Roofing Contractor Pantego TX

Pantego is one square mile, surrounded on three sides by Arlington and on the south by Dalworthington Gardens. The town says so itself. And that single geographic fact explains almost everything about roofing here.

Because Pantego is landlocked, it has grown about ten percent since 1990 while the DFW region nearly doubled. The median home was built in 1975, roughly 63 percent of the housing predates 1980, and the Census estimates for new construction since 2010 are statistically indistinguishable from zero. There is essentially no new roof stock here. Every roof in Pantego is a replacement roof, most of them on houses the town describes as moderate to large lot single-family homes, and most of them on their third or fourth covering.

A fair warning on numbers before we go further: Pantego's Census sample is tiny and several of its published estimates carry margins of error as large as the estimates themselves. The median build year of 1975 and the median home value of $363,300 are reliable. Anything about vacancy rates or recent construction here is not, and we will not quote figures we cannot stand behind.

The storm record is the surprise. For a town of one square mile, Pantego sits in a genuinely active corridor. Thirteen reports of two-inch hail or larger have landed within five miles since 2010 — more than Hurst has taken, at a tenth of Hurst's size — across 32 distinct storm days. The largest stone inside five miles was 3.25 inches on May 27, 2024, the same stone the NWS summary of that evening describes as the largest size hail reported in the Arlington area of DFW. Back on May 24, 2011, golf-ball to baseball-sized hail fell at Interstate 20 and Bowen Road for several minutes. Bowen is Pantego's main north-south street.

Pantego's season also runs later than its neighbors'. June is its second-heaviest hail month with 24 reports, against just two for Hurst. If something hits your roof here in June, that is normal rather than freakish.

Pantego also has the best-measured wind record of any small town we work, and there is a reason. Forty-nine percent of the thunderstorm wind reports within five miles are actual instrument readings, against eight percent in Hurst, because the Arlington Municipal Airport automated station and an active amateur radio spotter network both sit inside that radius. On May 24, 2011 that station measured a 70 mph gust. On Father's Day 2019, emergency management recorded a measured 69 mph gust less than a mile from the center of town, and NWS surveys that afternoon found roof damage confined to shingles removed from several homes along Shady Hill Lane, across Green Oaks Boulevard and down Ivy Hill and Marshfield Court, with a brief EF-1 tornado east of Collins Street where a few homes had significant loss of roofing.

The event Pantego should remember is November 24, 2020. An EF-2 tornado began near West Mayfield Road and South Bowen Road — a mile and a half from the center of town, on Pantego's own thoroughfare — and tracked northeast with 115 mph maximum winds. The survey records significant roof damage to several structures along Colorado Lane, damage to businesses on South Cooper Street, and considerable roof damage at two apartment complexes, with large sections of roof ripped off two buildings at the Waterdance complex. Five people were injured.

We will also tell you what did not happen here. The December 13, 2022 tornado outbreak stayed north; the nearest tornado that morning was more than thirteen miles away. If a roofer cites that outbreak to you in Pantego, he is selling a regional headline rather than your address.

On code, Pantego adopted the 2021 International Residential Code by Ordinance 2023-917 in August 2023. And here is an honest gap we would rather state than paper over: the town's amendments are held on file in the office of the town secretary and are not published online. That means we cannot tell you Pantego's design wind speed, its ground snow load or whether it requires an ice barrier from the public record. Most cities around here run 115 mph with no ice barrier required, but we are not going to assert that for Pantego. We call Town Hall at 817-617-3700 and confirm for the job.

What we can tell you is that Pantego has no roofing article at all. We pulled the entire 266 kilobytes of the town's building regulations chapter. There is no section governing roof covering material, shingle class, wood shakes, re-roof layers, underlayment or roof pitch for a one- or two-family dwelling. The town's design guidelines do regulate roof material, form and color — and they open by excluding one- and two-family zoning districts from everything that follows. Your house is not covered. Any restriction on your shingle comes from somewhere other than the town.

A permit is required. The code makes it unlawful to repair or alter any building without first obtaining one, with no exemption list and no threshold. But Pantego publishes no re-roof fee line. Residential permits run on a $150 administrative fee plus sixty-five cents a square foot, and the code's valuation definition explicitly includes roofing, so that formula is what applies. A homeowner cannot look up a roof permit price in Pantego and get a number. Start work before the permit and the fees double.

Contractor registration here is the strictest we have encountered, and it is worth understanding. In Pantego it is unlawful to repair or alter any building unless you hold a valid contractor registration — the registration attaches to the work itself, not just to the permit. Initial registration is $150. Anyone working in the town rights-of-way, which includes staging a roll-off dumpster in the street, must carry a million dollars per occurrence with the town as certificate holder. A registration can be suspended for two municipal court convictions in twelve months and revoked for three, and revocation is permanent: no registrant whose registration is revoked shall be allowed in the future to be registered again in the town. A lapsed insurance policy is cause to cancel permits outright and the building official can deny inspections mid-job to a contractor whose registration is not active.

Everything runs through the town's online portal. Pantego states that payments and applications cannot be accepted in person or over the phone, and quotes roughly three business days for routine permits.
