What we cover

If your roof can fail, we can fix it.

Two warranties cover a roof, and they cover different things. One covers the material, one covers the installation, and most roofs that fail early fail on the second. This page explains both plainly, so you know what you have and what to ask any contractor for.


The two layers

Material, and installation.

Manufacturer material warranty

Covers the product itself if it fails prematurely. Residential material warranties run from 30 years to lifetime depending on what you choose, across GAF, Owens Corning, CertainTeed, IKO and Atlas — some systems reach 50 years.

On commercial, NDL warranties are available up to 20 years on approved systems. It does not cover a bad install.

Roof Experts workmanship warranty

Covers our installation. Five years on residential replacements, two years on commercial replacements, and one year on repairs. If work of ours fails inside its term, we come back and put it right at no charge.

This is the layer that matters most in practice, because installation is where most early failures actually come from.

Certification is what unlocks the long warranties.

The longest manufacturer tiers are not available to everyone. They require a certified installer, and the same material fitted by an uncertified contractor simply does not carry the same paper.

That is worth asking about, and not only of us. Ask any contractor you are considering which manufacturers they are certified for, and ask to see the actual warranty document rather than being told about it.

Keeping it

Warranties can be lost.

Two things void coverage more often than anything else. The first is lapsed inspection — most manufacturer warranties require documented periodic inspection to stay in force, which is part of why maintenance programs exist and why our replacements include the first year of bi-annual inspections.

The second is later repair work by someone not certified on that system. A cheap repair by an unqualified contractor can cost you a warranty worth many times what the repair saved. If you have coverage, tell us the manufacturer and term before we scope anything and we will work inside it.

At completion we submit the registration and hand you a copy. If you are not given warranty paperwork by a contractor, you should assume you do not have the warranty.

What is the difference between a manufacturer warranty and a workmanship warranty? +

The manufacturer warranty covers the material — if the shingle or membrane itself fails prematurely, the manufacturer stands behind the product. The workmanship warranty covers the installation. Most roofs that fail early fail on workmanship rather than material, which is why you want both and why one does not substitute for the other.

Is your workmanship warranty different for repairs and replacements? +

Yes. Residential replacements carry a 5-year workmanship warranty, commercial replacements carry 2 years, and repairs carry 1 year. If work of ours fails within its term, we come back and fix it at no charge.

How long is the manufacturer warranty? +

It depends entirely on the product. Residential material warranties run from 30 years to lifetime across GAF, Owens Corning, CertainTeed, IKO and Atlas. Some systems reach 50 years. On commercial, NDL warranties are available up to 20 years on approved systems.

Why does certification keep coming up? +

Because the longest manufacturer warranty tiers are only available through certified installers. The same material installed by an uncertified contractor does not carry the same paper. It is worth asking any contractor about their certifications and asking to see the actual warranty document.

Can I lose my warranty? +

Yes, and it happens more than people expect. Most manufacturer warranties require documented periodic inspection, and unqualified repair work by another contractor can void coverage outright. Keeping records and using certified installers for later work is what keeps it in force.
