Residential Roofing Contractor Hutto TX

Hutto is the one city in this stretch of the Austin metro with a genuine, ordinary, age-driven roof replacement wave — no storm required. 5,187 homes, 42.7% of the entire city, were built between 2000 and 2009, which puts them at 17 to 26 years old. That is precisely the window where builder-grade three-tab and entry-level architectural shingle reaches the end of its service life. Add the Old Town core and the 1990s cohort and roughly 47% of Hutto is at or approaching replacement age.

Full tear-off and deck inspection

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. On a 2004 Emory Farms or Creek Bend roof the deck is usually sound and the shingle is not — but usually is not a basis for a warranty, and the only way to know is to open it.

code

Built to the 2024 IRC

Hutto adopted the 2024 International Residential Code by Ordinance No. 2025-008 — the newest cycle in this part of the metro, where Leander is on 2021. Hutto's amendments do not touch roof coverings, underlayment, layer counts, re-cover, sheathing, fastening or drip edge, so the 2024 roofing chapter governs unamended.

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, new metal instead of sealant over old metal, and an honest look at whether the attic actually breathes. Hutto's own table answers the ice barrier question directly: not required.

truck

Debris contained to the code's standard

Hutto writes it into the building code — debris contained in a dumpster, roll-off, OSB temporary dumpster or mesh enclosure a four-inch sphere cannot pass, with the owner and contractor both responsible for preventing blow-out. Construction materials are expressly not collected at your curb.

badge

Fall protection on site, because the code says so

Hutto requires OSHA-conforming fall protection on site for the duration of the permitting and inspection process, written into the adopted residential code. Most cities leave that to OSHA alone. It is a fair thing to ask of anyone bidding your roof here.

Old Town and design standards

Hutto's development code carries roof material lists and color standards, and the Old Town district has its own. There is a useful carve-out: work not involving a change to material, configuration, dimension or outward appearance is treated as in-kind repair and does not require a certificate of appropriateness.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Material selected against the city's standards

Shingle line, starter, ridge, underlayment and metal. Where the development code's material or color standards apply we work from the list rather than around it, and if your subdivision has an HOA covenant we work to that too.

03

Registration and permit before anything starts

Hutto runs contractor registration and permitting through GovWell, and the fee schedule states plainly that fees double if work begins before the permit issues. The city's published expectation for a basic repair permit is ten to fifteen business days, so we start early rather than mobilize hopefully.

04

Tear off, dry in, finish, walk it

Tear-off and dry-in the same day. Then decking, underlayment, metal, field, ridge, and a walk-through with you. Contained debris, clear access path, fall protection — the things Hutto's own code requires.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Architectural asphalt shingle

Architectural asphalt shingle

Laminated asphalt is what nearly every Hutto roof is. Hutto's own development code even defines it — asphalt shingles thicker and heavier than normal three-tab, creating a depth characteristic of wood shingles or shakes. On a 2000s roof the upgrade that matters is the assembly underneath as much as the shingle on top.

Class 4 impact-resistant systems

Hutto has taken three hail springs in four years — 2022, 2024 and 2025 — topping at golf-ball size on the east side of town. Class 4 is a laboratory impact rating that many carriers discount, and we will explain plainly what it is and what it is not before you pay a premium for it.

Design-standard areas

Metal shingles and split seam metal

Hutto's development code names metal shingles and split seam metal among acceptable roof materials, and Old Town has its own list including factory finished painted metal, slate, synthetic slate, terra cotta and cement tile. Where those standards apply we select from the list and document it for review.

Residential Roofing Contractor Hutto TX FAQ

Common questions about this service.

Don't see your question? Call us at (512) 900-1054 — we're happy to talk it through.

My house is from 2005. Is it time? +

Very likely, and you are in the largest group in town. 5,187 Hutto homes — 42.7% of the city — were built between 2000 and 2009, which makes them 17 to 26 years old. That is squarely inside and past the service window for the builder-grade shingle most of them were finished with. Unlike some neighboring cities where the replacement story is entirely about hail, Hutto has a genuine ordinary replacement wave, and hail has simply accelerated it.

Do I need a permit to re-roof in Hutto? +

The adopted code says yes. Hutto amended the permit-exemption section of the code it adopted and changed only the sidewalk item — roofing was not added to the exemption list, so roof covering replacement is not exempt. Hutto's public FAQ lists the most common permit types and does not mention re-roofing, but that list is expressly framed as most common rather than as an exemption list. Confirm with Hutto Building Inspections at (512) 759-5973, which is what we do for each job.

What does the permit cost? +

Hutto publishes no roofing-specific line. The nearest published figure is the residential addition or remodel building permit fee at $75.00, plus a technology fee and $85.00 per inspection — and we will be straight with you that reading a re-roof onto that line is our inference, not a quoted roofing fee. We confirm the actual amount with the Building Department and put the real number on your contract. What is not an inference: fees double if work begins before the permit issues, stated both in the fee schedule and on the city's website.

What wind speed is my roof designed for? +

Here we have to be careful rather than confident. Hutto's amendment inserts into Table R301.2 the line Wind Speed (mph): 90, with no qualifier — but the 2024 IRC column in that table is ultimate design wind speed, and 90 is the legacy nominal figure. Leander a few miles west is 115 and Austin is 105. The likeliest explanation is a legacy value carried into an ultimate-wind-speed table, but we will not assert what the city meant. In practice we fasten to the manufacturer's high-wind schedule, which exceeds either reading, and for an engineered assembly we get the number from the Building Department in writing.

How much hail does Hutto get? +

Regular, moderate hail rather than the spectacular kind, and we would rather give you the accurate version. Hutto's own in-town reports top out at two inches — golf-ball hail on the east side of town on 30 May 2024. Williamson County's giant stones, three and four inches, landed at Round Rock, Georgetown, Coupland and Leander rather than inside Hutto. What Hutto does have is frequency: hail springs in 2022, 2024 and 2025, with 2025 the county's most active hail year in the eleven-year record at ten hail days.

Are there rules about what my roof can look like? +

Some, in the development code rather than the building code. The UDC's site design standards list acceptable roof materials — concrete tile, high profile asphalt shingles, metal shingles and split seam metal — and address roof color, providing that roof colors should be muted and compatible with the dominant building color and that high intensity colors, metallic colors, black or grey are prohibited as a predominant scheme. Old Town has its own materials list. Texas Government Code Chapter 3000 limits how far a city may restrict code-approved products, so if a material is refused, ask for the code section in writing.

My house is in Old Town. Does that add a step? +

Possibly not, and the carve-out is genuinely helpful. Hutto's development code requires a certificate of appropriateness for visible changes to the exterior of a designated contributing structure — but it also provides expressly that work not involving a change to material, configuration, dimension or outward appearance, such as ordinary maintenance and repair and replacement of existing materials, is considered in-kind repair and does not require one. So replacing in kind is generally straightforward; changing the material or the look is not. A building permit is still required either way.

Where does the old roof go? +

Into a contained roll-off and then to the Williamson County Landfill on Landfill Road — which happens to be inside Hutto. That is a real cost advantage on a Hutto job compared with hauling across the metro. What will not work is the curb: Hutto states plainly that construction materials will not be picked up at curbside, and bulk pickup is capped at 18 cubic feet or 18 bags, which a tear-off exceeds many times over.
