Roof Experts handles commercial roof replacements for businesses and property managers across DFW — TPO, EPDM, modified bitumen, and metal. Free inspections and transparent pricing.

Commercial roof replacement is one of the largest single capital expenses a building owner faces — often $250K to $2M+ for a typical DFW commercial building. Roof Experts is the commercial roofing contractor Dallas-Fort Worth property managers, business owners, and HOAs trust to scope, price, and replace it right. 1,000+ commercial roofs installed. Manufacturer-certified for GAF, Elevate, Carlisle, and IKO. Licensed and insured.
Most commercial roofs hit replacement age in one of three ways:
Texas building code allows two roof systems on a building before a full tear-off is required. That means you have a choice between recover (new membrane over existing) and full tear-off (down to the deck) on most commercial buildings.
30–40% cheaper than tear-off. Best when existing roof is dry (verified by moisture survey), insulation is intact, deck is sound, building has only one existing roof system, and goal is to extend service life 20+ years without major disruption. Watch out: recover over wet insulation traps moisture and destroys the new roof from below in 5–7 years.
Higher upfront, but resets the warranty clock and lets us address insulation upgrades, deck repair, and drain re-pitching. Required when moisture survey finds wet insulation, building already has two existing roof systems, deck has structural issues, or insurance is funding storm damage replacement.
We do a moisture survey (infrared thermal imaging) on every commercial replacement quote so the recover-vs-tear-off decision is made on data, not guesses.
Dominant system in DFW. White reflective surface drops cooling costs 15–30%. 45/60/80 mil options. Heat-welded seams. Fully-adhered, mechanically-attached, or RhinoBond. NDL warranties up to 20 years. Manufacturer-certified for GAF EverGuard, Elevate UltraPly, Carlisle Sure-Weld, and IKO INNOVI.
Black single-ply rubber membrane. Excellent UV and weather resistance. Best value for low-slope buildings where energy efficiency isn’t a priority. 30+ year service life when maintained. Fully-adhered or mechanically-attached. Warranties to 20 years.
Heat-welded seams, chemical resistance, fire resistance. Required by most insurance carriers for restaurants (grease exhaust), required for many hospitals (sterilization chemicals), and recommended for buildings with rooftop chemical exposure. More expensive than TPO but the right call for chemical environments.
Multi-ply asphalt-based systems — torch-down, hot-mop, or cold-applied. Bulletproof durability for high-traffic rooftops with frequent HVAC maintenance. Common on older DFW commercial buildings. Coatings can extend service life another 10–15 years.
50+ year roof system for steep-slope commercial — gas stations, automotive dealerships, churches, and industrial. Class 4 impact rated, fire resistant, minimal maintenance, energy efficient with reflective coatings.
Acrylic, silicone, or polyurethane coatings can extend the service life of an aging commercial roof another 10–15 years for a fraction of the cost of replacement. Good fit when membrane is intact but UV-degraded.
Varies based on building size, membrane choice, attachment method, insulation upgrade, drain modifications, and existing roof condition. Per-square-foot ranges for DFW:
For a 100,000 sq ft warehouse, that’s a range of $450K (TPO recover) to $1.2M (standing seam metal). The right system depends on building use, tenant mix, energy goals, and budget — we’ll walk through the trade-offs at the inspection.

Recover is cheaper and faster. Tear-off becomes necessary when a moisture survey finds wet insulation, when the building already carries two roof systems, when the deck has structural issues, or when insurance is funding storm damage replacement. Tear-off also resets the warranty clock and lets us address insulation, deck repair and drain re-pitching.
It depends heavily on system and building. For a 100,000 square foot warehouse the range runs from roughly 450 thousand for a TPO recover to 1.2 million for standing seam metal. The right system depends on building use, tenant mix, energy goals and budget, and we walk through the trade-offs at the inspection.
Five to seven business days. You get an itemised written quote covering membrane spec, attachment method, insulation upgrade, drain re-pitch, warranty term and timeline.
A manufacturer representative walks the finished roof, which is required for NDL warranties. The paperwork is submitted and a copy delivered to you. Replacements also include the first year of bi-annual inspections to keep the new warranty in compliance.
End of useful life is roughly 20 years or more on TPO and PVC, 25 or more on EPDM, and 30 or more on standing seam metal. The practical signs are failing seams, brittle membrane, and repairs stacking up faster than they are worth.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
