Fulshear has almost no age-driven replacement market, and we would rather say that on our own page than have you hear it from someone selling against us. Only about 455 homes in the entire city predate 2000. A roof replacement here is either a storm claim, a failed builder installation, or one of the 227 homes in the historic core that date to 1939 or earlier. If you are in none of those groups, the honest recommendation is to wait.

When a replacement is genuinely warranted, everything comes off. On a 2013 builder roof the decking is usually sound and the fastening usually is not, and the only way to correct the second is to expose it.
Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they leave and the replacement count goes on the invoice, not into a lump-sum allowance written before the roof was open.
The city states it runs the 2015 International Codes and the 2014 National Electrical Code — three cycles behind Richmond's 2024. That is lawful and it is dated, and it means we read the 2015 text rather than working from a current-edition habit. Local amendments get confirmed with Planning Services rather than assumed away.
Most Fulshear roofs were built to a delivery schedule: minimum starter, cut-shingle ridge, ventilation estimated rather than calculated, drip edge sometimes absent. A replacement is the one chance to correct all of those, and they are what actually decide how long the next roof lasts.
Fulshear's master-planned communities carry detailed covenants on roofing color and profile, with approval sitting at the association rather than the city. We prepare what your association needs before material is ordered, because an approval problem found after delivery is slow and expensive.
Beds, AC units, pool and drive covered before the first shingle moves, debris hauled to a private construction and demolition facility, and two magnet sweeps of the drive, yard and street at the end.
Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.
Storm damage tied to a date, a builder defect we can name, or genuine age in the small pre-2000 or pre-1940 pool. If we can show you none of those, we will tell you to wait and quote a repair instead.
Association approval prepared, and a call to Planning Services to confirm the permit requirement and fee — which we could not source from published pages and will not invent.
Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, a walk-through with you, and the photographic record handed over.
Laminated asphalt covers nearly every roof here. The meaningful upgrade over the original is the assembly rather than the brand — a full starter course at eave and rake, edge metal, correct fastening and ventilation calculated rather than estimated.
Fulshear has the highest median home value in this part of Fort Bend County and the visible rooflines that go with it. Designer profiles suit the cut-up elevations; standing seam solves the low-slope porch runs and additions that keep failing in asphalt.
With a new, high-value housing stock, the Class 4 decision here rests on the carrier discount rather than a dramatic hail history. That discount varies a great deal by carrier, so the conversation with your agent should come before the decision.
Five years on our labor for a full replacement, written and specific about what it covers, handed over at the end of the job rather than promised on a doorstep.
Install a complete manufacturer system — starter, field, ridge and underlayment from one line — and the manufacturer's system warranty applies in your name, with the registration and documentation handed to you.
Open-deck photographs, the sheathing replacement count, the products installed, the association approval and any permit. On a high-value home that turns over, it is exactly what a buyer's inspector will ask for.
Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.
Statistically, no. 91.7% of the city's housing was built in 2010 or later and the median home dates to 2016, which puts the median roof at about ten years old. Only around 455 units — 4.5% of the city — predate 2000. A twenty-to-twenty-five-year asphalt roof installed at the median build year does not reach end of life until roughly 2036. We would rather put that on our own page than have you discover it after paying for a roof you did not need.
Three situations. Widespread storm damage — hail bruising or wind damage across the field, tied to a dated event where one exists. A builder installation so systematically wrong that patching it is not sensible. Or genuine age, which applies to the small pre-2000 pool and to the 227 homes in the old core dating to 1939 or earlier. Outside those three, a repair is the right answer and that is what we will quote.
The city states it has adopted the 2015 International Codes — Building, Residential, Property Maintenance, Energy, Mechanical, Fuel Gas and Plumbing — plus the 2014 National Electrical Code, as amended by ordinance. That is three full code cycles behind Richmond's 2024 editions and older than League City's or Missouri City's 2021. It is above the statewide floor and entirely lawful; it simply means the detail book for a Fulshear job is a different one.
We would not recommend it and we will not promise it before checking. Under the unamended 2015 residential code a re-cover is barred where two or more applications of roof covering already exist, and drip edge is required — but whether Fulshear amends those provisions locally is not published in a form we could retrieve. We confirm with Planning Services before anyone discusses a shingle-over. In practice a tear-off gives you a deck inspection and a better roof.
We could not source it and we will not invent it. Fulshear's building permits page and fee schedule both refused automated retrieval when this research was done, so the permit requirement, the fee, the inspection stages and any contractor registration all need a call to Planning Services. We make it and put the confirmed figure on your contract.
We will not publish a number we cannot source. Fulshear's adopted design criteria were not retrievable, and the city is not in a Texas Department of Insurance designated catastrophe area, so there is no TDI zone figure to borrow either. In practice we fasten to the manufacturer's high-wind schedule, which exceeds ordinary code requirements, and where an engineered figure is needed we get it from the building official in writing.
Almost certainly, and the approval sits there rather than with the city. Fulshear's master-planned communities carry detailed covenants on roofing color and profile. We read yours, prepare whatever the association requires, and get that in hand before material is ordered — because an approval problem discovered after delivery costs real time on an already-open roof.
Most single-family tear-offs are one day, occasionally two on a large or steep roof — and Fulshear's houses run larger than average. The scheduling variable here is usually the association approval rather than the permit or the crew, which is why we start that first.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
