Residential Roofing Contractor Richmond TX

There are two Richmonds and they need different roofers. The City of Richmond has about 5,000 housing units, a median build year of 1984, and nearly half its homes built before 1980 — old roofs, often landlord-owned, inside a city with a 2024 building code. The far larger Richmond, the one with the master-planned communities, is unincorporated Fort Bend County where there is no residential building code, no permit and no inspection at all. We tell you which one you are in before we quote.

Address checked against the city limits

Aliana, Harvest Green, Long Meadow Farms, Lakes of Bella Terra, Grand Mission Estates, Candela, Veranda, Trillium and Indigo all carry Richmond addresses and sit outside the city. Inside the limits there is a permit and an inspection. Outside them there is neither, and the contractor is the only quality control there is.

home

Full tear-off and deck inspection

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. On a 1972 Richmond house that has been re-roofed twice, the deck has not been seen since the house went up — and in the county there will be no inspector to look at it either.

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal rather than sealant over old metal, and ventilation calculated rather than inherited. On a 1970s roof the ventilation was rarely adequate to begin with.

Built to code where nobody is checking

In unincorporated Fort Bend County no building code applies to a single-family roof. We build to code anyway and photograph the work as it goes on, because on those addresses the photographs are the only record that will ever exist.

Historic core, checked with the city

Richmond is one of the oldest towns in Texas and has a genuine historic core. We confirm with the city whether your address sits in a designated district before choosing a material, because state law's limits on municipal material restrictions carry an express exemption for historically designated buildings and districts.

Debris hauled properly

Beds, AC units and drives covered before the first shingle moves, the tear-off hauled to a private construction and demolition facility rather than your curb, and two magnet sweeps of the drive, yard and street at the end.

Our process

Four steps from first call to finished.

01

Jurisdiction, then the roof

We establish whether your address is inside the City of Richmond or in unincorporated Fort Bend County, then measure squares, pitch, penetration count, visible deck condition and existing ventilation, with photographs.

02

Material and color chosen

Shingle line, starter, ridge, underlayment and metal. In a master-planned community the covenant usually governs color and profile, and in the city's historic core the city may. We check whichever applies before ordering.

03

Permit where a permit exists

Inside the city we confirm the permit requirement, the current fee and the registration terms with the building department at (281) 342-5456 — the city has added contractor registration to its code and we would rather confirm the terms than guess them. Outside the city there is nothing to pull, and we will say so rather than adding a line.

04

Tear off, dry in, finish, document

Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, and a walk-through with you, plus the photographic record.

Laminated asphalt covers nearly every roof here, in the old city and the new communities alike. The upgrade that matters is the assembly — a full starter course at eave and rake, matching hip-and-ridge, edge metal, and ventilation calculated rather than inherited.

Class 4 impact-resistant systems

Fort Bend County's largest recorded stone in eleven years is 2.75 inches at Needville in March 2024, and Richmond appears by name in three hail records. Class 4 is a laboratory impact rating that many carriers discount; we will explain what it is and is not and quote both ways.

Older city homes

Standing seam and designer profiles

Nearly half the housing inside the city limits predates 1980, and 634 homes date to the 1960s. Those roofs are cut up, sometimes steep, and frequently carry low-slope porch runs that keep failing in asphalt. Metal solves those sections.

Residential Roofing Contractor Richmond TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Do I need a permit to re-roof my Richmond home? +

It depends entirely on whether you are inside the city limits, and most Richmond addresses are not. The City of Richmond has a building department running the 2024 codes, and we confirm the permit requirement and fee with them at (281) 342-5456. If your home is in unincorporated Fort Bend County — which covers Aliana, Harvest Green, Long Meadow Farms, Lakes of Bella Terra, Grand Mission Estates, Veranda and the rest of the master-planned communities — there is no county residential building code and no roofing permit at all.

How do I find out which one I am in? +

Ask us and we will check, because it is not obvious from a mailing address. The City of Richmond holds about 5,063 housing units; Fort Bend County has a population approaching 900,000. Almost all of the recent growth carrying a Richmond address happened outside the corporate limits. If a roofer quotes you a city permit fee without having established which jurisdiction you are in, that is a question worth asking them.

If there is no permit and no inspection, what protects me? +

Your contract, your documentation and your choice of contractor. Fort Bend County Engineering states plainly that the county has not adopted building codes for single-family residential construction, so on an unincorporated address nobody official ever sees the work. We build to code voluntarily and photograph the open deck, the underlayment and every penetration, and we hand you the file. Ask any other bidder what record you will be holding at the end.

Is my roof old enough to replace? +

Inside the city limits, very likely. The median home there was built in 1984, 46.5% of the housing predates 1980, and 634 homes date to the 1960s — those roofs are long past a twenty-to-twenty-five-year asphalt service life. In the master-planned communities outside the city the picture is completely different: those are mostly recent builds where the honest case for a new roof is storm damage or a builder defect, not age.

Does the city register roofers? +

Richmond has amended its building code to include contractor registration — the city announced it publicly. We could not retrieve the terms from the city's website, so we will not tell you the fee, the covered trades, the insurance minimums or the renewal period from guesswork. We confirm those with the building department for each job, and we bring a current certificate of liability insurance regardless of what the rules turn out to require.

How much storm damage does Richmond get? +

Fort Bend County recorded 12 distinct hail days and 25 damaging-wind days across 2015 to 2025, with the largest stone 2.75 inches at Needville in March 2024. Richmond appears by name in hail records for April 2015, August 2015 and April 2023, and in a January 2020 damaging-wind record. Wind outnumbers hail roughly two to one in this county, which is worth knowing when you are deciding what kind of damage to look for.

What about Hurricane Beryl? +

It is missing from the federal record and it was not missing from the county. We queried the storm database directly: Fort Bend, Galveston and Brazoria counties have zero storm event records of any type for July 2024, and the entire Houston/Galveston forecast office logged none. Fort Bend County nevertheless collected around 550,000 cubic yards of storm debris afterwards. If your damage dates from Beryl, it gets documented from your roof, not from a dataset that does not contain the storm.

My house is in the historic part of town. Does that matter? +

It might, and we check rather than assume. Richmond is the Fort Bend County seat and one of Texas's oldest towns with a genuine historic core, but we could not verify the name, boundaries or designation status of a local historic district from published sources. The reason it matters is specific: Texas law generally limits how far a city can restrict code-approved roofing materials, but it expressly exempts historically designated buildings and districts from that limit. So a designated district can lawfully control your shingle where the rest of the city cannot.
