Roof Replacement — Hutto, Texas

Roof Replacement Hutto TX

Roughly 47% of Hutto is at or approaching roof replacement age, and almost none of that is storm-driven. 5,187 homes went up between 2000 and 2009, another 250 in the 1990s, and 251 in the Old Town core before 1940. That 2000s cohort alone is 42.7% of the city, now 17 to 26 years old — the exact window in which the builder-grade shingle those houses were finished with runs out. Hutto is the one town around here where the replacement conversation is simply about age.

Full tear-off to the deck

Everything comes off. On a 2000s Hutto roof the decking is usually sound and the shingle usually is not, but a recover over the original hides exactly the problem you paid to have fixed — and you cannot warrant a deck you have not seen.

check

Decking inspected and counted

Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they hit the dumpster and the replacement count goes on the invoice rather than into a lump sum written before the roof was open.

code

Built to the 2024 IRC

Hutto adopted the 2024 International Residential Code by Ordinance No. 2025-008 — the newest cycle in this part of the metro. Its amendments cover the jurisdiction name, an appeals provision, alternative construction provisions, one sidewalk exemption and the Table R301.2 insert. Nothing touches roof coverings, underlayment, layer counts, re-cover, sheathing, fastening or drip edge, so the 2024 roofing chapter governs unamended.

shield

Better than the production specification

Most 2000s Hutto roofs were built to a builder's schedule: minimum starter, cut-shingle ridge, ventilation estimated rather than calculated. A replacement is the one chance to correct all three, and those are the things that decide how long the next roof lasts.

truck

Debris contained, disposal local

Contained in a roll-off as Hutto's building code requires, then to the Williamson County Landfill on Landfill Road — inside Hutto. That short haul is a genuine cost advantage here rather than a talking point, and it shows up in the price.

landmark

Old Town and design standards

Hutto's development code carries roof material lists and a roof color standard, and Old Town has its own materials list. The useful carve-out: work not involving a change to material, configuration, dimension or outward appearance is treated as in-kind repair and does not require a certificate of appropriateness — though a building permit is still required.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Specification, not just a color

Shingle line, starter, ridge, underlayment, ventilation and metal, written out and checked against the development code's material and color standards where they apply, plus your HOA covenant if you have one.

03

Registration and permit before mobilization

Hutto runs contractor registration and permitting through GovWell, and its published expectation for a basic repair permit is ten to fifteen business days. We start early — the fee schedule and the city's website both state that permit fees double when work begins before the permit issues, with a stop work order available on top.

04

Tear off, dry in, finish, walk it

Tear-off and dry-in the same day. Then decking, underlayment, metal, field, ridge, and a walk-through with you. Contained debris, an unobstructed access path, erosion control and fall protection throughout, because Hutto's own adopted code requires all four.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Architectural asphalt shingle

Architectural asphalt shingle

Laminated asphalt is what almost every Hutto roof is — the city's own development code defines it as asphalt shingles thicker and heavier than normal three-tab, creating a depth characteristic of wood shingles or shakes. The upgrade that matters on a 2004 roof is the assembly as much as the shingle.

Metal shingles, split seam and tile
Design-standard areas and Old Town

Metal shingles, split seam and tile

The development code names metal shingles and split seam metal among acceptable roof materials citywide, and lists copper, factory finished painted metal, slate, synthetic slate, terra cotta and cement tile for Old Town. Where those standards apply we select from the list and document the choice for review.

Roof Replacement Hutto TX FAQ

Common questions about this service.

Don't see your question? Call us at (512) 900-1054 — we're happy to talk it through.

Why is everyone in my neighborhood replacing their roof at once? +

Because the neighborhood was built at once. 5,187 Hutto homes — 42.7% of the city — went up between 2000 and 2009, so entire subdivisions reached the end of their original shingle's service life within a couple of years of each other. Unlike some nearby cities where every replacement traces back to one hail day, Hutto has a genuine ordinary replacement wave. That is a real phenomenon and not a sales pitch, though it does also attract door-knockers, so ask any bidder for a certificate of insurance.

Do I need a permit? +

The code Hutto adopted says yes. Hutto amended the permit-exemption section of the 2024 IRC and changed only the sidewalk item — roofing was not added, so roof covering replacement is not exempt. Hutto's public FAQ lists the most common permit types and does not mention re-roofing, but that FAQ is framed as most common rather than as an exemption list. We confirm with Building Inspections at (512) 759-5973 for each job, because fees double where work starts before a required permit issues and a stop work order may be issued on top.

What does it cost? +

Hutto publishes no roofing line item. The closest published figure is the residential addition or remodel building permit fee at $75.00, plus a technology fee and $85.00 per inspection — and reading a re-roof onto that line is our inference rather than a quoted roofing fee, so we confirm the real number with the Building Department before it goes on your contract. Reinspection rises to $100.00 after a third failed inspection, with a two-business-day wait.

What wind speed will my new roof be built to? +

This one deserves care. Hutto's amendment inserts Wind Speed (mph): 90 into Table R301.2, with no qualifier — but the 2024 IRC's column there is ultimate design wind speed, and 90 mph is the legacy nominal value. Leander a few miles west is 115 and Austin is 105, so a 90 mph ultimate value would sit far below every neighbor. The likeliest reading is a legacy figure carried into an ultimate-wind-speed table, and we will not assert what the city meant. In practice we fasten to the manufacturer's high-wind schedule, which exceeds either interpretation.

Do I need ice-and-water shield across the whole roof? +

Not as a code requirement. Hutto answers the question directly in its own table: Ice Barrier Underlayment Required: No. We still use self-adhering membrane at valleys and around every penetration, because that is where water actually gets in here — but if someone is charging you for full-field ice barrier and calling it code, it is not.

Are there restrictions on roof material or color? +

Some, in the development code rather than the building code. The UDC's site design standards list acceptable roof materials — concrete tile, high profile asphalt shingles, metal shingles and split seam metal — and address color, providing that roof colors should be muted and compatible with the dominant building color and that high intensity colors, metallic colors, black or grey are prohibited as a predominant scheme. Old Town carries its own materials list. Texas Government Code Chapter 3000 limits how far a city may restrict code-approved products, so if you are told a material will not be allowed, ask for the specific code section in writing.

How long does it take? +

Most Hutto homes are a one-day tear-off and reroof, occasionally two on a steep cut-up roof or where decking replacement runs heavy. The scheduling variable is the permit rather than the crew — Hutto's published expectation for a basic repair permit is ten to fifteen business days from acceptance, so we start that the week you decide.

Why is a Hutto quote sometimes cheaper than the same roof in Round Rock? +

Disposal. The Williamson County Landfill sits on Landfill Road inside Hutto's own footprint, so the tear-off travels a few minutes rather than across the metro. On a full replacement that is real money, and it is one of the few genuine cost advantages a town can hand a roofing customer.
