What is the Chapter 58 notice on my permit? +

Texas Business & Commerce Code Chapter 58 governs disaster remediation contracts. In broad terms it restricts a contractor from taking money up front for repair work after a declared disaster — unless that contractor has maintained a physical business address in the county, or an adjacent county, for at least the past year. Garland prints the notice on the permit so you actually see it. Our Dallas County address has been in continuous use since 2019.

What insurance does a Garland roofer have to carry? +

To hold City of Garland contractor registration: $300,000 per occurrence, $600,000 general aggregate and $300,000 property damage, written by an A-rated carrier. Ask any bidder for the certificate and check the carrier's rating, not just that a certificate exists. It is the fastest way to filter a storm-chase bid out of your pile.

How long does a replacement take? +

Most Garland single-family replacements are one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. Older or steeper roofs, significant decking, or a complex hip-and-valley layout extend that. The honest number depends on what we find on the deck walk, which is why we do one before quoting a timeline.

Do I need a permit, and what does Garland require? +

Yes at $2,000 and above, which is every full replacement. That same threshold requires the work to be done by a city-registered contractor. The application also requires a signed contract or the insurance adjuster's scope of loss attached, which is unusual — Garland is one of the stricter North Texas cities on this point, and it works in the homeowner's favour.

Why tear off instead of shingling over? +

Because on a Garland house the deck is the question. Median build year here is 1978 and 73.7% of the city predates 1980, so most of these roofs are on a third covering over sheathing that has taken two previous tear-offs worth of fastener damage. An overlay hides that from you, from us and from the inspector, adds weight, and shortens the life of the new roof.

What about my patio or porch roof? +

Most Garland houses have at least one low-slope section — a porch, patio cover or added room — and an asphalt shingle does not belong on anything under about 2:12. Those sections need a proper low-slope membrane properly flashed into the steep-slope field. It is one of the most common failure points on a cheap re-roof, because doing it right costs real money and nobody sees it from the street.

Will you handle the insurance claim? +
