Only 7.5% of Leander's housing predates 1990, so almost nothing here is replaced because of age. Leander roofs come off for two reasons: hail, and builder-grade work that failed early. That shapes how we quote a replacement. We will not tell you your roof is old, because it probably is not — we will show you dated storm evidence or we will show you what the original crew did wrong, and if we can show you neither we will tell you to wait.
Roof Experts is the roof replacement partner Leander TX property owners trust. We bring DFW-quality crews and materials to every Leander project — asphalt shingles, metal, tile, and slate. Free inspections, transparent pricing, workmanship warranties. Need an estimate? Call Roof Experts at (469) 936-7663 or request your free roof inspection online.
Everything comes off. On a Leander roof the decking is usually young and sound, but the fastening, the starter course and the underlayment beneath a production roof frequently are not — and a recover hides exactly what you paid to have fixed.
Leander fills in its own Table R301.2(1): wind design 115 mph with no special topographical effect, ground snow load 0 to 5, seismic category A, negligible weathering, frost line depth under six inches, moderate termites, and 4.25 inches per hour of hundred-year rainfall. On a roof that number lives in the nailing pattern, the starter course and the edge metal — the three things a production crew cuts first.
Sec. 3.03.040(4) requires samples of roofing material to be provided to the building official, with no building permit issued until the material is approved. The same section restricts reflective glare from metallic roofs and contains conflicting sentences about wood shingles and shakes. We manage that step and we tell you it exists before you choose a product.
Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they hit the dumpster and the replacement count goes on the invoice rather than into a lump sum written before the roof was open.
Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal, and an honest look at whether the attic actually breathes. Leander adopted no roofing amendments, so the unamended 2021 IRC governs and the details are what you are buying.
Leander franchises the temporary roll-off providers permitted to operate in the city and publishes the list. We use one from that list, cover beds and AC units before the first shingle moves, and run two magnet sweeps at the end.
Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.
Shingle line, starter, ridge, underlayment and metal, with samples prepared for the building official where required and a check against your subdivision's HOA covenant. Leander has 127 platted residential subdivisions and heavy MUD overlap — assume a covenant exists.
We call Permits and Building Inspection at (512) 528-2733 to settle whether your job needs a permit, since the city's website and its adopted code disagree. Every contractor and subcontractor working in Leander must be registered with Building Inspection first — free, but not optional — and the city requires a bond or escrowed deposit plus liability and property damage insurance before any Chapter 3 permit issues.
Tear-off and dry-in the same day — an open deck does not sit overnight in a Central Texas spring. Then decking, underlayment, metal, field, ridge, and a walk-through before the truck leaves. Work runs 7:00 a.m. to 9:00 p.m.
Laminated asphalt is what almost every Leander roof is and will be. The meaningful upgrade is rarely the brand — it is the assembly, because a 115 mph wind design means nothing if the field is nailed high and the starter course is missing.
Leander's replacement driver is hail, so this is a real question here. Class 4 is a laboratory impact rating that many carriers discount — we will explain what it is and what it is not, and quote the roof both ways so the premium is visible.
Metal suits the larger Hill Country lots out past Crystal Falls and Travisso, and changes the arithmetic for an owner staying twenty-five years. The local wrinkle: Leander's ordinance requires new metallic roof surfaces producing glare beyond a property line to be painted, so the finish is part of the specification here.
Five years on our labor for a full replacement, written and specific about what it covers, handed over at the end of the job rather than promised on a doorstep.
Install a complete manufacturer system — starter, field, ridge and underlayment from one line — and the manufacturer's system warranty applies in your name, with the registration and documentation handed to you.
Open-deck photographs, the sheathing replacement count, the products installed, the building official's material approval and any permit. Leander turns over often; when you sell, that file is what an inspector asks for.
Don't see your question? Call us at (512) 900-1054 — we're happy to talk it through.
Leander's own documents disagree and we will show you both rather than pick a side. The city's permitting page lists exterior work including re-roofing under the heading of work that does not require a permit, and re-roofing is absent from its list of work that does. But Leander adopted the 2021 International Residential Code by Ordinance 25-034-00 effective 1 July 2025 and did not amend the permit-exemption section, and the unamended list does not exempt roof covering replacement. The city's page says its list is not comprehensive and directs you to confirm. We call (512) 528-2733 for every job.
115 mph, per Leander's own amendment to Table R301.2(1) at Sec. 3.03.034. Austin, half an hour south, is 105. The number matters less than what it implies on the roof: a tighter fastening pattern, a proper starter course at eave and rake, and edge metal that is actually installed. Those are the three things that fail first under uplift and the three things a production crew skips.
Under Sec. 3.03.040(4), yes — samples of roofing material shall be provided to the building official, and no building permit shall be issued until the building official approves the roofing material. The same subsection bars materials producing reflective glare beyond the property line, requires new metallic roof surfaces producing such glare to be painted, and contains two sentences on wood shingles and shakes that contradict each other. Separately, Texas Government Code Chapter 3000 limits how far a city may restrict code-approved building products. If you are told a material will not be allowed, ask for the specific code section in writing.
Only if there is a reason, and the reason should be visible in photographs. 62.6% of Leander's housing was built in 2010 or later — a twelve-year-old asphalt roof is mid-life, not end-of-life. What can legitimately put it in play is hail, and Leander took a three-inch stone and baseball-size hail in Deerbrooke on 16 May 2025. If your roof was under that storm, it is worth an inspection. If it was not, and the shingles are sound, we will tell you to wait and we will not charge you for the visit.
Worth asking about before you pay for a replacement. Leander has 4,669 homes built in 2020 or later and 12,228 from the 2010s, so there is a large body of roofs past the builder's workmanship window but still inside the shingle manufacturer's material warranty. If what we find is a nailing, starter-course or underlayment defect rather than storm damage, we will say so — that may be a claim against the builder or the manufacturer, and it is money that does not come out of your pocket.
Worth checking, because it changes the whole picture. Leander states that properties outside the city limits and inside the Leander ETJ are only required to have permits for signs and water or wastewater connections — so an ETJ roof is effectively unpermitted and uninspected by the city, and Williamson County does not fill that gap. It is a reason to be particular about who you hire out there, because nobody else is checking the work.
Most Leander homes are a one-day tear-off and reroof, sometimes two on a steep cut-up roof or a large Travisso or Grand Mesa home. The city's work window is 7:00 a.m. to 9:00 p.m., and the scheduling variable is usually the material approval step rather than the crew — which is why we start that early.
Outside the hail window if your roof will hold. The Leander record is dominated by spring events — 16 May 2025, 15 April 2021, 18 March 2018 — though October hail appears too. Booking in late summer, autumn or winter gets you better crews and better material lead times rather than a place in a queue behind several thousand claims.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
