Almost every roof in Fulshear is about ten years old. So the honest question here is not whether yours is due — it is whether it was built right.
Let us get the sales pitch out of the way by not making it. Fulshear does not have an old roof problem. Of the city’s roughly 10,100 housing units, 91.7 percent were built in 2010 or later and the median year of construction is 2016. A twenty-to-twenty-five year asphalt shingle installed at that median does not reach the end of its life until somewhere around 2036. Fewer than 500 homes in the entire city predate 2000, and 227 of those are the pre-1939 houses in the original townsite.
So if you are reading a roofing page that opens with “is your twenty-year roof due?”, it was not written for Fulshear. What actually brings us out here is different, and it is worth knowing which of the three it is before you call anybody.
Storm damage. A ten-year-old roof fails to 2.75-inch hail exactly as fast as a twenty-year-old one. Fort Bend County logged hail on twelve distinct days and thunderstorm wind on twenty-five between 2015 and 2025 in the federal record, and Fulshear appears by name in that record four separate times — 51 knots on 16 January 2017, 55 knots on 6 June 2019, 52 knots on 10 August 2022 and 51 knots on 10 April 2024. Every one of those is wind. Not one is hail. That tells you something real about how roofs come apart here.
Builder-grade shingle reaching its actual service life. The 7,286 homes delivered in Fulshear between 2010 and 2019 went up fast, in volume, in master-planned communities, and most were finished with entry-level architectural or three-tab shingle rather than the premium line. Those products do what they are rated to do, but a wind-rated shingle is not a wind-proof one, and nail pops, lifted tabs, blow-off along rakes and ridges, and granule loss well ahead of schedule are the ordinary failures we get called to in this city. Several of them are warrantable. Several are insurable. Most homeowners never find out which.
New construction and commercial. Nearly 2,000 units have been delivered here since 2020 and building has not stopped.
On regulation, Fulshear has an odd distinction: the fastest-growing city in this part of the county runs the oldest code in it. The city has adopted the 2015 International Codes — building, residential, property maintenance, energy, mechanical, fuel gas and plumbing — along with the 2014 National Electrical Code. That is three full cycles behind Richmond next door on the 2024 codes. It is entirely lawful, sitting above the statutory floor Texas sets, but it is dated, and it means the assembly your neighbour in Richmond is required to build is not the assembly required here. We build to the better of the two.
As in Richmond, a large share of addresses that say Fulshear are not inside the city limits. Fort Bend County has not adopted building codes for single-family residential construction, so on an unincorporated parcel there is no permit and no inspection at all. We check which side of the line you are on before writing an estimate, and we photograph the work either way.
One more thing that is near-universal here. With over nine in ten homes built since 2010, nearly every Fulshear roof replacement passes through an architectural control committee. Cross Creek Ranch, Jordan Ranch, Weston Lakes, Fulbrook and Churchill Farms all review colour and profile before installation. We prepare that submittal as part of the job, because a tear-off that stops for an approval is a house with a bare deck and a forecast.

View Roof Maintenance →Most Fulshear roofs are about ten years old and most of them have years left. If we climb yours and find a handful of lifted tabs and some exposed fasteners, we will say so and quote the repair, not the replacement. A company that finds a full tear-off on every ten-year-old roof in a city where the median build year is 2016 is not inspecting, it is selling.
Seven thousand homes went up here between 2010 and 2019, quickly and in volume, most finished with entry-level architectural or three-tab shingle. The failures we see are the ones that product line produces: nail pops, lifted tabs, blow-off along rakes and ridges, early granule loss. Some of that is a manufacturer warranty claim, some is a wind claim, and some is neither. We work out which before anyone signs anything.
The city adopted the 2015 International Codes and the 2014 NEC, while Richmond next door runs the 2024 set. And if your address is unincorporated, Fort Bend County has adopted no residential building code at all. Neither of those is a reason to install a weaker roof. We detail to current IRC practice regardless of which line your parcel falls on, and photograph each stage so there is a record where there is no inspector.

Probably not, and we would rather say so. With a median build year of 2016, the typical Fulshear roof is nowhere near the end of an asphalt shingle’s service life. What we do find on houses this age is storm damage and builder-grade shingle failing early — both of which are usually repairs or claims, not replacements.
Wind and workmanship, mostly. The federal storm record names Fulshear four times since 2015, every one of them for thunderstorm wind rather than hail: 51 knots in January 2017, 55 in June 2019, 52 in August 2022 and 51 in April 2024. On top of that, the entry-level shingle used across the 2010s master-planned build-out produces nail pops, lifted tabs and rake and ridge blow-off well before its rated life.
Quite possibly. Most Fulshear homes are inside the window where a manufacturer material warranty still applies, and some failures — early granule loss, sealant failure, delamination — are warrantable rather than insurable. It is worth establishing which before you file anything, because a claim filed down the wrong channel is a claim you may not get back.
The 2015 International Codes — building, residential, property maintenance, energy, mechanical, fuel gas and plumbing — plus the 2014 National Electrical Code, as amended by ordinance. It is the oldest adopted set among the nearby cities; Richmond runs 2024 and League City and Missouri City run 2021. We confirm the local roofing amendments with planning services before detailing an assembly.
That depends on which side of the city limit you are on, and we check the parcel rather than assume. Inside the city, we confirm the requirement and fee with planning services per job. Outside it, in unincorporated Fort Bend County, there is no county residential building code for single-family homes and no county re-roof permit.
No. Fort Bend County is not a first-tier coastal county and is not in a Texas Department of Insurance designated catastrophe area, so the WPI-1 and WPI-8 windstorm process does not apply in Fulshear. That requirement begins in Galveston County.
Almost certainly. With more than nine in ten homes built since 2010, nearly every roof here sits in a covenant-controlled community — Cross Creek Ranch, Jordan Ranch, Weston Lakes, Fulbrook, Churchill Farms. Colour and profile go to an architectural control committee before installation. We put the submittal together first so the tear-off is not what stops for it.
March and April. Twenty-four of the county’s thirty-three hail events in the 2015-2025 federal record fell in those two months, while thunderstorm wind peaks in May. The largest stone in the record was 2.75 inches on 16 March 2024, near Needville and Kendleton.
Under the unamended IRC a re-cover is barred where two or more layers already exist, and there are other conditions besides. Whether Fulshear amends that section is something we confirm with the city. On a house of Fulshear’s typical age the question rarely arises — there is usually only one layer, and a tear-off is the right answer anyway when the goal is a full manufacturer warranty.
Yes. Nearly 2,000 homes have been delivered in Fulshear since 2020 and construction continues, and we do builder and commercial work alongside residential replacement. It is also why we are candid about roof age here — we are not dependent on convincing ten-year-old roofs that they are twenty.
