Hays County storm damage is concentrated and irregular, which is exactly why a repair here deserves a real inspection rather than a pattern guess. Twenty-seven distinct hail days in eleven years, twelve of them in April. Nineteen damaging-wind days, seven of them in May. And two full years — 2018 and 2022 — with no severe hail at all. A San Marcos roof is not weathering steadily; it is taking occasional hard hits with quiet years in between, and the damage from three Aprils ago is often still sitting up there.

Water enters in one place and appears in another. We work backwards from the stain through penetrations, valley terminations, step flashing, wall tie-ins and nail pops before anyone suggests tearing something off. On most San Marcos roofs the answer is a detail, not the field.
A bruise fractures the shingle mat under an intact surface and shows up as a leak years later. We chalk what we find so you can see the pattern and judge it for yourself, and we tie it to a specific storm date from the NOAA record rather than a vague reference to hail season.
On 9 June 2019 the NWS recorded winds estimated at 75 mph partially peeling the metal roof off a house in San Marcos, and 80 mph blowing a large section of roof off a house at Niederwald the same day. Between those extremes sits the common case: shingles that lifted, broke their sealant strips and laid back down looking fine.
Rusted valley metal, face-nailed counterflashing, split pipe boots, chimney pans that were never right. These get replaced with new material, not sealed over with mastic that buys one summer.
Dated photographs, a written scope in the order the work has to happen, and the storm date it ties to. The file is yours whether you use us for the work or not. We do not file your claim and we do not tell you what your policy owes.
Tarp and dry-in to stop the water, then scope the permanent repair in daylight. Nobody should be making a roofing decision on a wet deck at nine at night.
We photograph the damage, the visible deck condition, and the areas that are fine — that last part is what keeps a repair a repair, and it is what most estimates leave out.
Repair, partial, or replacement, with the reasoning behind each. The deciding factors are shingle age, whether the mat is brittle enough that lifting one breaks its neighbors, and whether the decking took a hit.
San Marcos exempts roof covering replacement from permit unless the new covering is heavier than the old. A repair is comfortably inside that. If your job ever crosses into permitted territory we will say so and pull it; otherwise we will tell you plainly that no permit is needed.
Debris contained on site as the city's code requires, streets kept clear, magnet sweep of the drive and beds, and a walk of the finished work with you. If the repair ties to a storm date, the closing photographs go into your file.
The hard part is the match, not the shingle. Granule color drifts as a line ages and discontinued profiles are genuinely difficult to source. We tell you up front whether the patch will blend or whether it will read as a patch from the street.
Metal roofs around San Marcos and out toward Wimberley mostly fail at a fastener, a closure or an eave detail. The NWS record for 9 June 2019 includes a San Marcos house whose metal roof was partially peeled — that is an attachment failure, and it is fixable without replacing the whole roof.
Valley metal, counterflashing, drip edge, pipe boots and chimney pans get replaced when they have failed. Sealant is a finish detail on a correctly built joint, never the joint itself.
Our labor on the area we repaired. If it leaks, we come back. That is the whole of it, and it is in writing before you sign anything.
Any shingle, underlayment or metal we install carries its own manufacturer warranty. We hand you the documentation rather than restating the manufacturer's terms as if they were ours.
Every repair leaves with a written scope of what was replaced and what was deliberately left alone. If a second opinion disagrees with us later, you have the document to argue from.

No. The city's amended code exempts roof covering replacement from permit unless the replacement covering is heavier than the existing one, and a repair does not come close to that line. We will not add a permit fee to a repair invoice, and if a contractor tells you San Marcos requires one for a patch, ask them to show you the ordinance.
Three things decide it. Shingle age and mat condition — if lifting one shingle to slide a new one under it breaks the neighbors, the repair keeps growing every time. Decking — if a limb cracked sheathing or a rafter, that has to be right regardless of the shingle. And repeat history — the fourth leak in three years on the same slope is a replacement being paid for in installments. We show you the photographs behind whichever answer we give.
Very possibly, and it is a common San Marcos situation because the hail here comes in concentrated events rather than steadily. The 9 May 2024 storm produced three-inch hail at San Marcos Academy, two-and-a-half-inch near the outlet mall, and two-inch hail in the city that broke house windows and destroyed a solar panel. Hail bruising does not leak straight away — it fractures the mat and the leak arrives later. If you have not had the roof looked at since then, it is worth a look.
April, then May. Across eleven years Hays County recorded twelve hail days in April and seven in May — 70% of all hail days in those two months — with four in March, two in June, and one each in January and December. There were no hail days recorded at all in February, July, August, September, October or November. Wind runs slightly later, peaking in May. And 2018 and 2022 had no severe hail day at all, so this is a hazard that arrives in bursts.
Yes, and there is a clear example in the record. On 10 January 2020 a thunderstorm produced gusts estimated at 75 mph in Kyle, just up I-35, blowing the siding off a house, flipping a storage pod, downing trees and fences — and the NWS note reads that multiple houses had shingle damage. It is the best single piece of evidence against treating Hays County storm risk as an April-and-May-only concern.
Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We will tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.
Contain it and haul it properly. San Marcos writes contractor duties into its adopted code — a method of containment on every site, regular removal, adjacent streets kept free of debris, and nothing swept or washed into unprotected storm water conveyances. That last clause matters on the west side of town, which sits over the Edwards Aquifer Recharge Zone. Every hauler working inside city limits also has to hold a city commercial hauler permit, and we check ours.
We document, thoroughly — dated photographs, a written scope, the storm date it ties to — and we will be on the roof while your adjuster is, so you are both looking at the same damage at the same time. We do not file the claim, negotiate with your carrier or tell you what your policy owes. That is between you and your adjuster, and a roofer who claims otherwise is doing you no favors.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
