Its inspections list states, for a roofing or re-roof permit: "Roofing/Re-roof: verification of underlayment, insulation, crickets, flashing, roofing complete," and separately "Roof Drains: water test required on drains, seals, and overflows."
That word — crickets — is the tell. A cricket is the small peaked structure built on the uphill side of a chimney or wide penetration to divert water around it instead of letting it pond. It is one of the most commonly skipped details in residential roofing, invisible from the ground, and one of the most common causes of a chimney leak. Sunnyvale names it on the inspection list. A contractor who has not read that list will not have priced it.
The permit is $200 for a residential re-roof — the highest flat residential roofing permit in this part of Dallas County — under Ordinance 2025-15, effective 8 September 2025. Commercial is valuation-based, starting at $150. First re-inspection is $100 and every subsequent one is $200, same-day inspection is $100, after-hours $200, and a Stop Work Order carries a $200 penalty. Two things Sunnyvale's development ordinance does control that surprise people:
Roof drainage. "All roof drains of residential structures shall be directed to the street or toward a rear swale." Sunnyvale is a swale-and-ditch town rather than a curb-and-inlet town, and where your downspouts discharge is regulated, not optional.
Lake-frontage accessory structures. A boathouse roof, or a landside gazebo roof, "shall be built with one of the following systems: clay tiles, standing metal seemed (architectural quality), slate shingles, concrete shingles, or ceramic." Composition shingle is not on that list. If your project touches a lakeside structure, the material decision is already made for you.
Carports must have a pitched roof matching the existing pitch of the house, with roofing materials substantially matching the colour and type of the principal building. And fire sprinklers are required under Sunnyvale's amended R313 on residential buildings over 5,000 square feet, additions over 5,000 square feet, reconstruction involving more than 50% of the square footage, and residential additions exceeding 500 square feet — worth knowing if your roof project is part of something larger.
Sunnyvale's housing is the newest and the most owner-occupied around: 2,792 units, median year built 2006, only 7.2% built before 1980, and 91.5% owner-occupied with 2,617 detached single-family homes. Stoney Creek alone runs more than ten phases and roughly 740 homes between 2007 and 2025. Sunnyvale Estates Installments 3 and 4 (1976–1984) are the only meaningful pre-1985 stock.
One note on the storm record: NOAA has only two entries under the name "SUNNYVALE" in eleven years, so the relevant reports are logged under Mesquite. On 2 June 2017, 2.00-inch hail at Mesquite 1.6 miles out, with 2.50-inch at New Hope five miles away the same afternoon. 13 June 2023, 1.75-inch at 2.9 miles. 8 April 2024, 1.50-inch at 3.3 miles. 30 April 2025, an 81 mph gust at 5.1 miles.
