When to Replace a Commercial Roof

Most commercial roofs hit replacement age in one of three ways:


Tear-Off vs. Recover — Which Is Right for Your Building?

Texas building code allows two roof systems on a building before a full tear-off is required. That means you have a choice between recover (new membrane over existing) and full tear-off (down to the deck) on most commercial buildings.

🔄 Recover (new membrane over existing)

30–40% cheaper than tear-off. Best when existing roof is dry (verified by moisture survey), insulation is intact, deck is sound, building has only one existing roof system, and goal is to extend service life 20+ years without major disruption. Watch out: recover over wet insulation traps moisture and destroys the new roof from below in 5–7 years.

⛏️ Full Tear-Off

Higher upfront, but resets the warranty clock and lets us address insulation upgrades, deck repair, and drain re-pitching. Required when moisture survey finds wet insulation, building already has two existing roof systems, deck has structural issues, or insurance is funding storm damage replacement.

We do a moisture survey (infrared thermal imaging) on every commercial replacement quote so the recover-vs-tear-off decision is made on data, not guesses.

🌡️ TPO (Thermoplastic Polyolefin)

⚫ EPDM (Rubber)

Black single-ply rubber membrane. Excellent UV and weather resistance. Best value for low-slope buildings where energy efficiency isn’t a priority. 30+ year service life when maintained. Fully-adhered or mechanically-attached. Warranties to 20 years.

⚗️ PVC Membrane

Heat-welded seams, chemical resistance, fire resistance. Required by most insurance carriers for restaurants (grease exhaust), required for many hospitals (sterilization chemicals), and recommended for buildings with rooftop chemical exposure. More expensive than TPO but the right call for chemical environments.

🔥 Modified Bitumen & BUR

Multi-ply asphalt-based systems — torch-down, hot-mop, or cold-applied. Bulletproof durability for high-traffic rooftops with frequent HVAC maintenance. Common on older DFW commercial buildings. Coatings can extend service life another 10–15 years.

⚙️ Standing Seam Metal

50+ year roof system for steep-slope commercial — gas stations, automotive dealerships, churches, and industrial. Class 4 impact rated, fire resistant, minimal maintenance, energy efficient with reflective coatings.

🛡️ Roof Coatings

Acrylic, silicone, or polyurethane coatings can extend the service life of an aging commercial roof another 10–15 years for a fraction of the cost of replacement. Good fit when membrane is intact but UV-degraded.

  5. Tear-off & install — sectioned so each section is dried-in before close of business. Most DFW commercial replacements complete in 5–15 working days.
  6. Final inspection & warranty registration — manufacturer rep walks the finished roof (required for NDL warranties), paperwork submitted, copy delivered.
  7. Maintenance handoff — replacements include the first year of bi-annual inspections to keep the new manufacturer warranty in compliance.

How long does a commercial roof replacement take?

Most DFW commercial replacements run 5–15 working days for buildings under 100,000 sq ft. Larger projects scale linearly. We section the work so each section is dried-in before close of business — no tenant disruption from active leaks.

Can we replace the roof while staying open?

Yes — almost every commercial replacement we do is on an operating building. We coordinate noise windows for retail, work overnight for restaurants if needed, and section the roof so any open membrane is closed by end of day. Office buildings sometimes prefer weekend work.

Will insurance pay for storm damage replacement?

If a storm damaged more than ~25% of the membrane, most commercial property carriers will fund replacement (not repair). We provide damage documentation — photo reports, drone footage, moisture survey — that your carrier can use to evaluate. Your public adjuster or in-house claims team handles negotiations.

Do you offer commercial financing?
