Kyle is not an old town and we are not going to pretend otherwise — 87.4% of its housing was built in 2000 or later. What Kyle has instead is one enormous cohort coming due all at once. 7,990 homes, 37.7% of the entire city, were built between 2000 and 2009, which puts them at 17 to 26 years old today. That single cohort is larger than the whole housing stock of Buda. Those are the roofs we are replacing in Kyle this year, and most of them are still on their first covering.

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. On a 2003 Plum Creek or Steeplechase roof the deck is usually sound — but usually is not a basis for a warranty, and the only way to know is to open it.
Self-adhering membrane at valleys and penetrations, synthetic underlayment across the field, new metal instead of sealant over old metal, and an honest look at whether the attic actually breathes. On builder-grade roofs from the 2000s, ventilation is the most common thing done to a price rather than to a calculation.
Kyle's published permit lists do not name roofing, while naming window replacement and solar panels. There is no roofing fee line and no roofing checklist. The IRC amendment attachment that would settle it is unpublished. Rather than guess in either direction, we confirm with Building Inspections at (512) 262-3911 for your address and tell you what they said.
Kyle requires every contractor and subcontractor on a permit to hold a current City of Kyle registration, $100 a year, and to be listed under the permit contacts. Ours is current. It is a fair question to put to anyone bidding your roof.
We tie what we find on your roof to a specific date in the NOAA record — the 2.50-inch hail of 22 May 2025, the 3.00-inch county day of 9 May 2024, the 75 mph January 2020 event that damaged shingles across multiple Kyle houses. A dated cause is worth far more to you than a vague reference to hail season.
Beds, AC units, pool and drive covered before the first shingle moves, debris hauled the same day where the job allows, and two magnet sweeps of the drive, yard and street. Kyle's work window runs 7:00 a.m. to 9:00 p.m., so there is room to finish rather than leave a roof open.
Squares, pitch, penetration count, visible deck condition, existing ventilation against what the roof needs. You get a written number for the roof in front of us, not a per-square figure off a satellite image.
If your neighborhood has an HOA with a roofing standard, we work to it. Kyle has no historic district and no wildland-urban interface overlay, so the constraints here are practical and contractual rather than regulatory.
We confirm with Building Inspections whether your job needs one and we pull it if it does. Kyle doubles all fees and charges when work starts before a permit issues — Section 8-104, no cap, no discretion — which is a good reason to have the answer before the truck arrives rather than after.
Tear-off and dry-in the same day. Then decking, underlayment, metal, field, ridge, and a walk-through with you before we leave.
Laminated asphalt is what nearly every Kyle roof is and what nearly every Kyle roof will be. The relevant upgrade is usually not the brand — it is moving off the builder-grade specification the original roof was built to, with a proper starter course, better hip-and-ridge and ventilation that was calculated rather than estimated.
Kyle takes real hail — 2.50 inches in May 2025 near Simon Middle School, three inches county-wide in May 2024. Class 4 impact-rated shingles carry a laboratory impact rating that many carriers discount, and we will explain honestly what that rating is and is not before you pay a premium for it.
For an owner planning to stay twenty-five years, metal changes the arithmetic. It also suits the west side of Kyle, out toward FM 150, where lots are larger and the Hill Country starts. More expensive up front and unforgiving of a poor detail.
Five years on our labor for a full replacement, written and specific about what it covers, handed over at the end of the job rather than promised on a doorstep.
Install a complete manufacturer system — starter, field, ridge and underlayment from one line — and the manufacturer's system warranty applies in your name, with the registration and documentation handed to you.
Open-deck photographs, the sheathing replacement count, the products installed and any permit. Kyle turns over often; when you sell, that file is what an inspector asks for.

Probably, and you are far from alone. 7,990 Kyle homes — 37.7% of the city — were built between 2000 and 2009, which puts them at 17 to 26 years old. Standard architectural asphalt in Central Texas is generally replaced on a 15-to-25-year cycle, accelerated by hail, and Kyle has taken several serious hail days in that window. We would rather look at your specific roof than argue from the cohort, but the cohort is why our phone rings from Plum Creek, Steeplechase and Waterleaf.
Nobody can answer that from the published record with certainty, and we would rather say so than pretend. Kyle's two official permit lists do not mention roofing, while explicitly naming window and exterior door replacement and solar panel installation. There is no roofing line in the fee schedule and no roofing checklist. But Kyle adopted the 2021 IRC, whose unamended exemption list does not exempt roof covering replacement, and Kyle's own IRC amendment attachment — which is where an exemption would live — is not published. The city itself says its list is not comprehensive and to confirm with Building Inspections. We call (512) 262-3911 for each job and tell you the answer.
If one was required, Kyle doubles it. Section 8-104 provides that where work requiring a permit is started without the permit first being obtained, the fees and charges shall be doubled — no cap and no discretion in the text. That is a cost, but the bigger risk is a job that gets red-tagged mid-tear-off with your deck open. It is a straightforward reason to work with someone who settles the question first.
Kyle does not publish one that anyone outside the building department can read. Section 8-28 refers to a 2021 IRC amendment attachment that is not available in retrievable form, so every local value — wind speed, ice barrier, underlayment, shingle layer limits, sheathing, fastening, drip edge, ventilation — is unverifiable from the public record. We will not quote you a number we cannot source. If your project needs the design figure, we get it from Building Inspections in writing.
Hays County recorded 27 distinct hail days from 2015 through 2025, concentrated hard in spring — twelve in April and seven in May, with none at all in February or from July through November. Two years, 2018 and 2022, had no severe hail day at all. Kyle specifically appears in the record with 2.50-inch hail near Simon Middle School on 22 May 2025, and the county's largest day was 9 May 2024 with three-inch hail and, in San Marcos, two-inch stones that broke house windows and destroyed a solar panel.
Not entirely, and Kyle has the clearest counterexample in the county. On 10 January 2020 a thunderstorm produced gusts estimated at 75 mph in Kyle that blew the siding off a house, flipped over a storage pod, and downed trees and fences on both sides of I-35. The NWS entry records that multiple houses had shingle damage, with $100,000 in losses. It is the best evidence against treating Hays County storm risk as an April-and-May-only concern.
Partly, more than San Marcos does. Kyle requires contractors and all subcontractors on a permit to hold a current City registration at $100 a year and to be named under the permit contacts. But registration is a payment and a filing, not a roofing license — Texas issues no state roofing license and Kyle creates no roofing trade category. Ask for a current certificate of insurance and ask how long the company has traded under the same name and address.
7:00 a.m. to 9:00 p.m., under Kyle Section 23-60(12), which prohibits construction and alteration of a building between 9:00 p.m. and 7:00 a.m. within 600 feet of occupied residences. There is no Sunday or holiday restriction in that section. In practice we start early in summer, get the roof dried in the same day, and keep the noisy portion inside sensible hours for your neighbors.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
