Roof Replacement McKinney TX

McKinney does not register roofing contractors. Its own packet says anyone can claim to be one. So the only screening on the company that replaces your roof is the screening you do yourself — here is exactly what to check.

Full tear-off where two layers exist

McKinney allows a re-cover over one existing layer only. Two coverings on the deck means everything comes off. We establish which you have before quoting rather than after the first bundle is lifted.

code

Drip edge at eaves and rakes

Required by McKinney on all asphalt shingled roofing projects, and one of the first line items dropped from a cheap bid because nobody can see it from the ground. It is in ours every time.

home

Decking repair and ventilation

Rotten, delaminated or fastener-chewed sheathing replaced and photographed, sound sheathing kept. Intake and exhaust balanced to the attic volume — the requirement most denied shingle warranty claims actually turn on.

shield

Underlayment and edge detailing to 105 mph

Synthetic underlayment, a proper starter course, and ridge and rake detailing specified to McKinney's adopted 105 mph under the 2024 code family rather than to a regional average.

drop

New flashing, valleys, boots and vents

Replaced rather than reused. Reusing flashing is the quickest way to shave a bid and the most reliable way to produce a leak in year three — and it is invisible either way.

landmark

Historic overlay submittals

In-kind replacement in the "H" Overlay is exempt from Certificate of Appropriateness review. A material change on a street-visible elevation needs a CoA first, roughly ten to thirty days. We prepare and carry that submittal.

Our process

Four steps from first call to finished.

01

Deck walk and a written scope with the assumptions stated

How many squares, how many existing layers, how much decking is included, what happens if we find more, what flashing is replaced rather than reused, and what ventilation is specified. A surprise on a re-roof is almost always a scoping failure rather than a discovery.

02

Historic overlay and HOA cleared before a start date

An in-kind replacement needs no Certificate of Appropriateness; a material change on a visible elevation needs one approved first, about ten to thirty days. HOA architectural approval runs in parallel. We would rather hold both answers than promise a date we cannot keep.

03

Permit pulled — $200, on every project

McKinney requires a permit for all roofing projects with no threshold. In a city with no contractor registration at all, the permit and the inspection are the only official record that your roof was replaced by somebody accountable.

04

Tear-off, drip edge, dry-in, inspection, file

Nothing opened wider than we can dry in the same day. Drip edge at eaves and rakes, deck repairs photographed before they disappear, inspection passed, manufacturer warranty registered, and the photographic record handed to you.

Roof types we work on

Architectural laminated shingle

Dimensional, UL Class A, rated to McKinney's adopted 105 mph. The default across the 2000s housing that makes up most of the city, with a colour range wide enough for the master-planned community palettes.

Big-hail county

Class 4 impact-resistant shingle

UL 2218 Class 4, in a county with 17 days of two-inch-plus hail in eleven years against Dallas County's nine. Frequently eligible for a Texas carrier premium discount, which is worth pricing before you choose.

Modified bitumen and single-ply
Low slope sections

Modified bitumen and single-ply

Most McKinney houses have at least one section under 2:12 — a porch, patio cover or addition — where a shingle will not hold. Those get a proper membrane flashed into the steep-slope field.

Workmanship warranty, in plain English.

5yr

Workmanship warranty

Written, on the installation. In a city with no roofing contractor registration at all, the continuity of the company behind the warranty is the entire point — ours has run from the same building since 2019.

30+yr

Manufacturer system warranty

On qualifying systems installed to the published specification, including the ventilation requirement that most denied warranty claims hinge on.

1yr

First-season inspection

We return and check sealant, flashing, boots and ridge before the next March-to-May window, which carries roughly three quarters of Collin County's hail.

Roof Replacement McKinney TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

How do I vet a roofer in a city that licenses nobody? +

Three checks, and they take about ten minutes. Ask for the certificate of insurance and ring the carrier to confirm it is live — not just that a PDF exists. Ask for manufacturer certifications and verify them with the manufacturer rather than the salesperson. Ask for a physical business address and put it into a map, because a rented suite that appeared after the last storm is not the same as a building somebody owns. Ours is 601 N 1st Street in Garland, in continuous use since 2019.

Can I re-cover instead of tearing off? +

Only if there is one existing layer. McKinney permits a re-cover over a single layer; where two coverings are already on the deck a full tear-off is required. We recommend tear-off in most cases anyway, because a re-cover hides the decking from you and from the inspector and generally shortens the life of the new roof.

What does the permit cost and is it always required? +

$200 flat, and yes — McKinney's rule is unqualified. Permits are required for all roofing projects, with no square-footage minimum and no percentage threshold. On a full replacement there is no ambiguity at all.

Is drip edge included in your price? +

Always, and McKinney requires it on all asphalt shingled roofing projects. It is one of the first line items cut from a low bid because it is invisible from the ground. If you are comparing quotes, ask each bidder to confirm in writing that drip edge at eaves and rakes is in their number.

What wind speed will my roof be built to? +

105 mph, under the 2024 code family effective 1 October 2025, which adopts the NCTCOG March 2025 regional amendments by reference under Code Section 122-26. That figure drives the fastener schedule, starter course, and ridge and rake detailing.

How long does the job take? +

The installation is usually one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. In the historic overlay a material change adds ten to thirty days for the Certificate of Appropriateness, and HOA architectural approval can add time in the master-planned communities. Those are the long poles, not the roofing.

My house is fairly new. Why would I replace rather than repair? +

Usually because of storm damage rather than age — McKinney's median build year is 2007. A builder-grade shingle that has taken two-inch hail has a fractured mat across a large area, not a single failure point, and patching a fractured field is not a repair. Collin County recorded 17 days of two-inch-plus hail between 2015 and 2025. An inspection tells you which situation you are in.

Will you handle the insurance claim? +

We document the damage, meet the adjuster on the roof and supply the scope. What we will not do is promise you an approval or inflate a scope so the deductible disappears. On McKinney's older pockets — Eldorado, Quail Creek, Timber Creek, the original town grid — the honest answer is sometimes ordinary end-of-life replacement rather than a claim, and we will say so.
