obtainable. Walking a slate roof badly does more damage than the original problem, which is why this is not general roofing work.

Roof Repair Dallas TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

The stain is over my hallway. Is the leak there? +

On an older Dallas house, usually not. Pre-war decking is typically 1x6 boards with gaps between them, so water entering at a failed boot or a chimney flashing runs along the underside of the deck, down a rafter and across ductwork before it drops. The stain and the entry point can be two slopes apart. That is why a roof gets 'repaired' three times without the leak stopping.

Do I need approval to repair a roof in a historic district? +

If you are in one of Dallas's 21 Landmark Historic Districts, exterior work goes through Certificate of Appropriateness review before it happens — which affects repairs, not just replacements. If you are in one of the 17 Conservation Districts, a re-roof does not require a Certificate of Appropriateness. We confirm which regime applies to your address before we schedule anything, because it is the difference between starting this week and waiting on a commission calendar.

Can you repair a slate roof? +

Yes, and it is a genuinely different trade. Slipped and broken slates are repairable in kind where the material can still be obtained or salvaged, and a cracked clay or cement tile can be swapped without disturbing the field. The risk on a slate roof is the access — a crew that does not know how to walk one will break more than it fixes. This is not general roofing work and we do not treat it as such.

What is the $200 concealment fee? +

Dallas charges $200 per trade where work is covered up before it has been inspected. On a roof that means decking and underlayment buried under shingles the inspector never saw. Beyond the money, an uninspected repair is one you cannot prove was done properly — which matters at resale and on a future claim. We photograph everything at the open stage as a matter of course.

Should I repair or replace? +

It depends on the remaining life of the roof, not on the size of the leak. Dallas has 56,870 homes built before 1950, and a great many of them are on a fourth roof covering — repairing one of those buys a delay rather than a fix. We give you the answer in writing with photographs, and when the honest answer is that a repair is genuinely the right call, that is what we say.

How do I know if hail damaged my roof? +

You generally cannot see it from the ground. Hail fractures the fibreglass mat beneath the surface granules, so the shingle looks intact, sheds water for another year or two, and then fails early in a pattern that no longer clearly points back to a storm date. Dallas County logs 66 hail days a decade, peaking in April with a real September cluster. If your roof was up during a known event and nobody has looked since, it is worth an inspection.

Will the repair match? +

We try hard and we tell you honestly when we cannot. Shingle lines get discontinued and existing shingles weather, so a repair on an older roof is often visible even with the correct product. On a street-facing slope that sometimes changes the repair-versus-replace maths, and it is a conversation worth having before the work rather than after.

Do you charge to come look? +

No. And that includes the version where we look, find nothing wrong, and tell you to call us in a few years. A company that has never once given a homeowner that answer is not inspecting roofs, it is prospecting them.
