Roof Repair — Tulsa, Oklahoma

Roof Repair Tulsa OK

At 11:27 on the night of 17 June 2023, an anemometer 2.6 miles from downtown Tulsa measured a 100 mph gust. Within thirty minutes NOAA logged five more readings between 81 and 86 mph from Sand Springs to Owasso. That is a measured number, not an estimate from damage — which makes the Tulsa derecho the best-documented wind event in any market we work. If your roof has been failing in ways nobody has explained since that summer, this is where the explanation usually starts.

A straight repair-or-replace answer, with the photographs

Most of what we are called to in Tulsa can be repaired, and we say so when it can. Lifted shingles after a June outflow, a chimney counterflashing that has worked loose, a split pipe boot — those are repairs, and selling a replacement for them would be dishonest. What we will not do is patch a comprehensively bruised field. Either way you get the photographs, the marked test squares and the reasoning, and we encourage you to take all of it for a second opinion.

drop

Leaks traced to where water enters, not where it shows

Water travels. A stain over a bedroom ceiling routinely starts at a penetration well up the slope, and on Tulsa's housing — 64.9 percent built before 1980, with 17,297 units older than 1940 — the recurring culprits are aged step flashing, failed boots and a previous repair that was never integrated. Valleys deserve particular attention here, because Oklahoma mandates a 36-inch ice barrier in every valley and plenty of older Tulsa roofs do not have one.

shield

Wind damage dated to a real event

Tulsa County logged 296 thunderstorm-wind reports against 297 hail reports over eleven years. Two events dominate: 25 March 2015, which combined 4.25-inch hail near the airport with a 100 mph estimated gust near West Tulsa inside about twenty minutes, and the derecho of 17 June 2023, whose 100 mph reading near Garden City was measured rather than estimated. We check damage against the record for your address rather than attributing everything to whatever storm is most recent in memory.

Keeping your permit in the repair class

Tulsa's own guidance draws a line that matters to your wallet. A repair is the reconstruction, replacement or renewal of part of an existing building for maintenance or to correct damage — and a repair permit expressly does not include changes to the existing roof pitch or modifications to the roof structure. Cross that line and it becomes an alteration permit with plan submittal. Re-decking sits on the same application line as reroofing, so replacing bad sheathing does not by itself escalate the class. We scope with that boundary in view.

clock

Emergency tarping that stays temporary

When a roof is open, stopping water is the only priority. We tarp to hold through the next system, document what is underneath before we cover it, and return with a scoped repair rather than turning an emergency into a pressured contract. A tarp over an undocumented deck weakens your claim, and we have seen how that ends often enough to refuse to do it.

Credentials you can check before we start

Oklahoma requires our registration number on the contract, on our correspondence, on the sign at your job site with our firm name and phone number, and on both sides of the truck in two-inch letters with the 'OK' prefix. The Construction Industries Board publishes a free public lookup. After a storm, when the out-of-state trucks appear, that thirty-second check is the most useful thing a Tulsa homeowner can do — and an unregistered roofer cannot sue you in an Oklahoma court to collect.

Our process

Four steps from first call to finished.

01

Inspection within the week, photographs the same day

We get on the roof, mark test squares on multiple slopes, and photograph the damage alongside the areas that are sound. Attic access where the question is a leak. You keep the complete set whether or not you hire us, because a homeowner holding photographs can get a real second opinion.

02

Diagnosis dated against the NOAA record

Impact separated from wear, mechanical damage from installation defect, and any storm date checked against what NOAA actually recorded near your address. Tulsa's calendar makes this workable — May carries 48 percent of the county's hail reports — but the autumn and winter tail means a date outside spring is not automatically implausible here the way it would be in Dallas.

03

Written scope with the real options priced

Repair, partial replacement or full replacement, each with a cost and an expected remaining life, and our recommendation stated plainly. Where a permit is involved we identify the class, because keeping work inside the repair definition rather than the alteration definition avoids a plan submittal you do not need.

04

The repair, then a follow-up you can hold us to

We integrate rather than patch: flashings reworked, shingles woven into the existing field, penetrations resealed to specification, ice barrier installed at any valley we open. Then we come back after the next significant weather to confirm it held. Our workmanship coverage applies to a repair exactly as it does to a replacement.

Shingle repair and matching

The hard part of a shingle repair is making it disappear. We source the closest current match, show it to you before installation, and weave rather than butt the new courses in. Where a line has been discontinued we say so rather than promising a match that does not exist. On a field that has weathered fifteen Oklahoma summers, exact color matching is not achievable and anyone claiming otherwise is guessing.

Ice barrier and flashing rework
Valleys, walls and pitch changes

Ice barrier and flashing rework

This is the detail that separates an Oklahoma repair from a Texas one. The state mandates a 36-inch ice barrier centered in every valley and at every change in roof pitch where the lower roof has the lower pitch — requirements no Texas city we work in imposes, and ones that plenty of older Tulsa roofs predate. When we open a valley or a pitch transition for a repair, the barrier goes in. Step and counterflashing are removed and reworked, never caulked over.

Low-slope section repair and replacement
Shallow-pitch and mid-century roofs

Low-slope section repair and replacement

Tulsa has more shallow-pitch residential roof than most markets — Lortondale's mid-century tract is the famous case, but Brookside, Ranch Acres and Florence Park South are full of them. Those sections are frequently wrong for shingles, and a shingle repair on them is a temporary answer at best. A properly terminated membrane section is the right repair, and we will tell you when the repair you asked for is not the repair you need.

2yr

Roof Experts repair workmanship

Our repair work carries the same coverage as our replacement work. If a flashing we reworked or a section we rebuilt fails, we come back. A repair is not a lesser job with lesser standards and it should not carry a lesser commitment.

1yr

Post-repair follow-up visit

We return after the next significant weather event to confirm the repair held, at no charge. In Tulsa County, with a near one-to-one wind-to-hail report ratio, that is rarely a long wait. It is also how we find out whether our own diagnosis was right.

—yr

The state registration behind it

Every Oklahoma roofing contractor must be registered with the Construction Industries Board and carry at least $500,000 in liability for residential work, with the CIB itself as a certificate holder and automatic suspension on lapse. Verify ours through the CIB's public lookup before you sign anything — with us or with anyone else.

Roof Repair Tulsa OK FAQ

Common questions about this service.

Don't see your question? Call us at (539) 444-9955 — we're happy to talk it through.

Can my roof be repaired, or do I need a full replacement? +

Often it can be repaired, and we will tell you when it can. Our test: if the damage is localized and the remaining field has real service life, repair it. If the field is comprehensively bruised, a repair is money spent twice. You get the photographs, the marked test squares and the reasoning, and we encourage a second opinion. One Tulsa-specific wrinkle — because Oklahoma prohibits laying asphalt over asphalt, a replacement here is always a tear-off, which makes the repair-versus-replace math different from a market where a layover is an option.

Was it the 2023 derecho? +

It may well have been, and that one is unusually easy to check. On 17 June 2023 NOAA recorded a measured 100 mph gust near Garden City, 2.6 miles from downtown, with five more readings between 81 and 86 mph across Sand Springs, Garnett, Owasso and West Tulsa within about thirty minutes. Measured readings are rarer than estimates and they carry more weight in a claim. We check the record against your specific address rather than assuming every roof in the county was hit the same way.

Do I need a permit for a roof repair in Tulsa? +

It depends on scope, and Tulsa's own guidance is useful here. A repair is the reconstruction, replacement or renewal of part of an existing building for maintenance or to correct damage, and a repair permit expressly excludes changes to the existing roof pitch or modifications to the roof structure. A full re-roof is on the permit application as 'Reroofing/Redecking'. Re-decking does not by itself escalate the permit class. We confirm with the Permit Center rather than assuming, and Oklahoma statute requires proof of liability and workers' compensation insurance before a residential permit issues at all.

When is hail season here? +

May carries it — 142 of Tulsa County's 297 hail reports from 2015 to 2025 fell in May, the tightest peak of any county we track, with April at 57 and March at 28. But Tulsa does not shut off the way DFW does: 12 reports in October, 11 in September, four each in January and December. There is verified October hail at Sperry in 2019 and September hail near Turley in 2025. So a claim dated outside spring is not automatically suspect here, and we check the record rather than the calendar.

How do you tell hail bruising from ordinary wear? +

Bruising has a signature: a soft spot where the mat has fractured under the granule surface, usually with matching marks on soft metals like vent caps and gutter aprons. Age-related granule loss is uniform and follows sun exposure rather than impact pattern. We mark test squares on several slopes, photograph the soft metals, and check the damage orientation against the storm direction on the date in question. On a stock where nearly two thirds of homes predate 1980, wear is a real and common answer, and we write it when it is the right one.

Why do my valleys keep leaking? +

Frequently because there is no ice barrier in them. Oklahoma requires a 36-inch ice barrier installed in all valleys, running the length and centered on the valley, and another at every change in roof pitch where the lower roof has the lower pitch. Tulsa's own code carries the same requirement independently, so it is doubly established. Plenty of older Tulsa roofs were built before that was enforced, and a valley without one in a city with a 12°F winter design temperature and an air freezing index of 442 is a predictable failure point. When we open a valley, the barrier goes in.

Will the work be noisy, and are there rules about it? +

Tulsa has no codified construction-hours window we could locate — construction noise falls under the general standard in Title 27 Sec. 1400. Two items matter on a roofing job. Item F makes it an offense to use a mechanical device operated by compressed air unless it is effectively muffled, which is a direct statement about compressors and nail guns. Item C creates a Quiet Zone near a school, church, hospital or clinic that has posted a sign and its hours. We work to both.

How fast can you get out after a storm? +

Active leaks and open roofs first, with tarping to stop water before anyone discusses scope. We will not use the emergency as leverage for a contract. Documentation of what sits under the tarp happens before the tarp goes on, because a covered roof that was never photographed is a weaker claim. Tulsa's Inspection Services also functions as the city's Post-Disaster Response Team, and after a widespread event we coordinate with their sequence rather than working around it.
