Roof Repair Missouri City TX

The federal storm database is not the whole story in Fort Bend County, and a roof repair conversation that relies on it alone will get things wrong. Hurricane Beryl's July 2024 impacts are entirely absent from it — the Houston/Galveston forecast office logged zero events for the whole month — while the county collected around 550,000 cubic yards of storm debris in the aftermath. If your damage dates from that summer, it gets documented from your roof, not from a dataset that does not contain it.

drop

Leak tracing

Water gets in one place and shows up somewhere else. We work backwards from the stain through penetrations, valley terminations, step flashing, wall tie-ins and nail pops before anyone suggests tearing anything off. On a 1990s Missouri City roof the answer is usually a detail.

home

Wind damage, found and marked

Fort Bend County records twice as many damaging-wind days as hail days, and Missouri City appears by name in five of them. A shingle that lifted and laid back down has a broken sealant strip and will take the next gust. We check the rake and ridge lines by hand and mark what we find so you can see it.

shield

Hail bruising and granule loss

A bruise fractures the shingle mat under a surface that still looks intact and shows up as a leak years later. On a thirty-year-old roof it is often the difference between another few seasons and a failure next spring. We chalk what we find and tie it to a dated event where one exists.

check

Flashing, valleys and penetrations

Rusted valley metal, face-nailed counterflashing, split pipe boots, chimney pans that were never right. On Missouri City's 1970s and 1980s stock these are where the repeat leaks live, and they get replaced with new material rather than sealed over.

file

Documentation you keep

Dated photographs, a written scope in the order the work has to happen, and the storm date where one can be established. That file is yours whether you use us for the repair or not. We do not file your claim and we do not tell you what your policy owes.

badge

Insurance produced up front

Missouri City does not register roofing contractors and Texas does not license them, so nobody official checks. We bring a current certificate of liability insurance to the first visit rather than promising to send it later.

Our process

Four steps from first call to finished.

01

Somebody gets on the roof

We photograph the damage, the visible deck condition and the areas that are fine — that last part is what keeps a repair a repair, and it is what most estimates leave out.

02

The honest split

Repair, partial or replacement, with the reason for each. On a Missouri City roof age weighs heavily: the median house dates to 1993 and more than one in five was built in the 1970s, so mat condition is usually the deciding factor.

03

Permit where the city requires one

Missouri City's application lists roof repair and replacement together as work needing a separate permit application, so we confirm the scope with Development Services rather than deciding for ourselves that a repair is small enough to skip it.

04

Repair, clean, walk it

Debris hauled to a private construction and demolition facility, magnet sweep of the drive and beds, and a walk of the finished work with you. If the repair ties to a storm date, the closing photographs go into your file.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Matching architectural asphalt
Most Missouri City repairs

Matching architectural asphalt

The hard part of an asphalt repair is the match, and on a roof from the 1970s or 1980s build-out the original profile is long discontinued. We tell you up front whether the patch will blend or read as a patch from the street rather than letting you find out afterwards.

Color and profile matched to the existing field where stock allowsSealant strips hand-sealed at the repair perimeterAny soft or split decking replaced rather than shingled over
Boots, vents and penetrations
The common failure

Boots, vents and penetrations

Plumbing vent boots, turbine and box vent flashings and step flashing at wall tie-ins fail long before the field does on roofs of this vintage. Correcting all of them rather than only the one that leaked is usually the highest-value repair available.

Boots sized to the pipe rather than stretched over itWhole-roof penetration audit rather than a single fixVent flashings reset properly rather than caulked
New metal, not sealant
Metal and flashing

New metal, not sealant

Valley metal, counterflashing, drip edge and chimney pans get replaced when they have failed. Sealant is a finish detail on a correctly built joint, never the joint itself.

Counterflashing reglet-cut or properly lapped, not face-nailedValley metal replaced full length instead of spliced at the damageStep flashing rebuilt at wall tie-ins rather than sealed over

Workmanship warranty, in plain English.

2 yryr

Workmanship on the repair

Our labor on the area we repaired. If it leaks, we come back. That is the whole of it, and it is in writing before you sign anything.

Mfr.yr

Material warranty in your name

Any shingle, underlayment or metal we install carries its own manufacturer warranty. We hand you the documentation rather than restating the manufacturer's terms as if they were ours.

Writtenyr

A scope you can hold us to

Every repair leaves with a written scope of what was replaced and what was deliberately left alone. If a second opinion disagrees with us later, you have the document to argue from.

Roof Repair Missouri City TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

My damage is from Hurricane Beryl. Why can't anyone find the storm record? +

Because it is not there, and it is worth knowing so you are not blindsided. We queried the federal storm database directly: Fort Bend, Galveston and Brazoria counties have zero storm event records of any type for July 2024, and the entire Houston/Galveston forecast office logged zero rows for any Texas county that month. Beryl appears in the database elsewhere — the remnants show up in New York, Arkansas and Vermont — but not here. Meanwhile Fort Bend County collected around 550,000 cubic yards of debris. We document Beryl damage from your roof and your own photographs instead.

Do I need a permit for a roof repair? +

Possibly. Missouri City's building permit application groups roof repair and replacement together as a work class requiring a separate permit application, which reads more broadly than several neighboring cities' rules. Rather than decide for ourselves that a given patch is small enough, we confirm the scope with Development Services and tell you what they said.

Should I repair or replace? +

Three things decide it, and age carries more weight in Missouri City than almost anywhere nearby. The median home dates to 1993 and 6,071 houses date to the 1970s. If lifting one shingle to slide a new one under it breaks the neighbors, a repair keeps growing. If decking took a hit, that has to be right regardless. And the fourth leak in three years on one slope is a replacement being paid for in installments.

Is hail or wind the bigger risk here? +

Wind, by roughly two to one in the record. Fort Bend County logged 25 distinct damaging-wind days across 2015 to 2025 against 12 hail days, and Missouri City appears by name in five wind records — in May 2015 three times, May 2017 and October 2022. The hail is real but less frequent: the county's largest stone in that period was 2.75 inches at Needville in March 2024, and Missouri City appears in the March 2024 hail day.

Who checks that the repair was done properly? +

Only you and the contractor. Missouri City registers building, electrical, irrigation, mechanical, plumbing, sign and swimming pool contractors — not roofers — and Texas issues no roofing license. So there is no governmental vetting of a roofer at all here. We answer that with documentation: photographs of the damage before, the substrate while it is open, and the finished repair, plus a written scope you keep.

A limb came down on the roof. What first? +

Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.

When can you work? +

From seven in the morning. Missouri City's noise ordinance makes it unlawful, in conducting building operations between 10:00 p.m. and 7:00 a.m., to operate pneumatic hammers, hoists, generators and similar loud apparatus — so seven is the lawful start. No separate Sunday or holiday restriction appears in the text we were able to read, though we keep weekend work quiet as a matter of course.

Will you handle my insurance claim? +

We document thoroughly — dated photographs, a written scope, and the storm date where one can be established — and we will be on the roof while your adjuster is, so you are both looking at the same damage at the same time. We do not file the claim, negotiate with your carrier or tell you what your policy owes. That is between you and your adjuster, and a roofer who says otherwise is doing you no favors.
