The most expensive hail storms in Austin's history share a date. The National Weather Service's own narrative for 25 March 2009 puts the loss at roughly $160 million, calls it the most ever for an Austin hail storm, and then notes that the top three hail storms ever to hit Austin all occurred on a 25 March — 1993 at $125 million and 2005 at $100 million being the other two. Austin's hail season runs March through June and peaks in May. A replacement scheduled before it, rather than in the queue behind it, is a better job at a better price.

Everything comes off. You cannot inspect a deck you have not uncovered and you cannot warrant a roof over a deck you have not inspected. Austin's central neighborhoods carry genuinely old framing under later coverings, and the only way to know is to open it.
Soft sheathing, split boards, delaminated plywood and gaps too wide to hold a nail come out. You see the bad sheets before they hit the dumpster and the count is on the invoice. More than half of Austin sits in a Wildland-Urban Interface zone, where a replacement of 50 percent or more of the roofing pulls a permit, the covering must be Class A with gaps sealed or capped, wood shake and shingle are banned outright, and a woven valley must be flashed with 26 gage galvanized metal visible from the eave for inspection.

Squares, pitch, penetration count, visible deck condition, existing ventilation — and a WUI status check for the address, because that decides the covering, the valley detail and the permit path. You get a written number for the roof in front of us, not a per-square figure off a satellite image.
Class A covering as standard. Before the season rather than during it. Austin's hail peaks in May with 23 distinct hail days in the NOAA 2000–2025 record, with April at 21 and March at 11 — the season runs March through June. The three costliest hail storms in the city's history all landed on 25 March. Booking in late summer, autumn or winter means better crew availability, better material lead times, and a roof that is new when the season arrives rather than in a queue behind ten thousand other claims.
It depends on one thing: the Wildland-Urban Interface. Austin's amended R105.2, in Ordinance No. 20250410-040, exempts asphalt shingles replacing existing asphalt shingles and the replacement of any roof covering that does not adversely affect the roof structure — unless the property is in a WUI area and 50 percent or more of the roofing is being replaced, in which case a permit is required. Since the City states that more than half of Austin falls into one of three WUI zones, a great many full replacements do pull a permit. Decking replacement over 128 square feet also requires one on its own.
105 mph. Austin fills the value into Table R301.2 in its own adopting ordinance, along with ground snow load 5, seismic design category A, negligible weathering, frost line depth 12 inches, termite yes, ice barrier underlayment not required, air freezing index 30 and a mean annual temperature of 68.1. The 115 mph number is the North Central Texas regional figure and it does not apply in Travis County. If a quote you are comparing cites 115 mph, it was written for a different city.
The 2024 International Residential Code, adopted by Ordinance No. 20250410-040 on 10 April 2025 and effective 10 July 2025, codified at City Code Sec. 25-12-241 through 25-12-243, plus the 2024 IECC and the 2024 International Wildland-Urban Interface Code, both effective the same day. Austin sits in the Capital Area Council of Governments region and writes its own amendments — the North Central Texas regional package that governs Garland, Plano and Frisco has no application here at all.
It is a WUI provision and it is specific. Valley shingles woven into a closed valley may be flashed using 26 gage galvanized sheet metal running the full length of the valley and extending at least 12 inches onto both planes of the roof surface — and the flashing has to be viewable from the end of the valley at the eave so an inspector can confirm it is there. Crews that normally close a valley and bury the metal fail this. We build it visible.
Most single-family tear-offs are one day, sometimes two on a steep cut-up roof or where decking replacement runs heavy. The variable in Austin is not the roof, it is the review: a WUI permit or a historic district design review adds calendar time at the front. We start that paperwork the week you decide rather than the week we mobilize.
It depends what you are solving. On the west and southwest side, where the WUI code applies and wood coverings are banned, metal often gets an owner the look and the longevity they were after. If your asphalt keeps failing at a porch tie-in or a low-slope addition, metal is the right fix for that section regardless of the rest. If you are selling in three years, the arithmetic usually does not work. We will run it with you rather than push a product.
Private, and lawfully. Austin City Code expressly permits a licensed private collection service for solid waste generated in connection with construction activities on a premises, and the City may not charge you for using one. The condition is that the hauler holds a City license, runs City-inspected vehicles, and displays its name and phone number on both sides of each truck and on at least one side of each container. That is a different regime from some North Texas cities, where a municipal container is compulsory.
