Roof Experts works Murphy, seven miles from our Garland office. Two-thirds of this city went up between 2000 and 2009 — which means a whole town's worth of original roofs is aging out at the same time, right now.
Murphy went from 3,099 people in 2000 to 17,708 in 2010, a 471% jump after the President George Bush Turnpike opened. The housing stock tells the same story: the median Murphy home was built in 2005, and 63.6% of every house in the city went up in that one decade. A builder-grade roof installed in 2005 reaches the end of a 20-year life in 2025. That is not a sales line, it is arithmetic on the census.
Murphy is also a real hail market, and unlike some of its neighbors the record backs it up. NOAA has logged 62 hail reports within five miles since 2010, across 29 separate days — call it a hail day every seven months. The largest confirmed stone inside the city is two inches, on April 23, 2021. On March 23, 2016 Murphy took inch-and-a-half hail along with a 69 mph gust, and on May 6, 2025 it was inch-and-a-half again.
The April 11, 2016 storm deserves an honest note, because you will hear it oversold. The record stone that day — five and a quarter inches, the largest ever confirmed in the area — fell in Wylie, four miles east of Murphy, not in Murphy. What NOAA does show is that the storm tracked straight along Murphy's latitude, with two and a half inch hail in Plano six miles west and a two inch report logged on Murphy Road just north of the city. Murphy was under that track. Murphy was not where the record stone landed, and we are not going to tell you it was.

View Roof Maintenance →Most DFW cities follow the model code, which permits a recover in limited cases. Murphy does not. Its reroofing requirements state plainly that new roof coverings shall not be installed without first removing existing coverings. Full tear-off to the deck, every time, no exceptions. If a bid you are holding quotes a layover in Murphy, it is quoting work the city will not pass.
Article 26.06 requires composition shingle to be 30-year minimum, in muted rustic earth tones — bright colors, pinks, purples and primaries are prohibited. Wood shake is banned. So is natural, galvanized or bare aluminum metal; only flat-pan standing seam with an approved factory finish is allowed. We bring samples that already comply instead of sending you back to the drawing board after plan review.
Murphy's baseline minimum residential pitch is 8:12, steeper than most of the metroplex, with certain styles allowed down to 5:12 and planned developments able to differ. Steeper means more staging, more safety setup and a higher waste factor. A bid that treats a Murphy roof like a 4:12 in Garland is either wrong or about to become a change order.

Probably close. The median Murphy home was built in 2005 and most builder roofs from that era were 20 to 25 year shingles, so the original roof is at or near the end of its rated life right now. That does not automatically mean replace — plenty of 2005 roofs still have a few years in them, especially if they were reroofed after the 2016 or 2021 hail. A free inspection tells you where yours sits instead of guessing from the year.
No, and we will not tell you it did. The 5.25 inch record stone on April 11, 2016 fell in Wylie, about four miles east. NOAA has no hail report located in Murphy that day at all. The storm did track along Murphy's latitude — there is a two inch report on Murphy Road just north of the city, and two and a half inch hail in Plano to the west — so Murphy was under it. Murphy's own largest confirmed stone is two inches, on April 23, 2021.
Yes, for anything over 25% of the roof area — under that, shingle replacement is exempt. Murphy charges $10 per $1,000 of work value with a $75 minimum, so a $20,000 reroof runs about $200 in permit fees. Your contractor also has to be registered with the city, which requires photo ID, proof of liability insurance and any state licenses presented in person. Inspection requests go in before 2:00 p.m. for next business day.
Yes, but only one kind. The city allows flat pan, standing seam metal with an approved factory finish. Natural metal is prohibited, whether galvanized or bare aluminum, and metal systems of the agricultural or industrial type are not permitted. Terra cotta, concrete tile and slate are also allowed, all in muted colors. We will walk you through what passes before you fall in love with a product that does not.
No. Murphy's adopted design criteria list ice barrier underlayment as not required, with a 115 mph design wind speed and a 5 pound snow load. We still run it in valleys and around penetrations because it is the right way to build in a hail market, but no one should present it to you as a Murphy code requirement.
