Commercial Roofing Contractor Kyle TX

Two Kyle ordinances decide how a commercial roofing project actually runs here. Every subcontractor on a Kyle permit has to hold a current City of Kyle registration and be named on the permit — an unregistered roofing sub stalls the whole job. And Section 8-104 doubles all fees and charges if work starts before the permit issues, with no cap and no discretion written into it. Neither is complicated. Both are expensive to learn late.

Single-ply membrane — TPO, PVC, EPDM

Mechanically attached or fully adhered, over a tear-off or a recover depending on what the cores show rather than what the budget wants. Kyle's commercial stock is young and mostly purpose-built, which usually means clean decks and straightforward assemblies — and no reason to accept a sloppy detail.

drop

Modified bitumen and built-up

Two-ply asphaltic systems where foot traffic is heavy or rooftop equipment needs constant service. Granulated cap sheets take abuse a single-ply will not, and the redundancy is worth more than a spec-sheet comparison suggests.

Multifamily portfolios

Kyle has 1,035 units in buildings of fifty or more, 1,397 in ten-to-nineteen-unit buildings and 957 in twenty-to-forty-nine — a real multifamily market for a city this size. We survey the portfolio, rank by remaining service life rather than by which building complained loudest, and phase the work around residents.

Permit path confirmed, not assumed

Kyle's published permit lists do not name roofing, while explicitly naming window replacement and solar panel installation. The fee schedule has no roofing line and the city publishes no roofing checklist. The IRC amendment attachment that would settle it is not published. We call Building Inspections at (512) 262-3911 and get it answered for your building before we mobilize.

Utility locates that Texas 811 will not cover

Kyle states plainly that its water, wastewater and stormwater utilities are not part of Texas 811 and will not be included in that ticket. City locates must be requested separately. That matters any time a crane, a boom lift, an anchor or a loaded roll-off goes on grade, and it is the kind of thing an out-of-town contractor finds out the hard way.

clock

Occupied-building phasing

Retail along I-35, medical offices, schools and restaurants get sequenced so the tenant keeps trading and nothing is left open overnight. Kyle's construction window runs 7:00 a.m. to 9:00 p.m. under Sec. 23-60(12) within 600 feet of occupied residences, with no Sunday or holiday restriction in the ordinance.

Our process

Four steps from first call to finished.

01

Survey and moisture cores

Full roof walk, core cuts, drainage assessment, photographs of every penetration and curb. The question on a commercial roof is never only whether it leaks — it is how much wet insulation you are paying to condition.

02

Assembly recommendation with trade-offs named

Recover versus tear-off, membrane type, insulation and tapered design, with the reason for each choice written out and what the cheaper option really costs across ten years.

03

Registration, permit and locates

Our City of Kyle registration is current and renews annually, every named subcontractor is registered and listed, the permit is pulled before anyone touches the roof, and city utility locates are requested separately from the Texas 811 ticket.

04

Install, inspect, close out

Daily dry-in, no open deck overnight, inspections scheduled rather than assumed — Kyle charges $175 for a single-family reinspection and $200 for multifamily and commercial, and permits expire 180 days from issuance or from the last inspection. Closeout package with product data, warranties, core findings and photographs.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Most low-slope buildings

TPO and PVC single-ply

Heat-welded seams, a reflective surface that earns its keep through a Central Texas summer, and a clear repair path for a building that will be held for decades. PVC earns its premium where restaurant exhaust or chemical discharge is in play.

Heavy traffic and service roofs

Modified bitumen systems

Multi-ply asphaltic systems take the abuse that constant rooftop access creates, and tolerate an imperfect substrate better than a single-ply. Cold-applied or self-adhered where torch work is unsafe over occupied space.

Panel, fastener and retrofit work

Most metal roofs fail at a fastener, a closure or an eave detail long before the panel does. We price the detail repair and the full re-panel separately so the decision gets made on real numbers rather than one lump sum.

Workmanship

Five years on our labor for a full commercial system, in writing, with the covered scope stated. Repairs and partial scopes carry a shorter term and the contract says which one you bought.

Manufacturer system warranties

No-dollar-limit system warranties of 15 to 20-plus years where the building and the scope qualify, installed by a certified crew with a manufacturer field inspection. We tell you whether yours qualifies before you budget around it.

Commercial Roofing Contractor Kyle TX FAQ

Common questions about this service.

Don't see your question? Call us at (512) 900-1054 — we're happy to talk it through.

Does a commercial re-roof need a permit in Kyle? +

We will not guess at this one, and you should be suspicious of anyone who does. Kyle's two published permit lists do not mention roofing at all, while explicitly naming window and exterior door replacement and solar panel installation. There is no roofing line in the fee schedule and no roofing checklist among the city's published checklists. On the other hand Kyle adopted the 2021 IRC, whose unamended exemption list does not exempt roof covering replacement, and Kyle's own IRC amendment attachment — where an exemption would live — is not published in retrievable form. The city's own page says the list is not comprehensive and directs you to confirm with Building Inspections before commencing work. That is exactly what we do, at (512) 262-3911, for each job.

What happens if work starts before the permit? +

Section 8-104 doubles it: if work for which a permit is required is initiated, started or proceeded without the permit first being obtained, the fees and charges specified in the article shall be doubled. There is no cap and no discretion in the text. Kyle is the only city in Hays County with an automatic doubling provision — Buda instead charges a flat $750 and San Marcos has no doubling clause we could find. It is a straightforward reason to settle the permit question before mobilization rather than after.

Do our other trades need to be registered too? +

Yes, and this catches more projects than the fee doubling does. Kyle's own guidance is that the applicant and all subcontractors must be added under permit contacts and hold a current registration with the City. Registration is $100 a year. A roofing sub, a sheet metal sub or a crane contractor who is not registered will stall your permit at the counter. We keep ours current and we check our subs' before we name them.

Which codes does Kyle enforce? +

The 2021 International Building Code and 2021 International Residential Code with the 2021 IECC and 2020 NEC are named in the codified Article II, adopted by Ordinance No. 1165 on 17 August 2021. The city website additionally lists the 2021 IPC, IMC, IFGC, IFC, ISPSC and IPMC — almost certainly adopted in sections we could not retrieve in full, so we report both lists rather than merging them. Kyle Fire separately publishes 2021 International Fire Code amendments. Kyle is not in the North Central Texas region and none of the DFW regional amendments apply.

What ultimate design wind speed applies in Kyle? +

We cannot tell you, and we will not make one up. Kyle's Section 8-28 says only that the 2021 IRC amendments are included as an attachment to the chapter, and that attachment is not published in retrievable form. That means the local values for wind speed, ice barrier, underlayment, re-cover limits, sheathing, fastening, drip edge and ventilation are all unverifiable from the public record. For an engineered assembly we obtain the figures from Kyle Building Inspections in writing. Any competitor's proposal quoting a Kyle wind speed should be asked where the number came from.

Can we work evenings to stay out of business hours? +

Until 9:00 p.m. Kyle's Section 23-60(12) prohibits excavation, grading, erection, construction, demolition or alteration of a building between 9:00 p.m. and 7:00 a.m. within 600 feet of occupied residences, with an exception for work constituting an urgent necessity for public safety, health or general welfare. No Sunday or holiday restriction appears in that section, which gives useful weekend flexibility after a storm.

How much storm exposure does Kyle have? +

Hays County logged 27 distinct hail days and 19 damaging-wind days across 2015 through 2025. Two events are specifically Kyle's. On 22 May 2025 a thunderstorm produced tennis-ball-size hail, 2.50 inches, near Simon Middle School. And on 10 January 2020 — a January event, which is worth noting — gusts estimated at 75 mph blew the siding off a house, flipped a storage pod and downed trees and fences, with the NWS recording that multiple houses had shingle damage and $100,000 in losses.

Are Kyle's utilities on Texas 811? +

No, and this is a genuinely useful thing to know. Kyle states that its water, wastewater and stormwater utilities are not part of Texas 811 and will not be included in that ticket — city locates have to be requested separately through locates@cityofkyle.com or (512) 262-3024. On a roofing project it matters any time something heavy or anchored goes on grade. A contractor who only pulls the 811 ticket has not actually located Kyle's lines.
