Step flashing at wall transitions, chimney flashing, valley flashing, vent boots, HVAC curbs and satellite penetrations are the top leak sources we see. That matters because it usually means the field of your roof is fine and the fix is targeted rather than total.

Repairs are quoted after inspection — there are too many variables for an accurate phone quote. These are realistic DFW ballparks so you know roughly where you stand before we arrive:

  • Standard repair — flashing replacement, multiple shingles: $500–$1,500
  • Major repair — large valley, multiple penetrations, decking work: $1,500–$5,000
  • Chimney flashing, the single most common chimney leak source: $400–$1,500
  • Decking replacement after a leak: $150–$400 per sheet
  • Emergency tarp service: $300–$800, often folded into the repair cost

Not an accurate one — there are too many variables. Realistic DFW ballparks are $300–$700 for a minor repair, $500–$1,500 for a standard flashing or multi-shingle repair, and $1,500–$5,000 for major work involving valleys, multiple penetrations or decking. You get an itemized written quote after the inspection.

What does the workmanship warranty cover? +

Every repair carries a 1-year workmanship warranty. If our repair fails within that year, we come back and fix it at no charge. That is separate from the manufacturer warranty on the materials themselves.

My ceiling is stained but I cannot find the leak. Can you? +

Usually, yes. Water travels, so the stain is rarely directly under the entry point. Most leaks start at flashing and penetrations rather than in the open shingle field, which is where we look first.
