Mesquite is our next-door neighbor — the city line is about ten minutes from our Garland office. It also gets far less hail than the suburbs north of it, which changes what a Mesquite roof actually needs.
Here is something no roofing company will volunteer: Mesquite gets roughly a third the hail of the Collin County suburbs. NOAA logs 90 confirmed hail reports within ten miles of Mesquite since 2010. Plano has 291, Allen 283, Frisco 273. Even Garland, right next door, has 216. Mesquite is one of the quieter large cities in the metroplex for hail, and that is not a reporting gap — it is a dense city of 158,000 people, so storms here get reported.
Wind is the different story. The National Weather Service surveyed straight-line winds of 75 to 80 mph around Meadowbrook Drive on April 30, 2025. In March 2023 a 65-knot gust peeled metal panels off the Amazon warehouse roof near I-635 and Lake June, exposing the inside of the building. Two EF0 tornadoes have actually touched down in Mesquite — April 2012, which took the roof off a service station on North Galloway, and March 2019, which stripped roof material along Allen Drive and peeled back the metal roof at a church on the I-635 ridge.
On the December 2015 tornado, we will be precise where others are not: it touched down about two miles from Mesquite's city center, in neighboring Sunnyvale, then tracked north into Garland and Rowlett — away from Mesquite. It was not a Mesquite event.
What Mesquite does have is age. The median home here was built in 1983, and 68% of the housing stock predates 1990. That is a city of forty-year-old houses on their second or third roof, wearing out from sun and time as much as from storms.

Mesquite requires every contractor to register with the city and post a $5,000 surety bond payable to the city, specifically covering failure to remedy defects or faulty workmanship. Get it inspected first, and be a little skeptical. Mesquite's hail record is genuinely lighter than the northern suburbs — 90 confirmed reports in sixteen years within ten miles. That does not mean your roof is fine; a 1983-median-year city has plenty of roofs failing from age. But age is not a covered loss, and a denied claim goes on your record. We will tell you honestly which one you have.
$65 residential and $100 commercial, flat, with no size threshold — every reroof needs one. A final inspection is required on every permit. Your contractor must be registered with the city and carry a $5,000 surety bond, and the city doubles the fee for work started without a permit. All fees are non-refundable.
Mesquite follows the International Residential Code on reroofing without local changes, so a recover is barred where the existing roof is water-soaked or deteriorated, where it is slate or tile, or where two layers are already up. On a Mesquite house built in 1983 there is a real chance a second layer is already there. We tear off regardless — on a roof that age, the decking is what we need to see.
