Roof Replacement — Tomball, Texas

Roof Replacement Tomball TX

Tomball is really two roofing markets sharing a city limit. 2,457 homes — 44% of the city — were built in 1989 or earlier, including 699 from 1949 or before, concentrated in Old Town. Those are decking, ventilation and framing jobs. Separately, 806 homes built between 2000 and 2009 are entering their first replacement window right now. We quote the roof in front of us, against the design numbers the city actually publishes.

Full tear-off to the deck

Everything comes off. On a 1985 Tomball house that has been re-roofed twice, or a 1946 Old Town house with original plank decking, the substrate is the whole question — and it is not answerable without opening it.

code

Built to Tomball's own design table

110 mph ultimate design wind speed, ground snow zero, seismic A, weathering negligible, frost line depth six inches, termite very heavy, decay slight to moderate, no ice barrier required. We fasten and detail to those published values rather than to a metro-wide guess.

check

Decking inspected and counted

Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they leave and the replacement count goes on the invoice — never a lump-sum allowance written before the roof was open.

shield

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal, and ventilation calculated rather than inherited. We install the membrane because it is good practice, and we will tell you plainly that Tomball's table does not require it.

badge

Insurance filed, permit pulled

The liability certificate goes to the city for the duration of the permit, as the code requires of whoever actually performs the work. Then the $75 residential roofing permit, with plan review at half the associated building permit cost. Nothing starts before issuance — the fee doubles and the court fine list carries $281.

truck

Debris and site protection

Beds, AC units and drives covered before the first shingle moves, the container routed properly under the city's collection rules, and two magnet sweeps of the drive, yard and street at the end.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Specification against published numbers

Shingle line, starter, ridge, underlayment, ventilation and metal, with the fastening schedule written to the city's 110 mph figure and the manufacturer's high-wind requirements, whichever is stricter.

03

Insurance and permit before scheduling

Certificate filed, $75 residential roofing permit pulled, plan review at half the associated building permit cost. We confirm the currently effective fee figures with the Building Division, because Tomball's master fee schedule turns over with the fiscal year.

04

Tear off, dry in, finish, walk it

Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, the inspection, and a walk-through with you before the truck leaves.

Roof types we work on

Architectural asphalt shingle

Laminated asphalt covers nearly every roof here. Against a published 110 mph design figure, the things that decide the outcome are the fastening pattern, a full starter course at eave and rake, and edge metal that is actually installed — not the brand on the wrapper.

Class 4 impact-resistant systems

The largest stone in the eleven-year Harris County record fell just south of Tomball. Class 4 is a laboratory impact rating that many carriers discount, and we will explain what it is and is not, then quote the roof both ways so the premium is visible.

Old Town and pre-war homes

Designer profiles and standing seam

699 Tomball homes date to 1949 or earlier, with steep cut-up rooflines and original decking. Designer profiles suit them visually; standing seam solves the low-slope porch runs and additions that keep failing in asphalt on houses of that age.

Workmanship

Five years on our labor for a full replacement, written and specific about what it covers, handed over at the end of the job rather than promised on a doorstep.

Mfr.yr

Manufacturer system warranty

Install a complete manufacturer system — starter, field, ridge and underlayment from one line — and the manufacturer's system warranty applies in your name, with the registration and documentation handed to you.

Doc.yr

A permanent file on your roof

Open-deck photographs, the sheathing replacement count, the products installed and the permit. When you sell, that file is what an inspector asks for — and on an Old Town house it may be the only record of what is under the shingles.

Roof Replacement Tomball TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

What does a replacement permit cost in Tomball? +

$75.00 for a residential roofing permit, re-roof only — Tomball publishes a dedicated roofing category, which several neighboring jurisdictions do not. Plan review runs at half the cost of the associated building permit. Because the master fee schedule turns over with the fiscal year, we confirm the currently effective amount with the Building Division before it goes on your contract rather than quoting a figure that may have moved.

What wind speed will my new roof be built to? +

110 mph ultimate design wind speed, published by the city in its completed design-criteria table at Code Sec. 10-2(e). That is a real advantage over several neighbors: Houston publishes no citywide number and requires a per-address ASCE 7 lookup, Humble's figure comes from a permit form rather than an ordinance, and unincorporated areas nearby have no adopted figure at all. On your roof the number shows up in the nailing pattern, the starter course and the edge metal.

Is ice barrier required? +

No. Tomball's table says Ice Shield Underlay Required — No, in as many words. We still install self-adhering membrane at valleys, eaves and penetrations because it is where water actually gets in on a Gulf Coast roof, and we will quote it as the upgrade it is. Any bidder calling it a code requirement in Tomball has not read the city's own adopted table.

Is my house old enough to need replacing? +

Tomball divides neatly in two on this. 44.2% of the city was built in 1989 or earlier — those roofs are thirty-seven years and up, past two full asphalt cycles, and 699 of them date to 1949 or before in and around Old Town. The other group worth flagging is the 806 homes built between 2000 and 2009, now seventeen to twenty-six years old and entering their first replacement window. The 1990s cohort, 839 homes, is almost entirely on a second roof already.

What should I expect under the shingles on an Old Town house? +

Possibly plank decking of varying board width, possibly more than one previous covering, and framing that predates any modern fastening standard. That is a different job from a 1990s subdivision roof and we price it that way — with a stated decking allowance, photographs of every bad board before it leaves, and the actual count billed rather than a guess made from the driveway.

Who has to carry insurance? +

Whoever actually does the work. Tomball does not register contractors; instead its code requires the person or entity that will actually perform the work covered by a permit to file evidence of comprehensive general liability insurance with the city, from a Texas-admitted carrier, for the duration of the permit, with certificates providing thirty days' advance notice before the insurance is canceled, reduced or changed. The obligation cannot be passed to a middleman.

What if the work starts before the permit? +

The fee doubles, per both the ordinance and the fee schedule, and the municipal court fine list carries $281.00 for a no-building-permit ordinance violation. On a $75 permit the doubling is trivial, which is exactly why there is no sensible reason to skip it — and a bidder who suggests otherwise is telling you something about how they work.

How long does a replacement take? +

Most single-family tear-offs are one day, occasionally two on a steep cut-up roof or where decking replacement runs heavy — which on an Old Town house it often does. The permit is straightforward here, so the calendar variable is usually material lead time and crew availability rather than paperwork.
