Residential Roofing Contractor Leander TX

On the evening of 16 May 2025 a single supercell produced 24 separate hail reports in Leander in thirty-eight minutes. Three-inch stones. Baseball-size hail in Deerbrooke. That is the Leander roofing market in one evening — because with a median home built in 2013 and only 7.5% of the housing stock predating 1990, almost no Leander roof comes off because of age. They come off because of hail, and because builder-grade roofs fail early.

Full tear-off and deck inspection

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. On a Leander roof the deck is usually young and sound — but on builder-grade work the nailing pattern, the starter course and the underlayment frequently are not, and you only see that with the roof open.

Material approval before the permit

Leander's Sec. 3.03.040(4) requires samples of roofing material to be provided to the building official, with no building permit issued until the material is approved. The same section restricts reflective glare and addresses wood shingles and shakes. We handle that step; you should know it exists.

Built to 115 mph wind design

Leander fills in its own Table R301.2(1) at Sec. 3.03.034 with a 115 mph wind design value — ten mph higher than Austin's. Fastening pattern, starter course and edge metal are where that number actually shows up on a roof, and they are the first three things a production crew cuts.

Underlayment, valleys and penetrations

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal. Leander adopted no roofing amendments, so the unamended 2021 IRC governs and the quality of the details is what you are actually buying.

Storm damage documented to a date

We tie what we find to a specific event in the NOAA record — 16 May 2025, 15 April 2021 at Highway 183 and Crystal Falls Parkway, 18 March 2018 in the Rancho Sienna area. A dated cause is worth far more in a claim file than a general reference to hail season.

truck

Franchised hauler, clean site

Leander franchises the temporary roll-off providers permitted to operate in the city and publishes the list. We use one from that list. Your curbside cart is not a path for a tear-off — Leander residential service is a 95-gallon container plus five bags, and that is it.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Material selected and sampled

Shingle line, starter, ridge, underlayment and metal, with samples prepared for the building official where required. If your subdivision has an HOA covenant on roofing, we work to it — Leander has 127 platted residential subdivisions and heavy MUD overlap, so assume covenants exist and check yours.

03

Permit question answered, not assumed

Leander's permitting page lists re-roofing as work that does not require a permit, while the 2021 IRC the city adopted contains no such exemption. Rather than pick a side we call Permits and Building Inspection at (512) 528-2733 for your address and tell you what they said.

04

Tear off, dry in, finish, walk it

Tear-off and dry-in the same day. Then decking, underlayment, metal, field, ridge, and a walk-through with you. Work runs 7:00 a.m. to 9:00 p.m. under the city's noise article.

Roof types we work on

Architectural asphalt shingle

Laminated asphalt is what nearly every Leander roof is. The meaningful upgrade on a ten-year-old builder roof is rarely the brand — it is the assembly: a full starter course, matching hip-and-ridge, correct fastening for a 115 mph wind design, and ventilation that was calculated rather than estimated.

Class 4 impact-resistant systems

Leander's replacement driver is hail, which makes this a genuine question here rather than an upsell. Class 4 is a laboratory impact rating that many carriers discount — we will explain plainly what it is and what it is not before you pay a premium for it.

Standing seam and metal panel

Metal suits the larger Hill Country lots on Leander's west side and changes the arithmetic for an owner staying twenty-five years. Note the local wrinkle: the city's ordinance requires new metallic roof surfaces producing glare beyond a property line to be painted, so finish selection is part of the conversation here.

Residential Roofing Contractor Leander TX FAQ

Common questions about this service.

Don't see your question? Call us at (512) 900-1054 — we're happy to talk it through.

Do I need a permit to re-roof my Leander house? +

Leander's own documents give two different answers and we would rather show you both than pretend. The city's permitting page lists exterior work including re-roofing under the heading of work that does not require a permit, and re-roofing does not appear on its list of work that does. But Leander adopted the 2021 International Residential Code by Ordinance 25-034-00, effective 1 July 2025, and did not amend the permit-exemption section — and that unamended list does not exempt roof covering replacement. The city's page adds that the list is not comprehensive and to confirm before commencing work. We call Permits and Building Inspection at (512) 528-2733 and tell you what they said.

What is this about the city approving my roofing material? +

Leander Code Sec. 3.03.040(4) provides that samples of roofing material shall be provided to the building official, and no building permit shall be issued until the building official approves the roofing material. The same subsection prohibits materials producing reflective glare beyond the property line, requires new metallic roof surfaces producing such glare to be painted, and contains two sentences about wood shingles and shakes that contradict each other — one prohibits them on all structures, the other allows Class B rated ones on all structures. It is worth knowing about before you fall in love with a sample.

I read that Texas cities can't ban roofing materials. Which is right? +

Texas Government Code Chapter 3000, from House Bill 2439, limits how far a city may go in prohibiting or restricting a building product approved by a recent national model code, provides that a conflicting regulation is void, and lets an aggrieved party sue to enjoin one. Leander's rule is citywide rather than confined to a historic district, so the statute's historic-district exceptions do not obviously apply. We are not going to declare a city ordinance void — that is a lawyer's call. What we will do is raise it with you before you choose, and if you are told a code-approved material will not be permitted, ask the city for the specific code section in writing.

What wind speed is my roof designed for? +

115 mph, per Leander's own amendment to Table R301.2(1) at Sec. 3.03.034. The full row set is ground snow load 0 to 5, wind design 115 mph with no special topographical effect, seismic design category A, negligible weathering, frost line depth under six inches, moderate termites, winter design temperature 32, summer 90 in a hot and humid environment, mean annual temperature 70, and 4.25 inches per hour of hundred-year rainfall. Worth noting that Leander is ten mph above Austin's 105 — if you moved up from Austin, your new roof is built to a higher number.

My house is only ten years old. Why would I need a roof? +

Usually you would not, on age — 62.6% of Leander's housing was built in 2010 or later and those roofs are mid-life. Two things do put a young Leander roof in play. The first is hail, which does not care how new the shingles are, and Leander took three-inch stones on 16 May 2025. The second is builder-grade installation: with 4,669 homes built in 2020 or later, there is a large population of roofs now past the builder's one-to-two-year workmanship window but still inside the material warranty, where a nailing, starter or underlayment defect surfaces. If you are in neither category we will tell you to wait.

How bad was the May 2025 hail? +

It was the defining Leander event in the record. A single supercell produced 24 separate hail reports at Leander between 7:42 and 8:20 that evening — a three-inch stone, baseball-size hail twice including in the Deerbrooke neighborhood, and chicken-egg to tennis-ball hail alongside it. If you have not had your roof looked at since that evening and you live anywhere near Deerbrooke, Crystal Falls, Bryson, Travisso or Rancho Sienna, it is worth a look.

Does the city check my roofer? +

Lightly. Leander requires all general contractors and subcontractors to have an updated registration form on file with the Building Inspection Department before a permit issues, and that registration is free of charge. Leander also requires a surety bond or escrowed deposit plus liability and property damage insurance before any building permit issues. But registration is a roster, not a license — there is no competency test and Texas issues no state roofing license. Ask for a current certificate of insurance and ask how long the company has traded under the same name.

We're in a MUD. Does that affect anything? +

Indirectly, and it is worth saying out loud. Eleven active municipal utility districts touch Leander city limits, and a homeowner inside one pays MUD property tax on top of city and county. That compresses what people have available for out-of-pocket work, which makes handling an insurance claim properly far more important here than in a city without that layer. It can also mean a MUD-linked HOA or POA sits in the approval chain alongside the city.
