check

Full tear-off to the deck, by rule

Grapevine permits no layovers at all. Every asphalt re-roof goes to the deck, which means the sheathing is assessed on every job — and the inspector sees it too.

code

Class A, B or C covering

Grapevine is still on the 2021 cycle and carries the regional R902.1 requirement on every roof, the only exception being accessory structures under 120 square feet. Wood shakes must be minimum Class C with proof of material.

home

Decking repair and ventilation

Rotten, delaminated or fastener-chewed sheathing replaced and photographed, sound sheathing kept. Intake and exhaust balanced to the attic volume — the requirement most denied shingle warranty claims actually turn on.

shield

Underlayment and edge detailing to 115 mph

Synthetic underlayment, a proper starter course, and ridge and rake detailing specified to Grapevine's adopted 115 mph rather than to the 105 used by neighbouring cities on the 2024 cycle.

landmark

Historic district submittals

In-kind replacement is ordinary maintenance and needs no Certificate of Appropriateness. A material change needs a CA within 60 days after a public hearing, and we prepare and carry that submittal.

truck

Container placed where the city allows

Grapevine's franchise is non-exclusive so third-party roll-offs are fine — the restriction is that a dumpster may not sit in the right-of-way or the required front yard.

Our process

Four steps from first call to finished.

01

Deck walk and a written scope with the assumptions in it

How many squares, how much decking is included, what happens if we find more, what flashing is replaced rather than reused, and what ventilation is specified. Since Grapevine mandates a full tear-off, the deck assessment is built into the job by rule.

02

Historic status settled before a start date

In-kind replacement adds nothing to the timeline. A material change needs a Certificate of Appropriateness decided within 60 days of a complete application after a public hearing. Same shingle back on: no delay. Metal on a visible slope: budget two months.

03

Permit pulled — $42, required on every re-roof

No threshold, and failure to obtain one results in double permit fees and possible citations. Registration under Section 7-8 is $75 a year expiring 31 December, with roofing contractors expressly included.

04

Tear-off, dry-in, inspection, warranty, file

Nothing opened wider than we can dry in the same day, deck repairs photographed before they disappear, manufacturer warranty registered including ventilation compliance, and the photographic record handed over.

Roof types we work on

Low slope sections

Modified bitumen and single-ply

Most Grapevine houses have at least one section under 2:12 — a porch, patio cover or addition — where a shingle will not hold. Those get a proper membrane flashed into the steep-slope field.

Roof Replacement Grapevine TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Does Grapevine vet my roofer's insurance? +

No. Registration is required under Section 7-8 at $75 a year expiring 31 December, and roofing contractors are expressly included — but Grapevine sets no insurance minimum and requires no bond for it. So the city is not screening bidders on coverage. Ask for the certificate of insurance and ring the carrier yourself, verify manufacturer certifications with the manufacturer, and put the business address into a map.

Can I shingle over my existing roof? +

No. Grapevine's rule is absolute: asphalt shingles shall not be placed over existing roof coverings. Every asphalt re-roof is a full tear-off to the deck, with no exceptions written in. That is stricter than most of the metro and it works in your favour, because the decking is inspected on every job rather than hidden.

What does the permit cost? +

$42, among the cheapest residential re-roof permits in the metro, and required on all re-roofs with no threshold. Failure to obtain one results in double permit fees and possibly citations.

What wind speed will my roof be built to? +

115 mph, under the 2021 codes adopted by Ordinance 2023-081 effective 1 January 2024, with ice barrier underlayment not required. Neighbouring cities that have moved to the 2024 cycle use 105 mph, so detailing built for one is not correct for the other.

Does Grapevine require a fire rating? +

Yes. Still on the 2021 cycle, Grapevine carries the regional R902.1 amendment: Class A, B or C roofing shall be installed, with the only exception being accessory structures under 120 square feet. Wood shakes and shingles, where used, must be minimum Class C fire rated with proof of material.

I want to switch to metal. What does that involve? +

Outside a historic district, a material discussion and an HOA submittal where one applies. Inside one, a Certificate of Appropriateness decided within 60 days of a complete application after a public hearing — so budget roughly two months before the roofing starts. Putting the same material back avoids that process entirely, which is worth knowing before you decide.

How long does a replacement take? +

Most Grapevine single-family replacements are one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. Work runs 7:00 a.m. to 7:00 p.m. Monday through Saturday with no Sunday, so the honest timeline is built on a six-day week.

Will you handle the insurance claim? +

We document the damage, meet the adjuster on the roof and supply the scope — against the Tarrant County record, which carries 91 hail days in eleven years. What we will not do is promise an approval or inflate a scope so your deductible disappears. When a roof has simply reached end of life rather than sustained an insurable loss, we will say so.

Need this service? We can be there.

Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
