Residential Roofing Contractor Waco TX

Waco's single largest housing decade is the 1950s — 10,127 homes, 16.6% of the city — and that is not an accident of the market. It is the decade of the May 1953 F5 tornado and the postwar rebuild that followed it. Over half of Waco's housing is at least forty-six years old and 70.6% predates 2000. Those roofs are on their second covering at best and many are on a third or fourth.

Full tear-off and deck inspection

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. Waco has 10,127 homes from the 1950s and 6,829 built before 1950 — on those roofs the decking is plank as often as sheet goods, and the only way to know is to open it.

Permit pulled, every time

Waco's fee schedule carries a dedicated residential roofing permit at $125, so there is no ambiguity about whether one is required. We pull it. Failed reinspections escalate at $55, $100 and $150, which is a good reason to get the work right the first time.

code

Built to the unamended 2024 code

Waco is on the 2024 International Residential Code and writes no local roofing amendment at all — we read the complete ten-item amendment list and none of it touches the roofing chapter. So the model code governs your roof directly, which is different from Dallas–Fort Worth where a regional amendment package modifies roof covering classification.

Hail-appropriate specification

This is a serious hail city. 26 April 2023 brought 4.50-inch hail two miles east of Waco and 4.25-inch softball hail at Bosqueville, with 1.75-inch stones on the Baylor campus the same afternoon. Class 4 impact-rated shingles are a genuine conversation here rather than an upsell, and we will explain honestly what the rating covers.

The roll-off comes from the city

Waco's ordinance provides that no solid waste permit will be issued for collection or transportation of solid waste from residential units, single-family or multi-family. City roll-off containers are available from ten to forty cubic yards, must sit on private property on a firm stable surface, and remain city property. We arrange it through the city rather than dropping a private box on your drive.

drop

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal rather than sealant over old metal, and ventilation calculated rather than inherited. On a 1950s or 1960s Waco roof, ventilation is frequently the thing nobody has ever addressed.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Material chosen with hail in mind

Shingle line, starter, ridge, underlayment and metal, with the Class 4 question raised explicitly. In a city that has taken four-and-a-half-inch hail, the impact-rated conversation deserves to be had properly rather than sold as a package upgrade.

03

Permit pulled, container ordered

$125 residential roofing permit, and a City of Waco roll-off ordered through Solid Waste — placed on private property, clear of overhead lines, with the temporary release of liability signed. A private roll-off cannot lawfully serve a Waco residence.

04

Tear off, dry in, finish, walk it

Tear-off and dry-in the same day. Then decking, underlayment, metal, field, ridge, the inspection, and a walk-through with you. The lawful work window runs 7:00 a.m. to 10:00 p.m. under an 85 dB(A) ceiling at the neighbor's line.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Architectural asphalt shingle

Laminated asphalt covers nearly every roof here. On a third or fourth-generation roof the meaningful upgrade is the assembly — a full starter course at eave and rake, matching hip-and-ridge, edge metal, and ventilation calculated rather than copied from whatever was there.

Class 4 impact-resistant systems

Eighteen days with stones of 1.75 inches or more in twenty-six years, and a 4.50-inch stone in 2023. Class 4 is a laboratory impact rating that many carriers discount — and we will be clear that a lab test does not stop a softball, while still being the sensible specification in a city like this.

Designer profiles and standing seam

Waco has 3,874 homes built in 1939 or earlier and another 2,955 from the 1940s, in neighborhoods like Sanger Heights, Brook Oaks and North Waco. Those roofs are steep, cut up and seen from the street. Designer profiles suit them; metal solves the low-slope porch runs.

Residential Roofing Contractor Waco TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Do I need a permit to re-roof my Waco home? +

Yes, and Waco makes it unusually easy to confirm — the city's published fee schedule carries a dedicated residential roofing permit line at $125. For comparison, residential repairs and alterations run $200 on the same schedule and the minimum building permit fee is $50. Failed reinspections escalate at $55, $100 and $150. We pull the permit and put the confirmed figure on your contract.

Which code will my roof be built to? +

The 2024 International Residential Code, adopted by Ordinance 2025-813 and effective 1 January 2026 — and notably the unamended roofing chapter. We read Waco's complete ten-item local amendment list and not one item touches roof coverings, underlayment, re-roofing, sheathing or the design-criteria table. Waco is also outside the North Central Texas region, so none of the DFW regional roofing amendments apply here.

Why does Waco's code change without a vote? +

Because the city wrote it that way, and it is genuinely unusual. Sec. 6-26(c) provides that newer versions of the adopted codes are automatically adopted twelve months after the International Code Council publishes them, unless the city amends or declines them by ordinance — with any existing local amendments carried forward. The energy code is expressly carved out of that rolling adoption, which is why Waco sits on the 2024 building codes and the 2018 energy code at the same time.

How bad does the hail actually get? +

Among the worst in Texas. The record for 2000 to 2025 shows 46 distinct hail days within ten miles of Waco, eighteen of them with stones of 1.75 inches or larger. On 26 April 2023 a trained spotter reported 4.50-inch hail two miles east of Waco, with the NWS narrative describing numerous vehicles and buildings damaged, while 4.25-inch softball hail fell at Bosqueville near the regional airport. That same afternoon brought 1.75-inch hail to the Baylor campus and 2.75-inch to Hallsburg.

When is hail season? +

April, decisively — fifteen of the forty-six hail days in the record fell in April, with May second at twelve. But Waco has a small and real autumn tail that most people miss: four hail days in October and three in December across the same period. So a late-year inspection is not a wasted trip here.

Why can't I just rent a dumpster? +

Because Waco's ordinance does not allow a private hauler to serve a residence. Sec. 21-62 provides that no solid waste permit will be issued for the collection or transportation of solid waste from any residential units, single-family or multi-family. City roll-off containers are available in ten to forty cubic yard sizes, must sit on private property on a firm, stable, truck-accessible surface clear of overhead lines, and remain the property of the City of Waco. We arrange it. You also cannot put construction debris in a residential cart.

My house is from 1956. What should I expect under the shingles? +

Possibly three previous roofs, plank decking, and ventilation nobody ever calculated. The 1950s are Waco's largest housing decade at 10,127 homes — the postwar rebuild after the 1953 tornado — and those roofs have had a long working life. We quote with a stated decking allowance, photograph every bad board before it leaves, and bill the actual count rather than writing a low number and discovering the deck on the day.

When can your crew work? +

7:00 a.m. to 10:00 p.m., provided the noise stays under 85 dB(A) measured at the nearest receiving residential property. Waco frames that as an affirmative defense in its noise ordinance rather than a blanket permission, so both conditions apply. The 10:00 p.m. limit is later than many Dallas-area cities allow, though in practice we keep the noisy part of a tear-off to normal daytime hours.
