Commercial Roofing Contractor Missouri City TX

Missouri City straddles two counties. A Missouri City address can sit in Fort Bend or in Harris, and that decides the appraisal district, the municipal utility district and anything permitted at county level. It does not change the city's own permit requirement — Missouri City requires a separate permit application for roof repair and replacement — but it does change several things around it, which is why we establish it before quoting rather than after.

County and code confirmed before specification

Missouri City publishes the 2021 International Building Code and its companion 2021 codes plus the 2023 National Electrical Code. The residential code edition is not stated on the same page, so on anything where the edition matters we call the Development Services office and get it in writing rather than assuming it matches.

shield

Single-ply membrane — TPO, PVC, EPDM

Mechanically attached or fully adhered, over a tear-off or a recover, decided by what the cores show. Missouri City's commercial stock runs alongside a housing market with a median build year of 1993, so decks here have often carried a roof already.

drop

Modified bitumen and built-up

Two-ply asphaltic systems where rooftop traffic is heavy or equipment needs constant service. Granulated cap sheets take abuse a single-ply will not, and on a building with a long repair history the redundancy is genuine insurance.

home

Metal roofs and panel retrofit

Fastener and closure work, eave and end-lap repair, panel replacement and retrofit framing over a failed metal roof — priced separately so the decision gets made on real numbers rather than one figure.

badge

Insurance and credentials, because the city checks neither

Missouri City registers building, electrical, irrigation, mechanical, plumbing, sign and swimming pool contractors. Roofing is not on the list, and Texas issues no state roofing license. So no government body vets a roofer here at all — the screens are the permit, the contractor's own insurance and voluntary manufacturer credentials.

clock

A 7 a.m. start, lawfully

Missouri City's noise ordinance makes it unlawful to operate pile drivers, pneumatic hammers, hoists and similar loud apparatus in building operations between 10:00 p.m. and 7:00 a.m. So a commercial tear-off can lawfully begin at seven, which on a Gulf Coast summer job matters to the crew and to the schedule.

Our process

Four steps from first call to finished.

01

Survey, cores and jurisdiction

Full roof walk, core cuts, drainage assessment and photographs of every penetration and curb — plus confirmation of which county your building sits in, because a Missouri City address can be in either Fort Bend or Harris.

02

Assembly recommendation with trade-offs named

Recover versus tear-off, membrane, insulation, tapered design and attachment, with the reason for each written out and what the cheaper option really costs across ten years.

03

Permit and fee confirmed, not estimated

Missouri City requires a separate permit application for roof work. We confirm the current fee with Development Services rather than quoting a figure from an older application form — the city has published a newer fee schedule and we would rather give you the real number than a stale one.

04

Install, inspect, close out

Daily dry-in, no open deck overnight, and a closeout package with product data, warranty registrations, core findings, the permit and completion photographs.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

TPO and PVC single-ply
Most low-slope buildings

TPO and PVC single-ply

Heat-welded seams, a reflective surface that earns its keep through a Gulf Coast summer, and a clear repair path for a building held for decades. PVC earns its premium where restaurant exhaust or chemical discharge is in play.

60 mil and 80 mil specified by traffic and exposureTapered polyiso to correct ponding rather than live with itSeams probe-tested, not visually approved
Modified bitumen systems
Heavy traffic and older decks

Modified bitumen systems

Multi-ply asphaltic systems take constant rooftop access and tolerate an imperfect substrate better than a single-ply. On a building that has been patched since the 1980s that redundancy is worth more than a spec-sheet comparison suggests.

Two-ply base and cap, cold-applied or self-adheredComplete base-flashing rebuild at parapets and curbsWalk-pad routes to rooftop equipment installed as part of the job
Panel, fastener and retrofit work
Metal buildings and canopies

Panel, fastener and retrofit work

Most metal roofs fail at a fastener, a closure or an eave detail long before the panel does. We price the detail repair and the full re-panel separately so the decision gets made on real numbers rather than one lump sum.

Workmanship warranty, in plain English.

5 yryr

Workmanship

Five years on our labor for a full commercial system, in writing, with the covered scope stated. Repairs and partial scopes carry a shorter term and the contract says which one you bought.

NDLyr

Manufacturer system warranties

No-dollar-limit system warranties of 15 to 20-plus years where the building and the scope qualify, installed by a certified crew with a manufacturer field inspection. We tell you whether yours qualifies before you budget around it.

Doc.yr

Closeout package

Product data, warranty registrations, core-cut and moisture findings, the permit and completion photographs. In a city that does not register roofers, that file is a meaningful part of what you are buying.

Commercial Roofing Contractor Missouri City TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Does a commercial re-roof need a permit in Missouri City? +

Yes. The city's own building permit application lists roof repair and replacement as a work class and states that separate permit applications are required for it. We confirm the current fee and the exact scope with Development Services before it goes on your contract — the city has posted a newer fee schedule than the figure that appears on some older application forms, and we would rather quote you the real number than a stale one.

Does the city vet roofing contractors? +

No, and that is worth knowing. Missouri City's contractor registration covers building, electrical, irrigation, mechanical, plumbing, sign and swimming pool trades. Roofing is not among them, and Texas issues no state roofing license either. So a Missouri City building owner gets no governmental vetting of a roofer whatsoever — the only real screens are the permit itself, the contractor's own insurance, and voluntary credentials like manufacturer certifications. Ask for the certificate of insurance on the first visit.

Which county is my building in? +

It depends on the address, because Missouri City sits in both. The Census Bureau's place-to-county file lists Missouri City in Fort Bend County and Harris County. The county decides your appraisal district, which municipal utility district you are in, and anything permitted at county level. It does not change the city's roofing permit requirement. We check it as part of the survey.

Which building code applies? +

Missouri City cites the 2021 International Building Code and the companion 2021 fire, mechanical, plumbing, energy and fuel gas codes, plus the 2023 National Electrical Code, adopted through its building chapter. The residential code edition is not stated on the same page and we could not retrieve the codified chapter, so on a project where the edition matters we get it confirmed in writing rather than assuming it tracks the IBC year.

What design wind speed applies? +

We will not publish a number for Missouri City, because we could not source one. The city's adopted design criteria were not retrievable, and Missouri City is not in a Texas Department of Insurance designated catastrophe area — so there is no TDI zone figure to fall back on either. For an engineered commercial assembly we obtain the governing value from the building official in writing and design to it.

Do we need a windstorm certificate? +

No. Missouri City sits in Fort Bend and Harris Counties. Fort Bend is not among the state's fourteen first-tier coastal counties, and Harris County is inside the designated catastrophe area only for property east of State Highway 146 and within five named city limits — none of which is Missouri City. So no WPI-8 or WPI-8-E regime applies here.

How much storm exposure is there? +

Moderate by the federal record and heavier in reality, and the gap is worth explaining. Fort Bend County logged 12 distinct hail days and 25 damaging-wind days across 2015 to 2025, with the largest stone 2.75 inches at Needville in March 2024. Missouri City appears by name in five wind records and in the March 2024 hail day. But that database contains nothing at all for Hurricane Beryl in July 2024 — the entire Houston/Galveston forecast office logged zero events for the month — while Fort Bend County collected around 550,000 cubic yards of storm debris in the aftermath. Never assume the federal record is the whole picture here.

When can the crew start? +

Seven in the morning. Missouri City's noise ordinance makes it unlawful, in conducting building operations between 10:00 p.m. and 7:00 a.m., to operate any pile driver, steam shovel, pneumatic hammer, derrick, pump, generator or hoist that is loud or unusually noisy. A 7:00 a.m. start is therefore lawful and is what we plan to. No separate Sunday or holiday restriction appears in the text we were able to read.
