Residential Roofing Contractor Irving TX

Ridgecrest was platted in 1931. Plymouth Park, Northgate and Freeway Park are roughly 3,200 lots of 1950s and 60s housing. And Las Colinas carries tile and slate. Irving is three different roofing markets in one city.

Architectural asphalt shingle

The bulk of the market across Plymouth Park, Northgate, Freeway Park and University Hills. Specified to Irving's published 105 mph at Exposure C, with the fastener schedule and edge detailing that implies.

landmark

Tile, slate and standing seam

Las Colinas, Valley Ranch, Cottonwood Valley and the Hackberry Creek communities carry genuine tile, slate and standing seam as ordinary rather than exotic. Matching a profile and detailing the flashing correctly is a different trade from running shingle.

shield

Impact-resistant shingle

UL 2218 Class 4 products in a county logging 66 hail days a decade. Many Texas carriers discount for Class 4 — worth pricing against your own policy before deciding rather than after.

check

1950s and 60s decking

On a Plymouth Park or Northgate house from 1953 to 1966, the roof is on its third or fourth covering. Decking condition, ventilation adequacy and whether flashing was reused are the real job, and none of it is visible from the kerb.

code

Flashing, valleys and penetrations

Chimney and wall flashing, valley metal, pipe boots and vents. Where the large majority of roofs actually leak, and where a previous cheap re-roof most often reused metal it should have replaced.

file

Rental and investor property

Irving is only 38.1% owner-occupied. On investor-held property the priorities are a defensible cost, a real service life and documentation for the file — not a showroom presentation. We scope accordingly.

Our process

Four steps from first call to finished.

01

Somebody walks the roof

Irving spans housing platted in 1931 through Valley Ranch in the 1990s. A 1955 Northgate deck and a 1993 Lake of Valley Ranch deck are entirely different problems, and neither is assessable from a satellite image.

02

Written scope with the assumptions stated

How much decking is included, what happens if we find more, what flashing is being replaced rather than reused, and what ventilation is specified. On mid-century housing that is where a bid is either honest or a placeholder.

03

Permit pulled at 100 square feet

Irving requires a permit for any roofing project over one square, at $100 for single-family. Starting without it adds an investigation fee of 100% of the regular fee. We pull it before the first shingle moves.

04

Tear-off, dry-in, inspection, photo file

Nothing opened wider than we can dry in the same day, deck repairs photographed before they disappear, manufacturer warranty registered, and the photographic record handed to you at closeout.

Tile, slate and standing seam

Cottonwood Valley, Hackberry Creek Village and Hackberry Creek Estates carry genuine tile, slate and standing seam. Matching an existing profile matters as much as installing it correctly, and this is where a cheap bid does permanent visible damage.

Residential Roofing Contractor Irving TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Is my house in Dallas County or Tarrant County? +

Dallas County — Irving is entirely in Dallas County and is not split, despite how often that is reported elsewhere. It matters on an insurance claim, because NOAA's storm record is kept by county. Dallas County logged 202 hail reports across 66 distinct hail days from 2015 to 2025, peaking in April with a secondary September cluster.

When do I need a permit? +

For any roofing project over one square — 100 square feet — at $100 for single-family. That is stricter than Richardson's 25%-of-area threshold and far stricter than Fort Worth, which requires no permit at all for shingle-only work. Starting without it adds an investigation fee equal to 100% of the regular fee.

What will my roof be designed to? +

105 mph at Exposure C, published verbatim by Irving. The city is one of the few in this region that states the exposure category rather than leaving it blank, which is genuinely useful on an exposed or complex roof.

Does Irving require a Class A roof? +

Not as a local requirement. Irving adopted the 2024 IRC with no roofing amendments, and the 2024 regional package dropped the blanket Class A/B/C sentence that 2021-cycle cities carry. So there is no local minimum fire classification here. In practice essentially every architectural asphalt shingle on this market is UL Class A and that is what we specify — but the legal position differs from neighbouring cities.

My house is in Plymouth Park. What should I expect? +

Plymouth Park, Plymouth Park North, Freeway Park and the Northgate additions are roughly 3,200 lots platted between 1953 and 1966. At that age a roof is on its third or fourth covering. Expect mixed decking, several generations of fastener damage, ventilation sized for a different era, and flashing that has been reused rather than renewed. We walk the deck and photograph it before pricing.

Can you work on tile and slate? +

Yes, and in Irving that is a normal question rather than a niche one. Cottonwood Valley, Hackberry Creek Village and Hackberry Creek Estates carry genuine tile, slate and standing seam. Replacing in kind, matching a discontinued profile, and detailing the flashing correctly is a different trade from running composition shingle — and it is where a cheap bid does damage that is both permanent and visible.

How old is the oldest housing in Irving? +

Ridgecrest was platted in 1931 and is the oldest large single-family tract in the city — those roofs have been replaced many times over, which typically means multiple generations of fastener damage in the decking and flashing details that have been patched rather than renewed.

I own rental property here. Is that different? +

Only in priorities. Irving is 38.1% owner-occupied, so a great deal of the single-family stock is investor-held. We are used to scoping for owners who need a defensible cost, a realistic service life and a documented file for the property record rather than a showroom presentation — and we will tell you plainly when a repair beats a replacement.
