Commercial Roofing Contractor Cypress TX

On 16 May 2024 two EF1 tornadoes touched down within three miles of central Cypress during the derecho. One tracked from Tuckerton and Greenhouse Roads southeast through the Highlands subdivision, and the National Weather Service survey recorded numerous single-family homes with roof damage and broken windows, with additional damage at the Lone Star College campus and a Cy-Fair ISD facility. Cypress also has the highest hail-day count in this part of the metro. It is a storm market — and an unincorporated one, where no county inspector checks the roof.

shield

Single-ply membrane — TPO, PVC, EPDM

Mechanically attached or fully adhered, over a tear-off or a recover, decided by what the cores show. In a corridor that took two EF1 tornadoes in one afternoon, the perimeter and corner attachment is the part of the specification that actually earns its money.

drop

Modified bitumen and built-up

Two-ply asphaltic systems where rooftop traffic is heavy or equipment needs constant service. Granulated cap sheets take abuse a single-ply will not, and on a school, retail or light-industrial roof the redundancy is genuine insurance.

home

Metal roofs and panel retrofit

Fastener and closure work, eave and end-lap repair, panel replacement and retrofit framing over a failed metal roof. Cypress has a long metal tradition — Tin Hall, the community's landmark dance hall, has been named for its corrugated cladding since the 1880s — and a good deal of its light-industrial stock is metal-clad.

doc

No county roofing permit, so documentation instead

Harris County publishes its complete permit catalog and there is no roofing permit and no general residential building permit for repairs or alterations on it. A commercial project can still touch county site, fire or right-of-way permits, and we check. But nobody inspects the roof assembly, so we record it: core findings, open-deck photographs, product data, a written scope.

landmark

Deed restrictions and management districts

With no city, private covenants and property owner associations carry much of the design control in unincorporated Harris County. In a deed-restricted business park an architectural review can be a real approval step, and we establish that before specifying a visible roof.

clock

Phased work on occupied buildings

Retail along 290, school district facilities, medical offices and light industrial all get sequenced so the tenant keeps operating and nothing is left open overnight. In an area with 67 severe convective days in twenty-six years, leaving a deck open is not a risk worth taking.

Our process

Four steps from first call to finished.

01

Survey and moisture cores

Full roof walk, core cuts, drainage assessment and photographs of every penetration and curb. On a commercial roof the question is never only whether it leaks — it is how much wet insulation you are paying to condition.

02

Assembly recommendation with trade-offs named

Recover versus tear-off, membrane, insulation, tapered design and attachment pattern, with the reason for each written out and what the cheaper option really costs across ten years.

03

Approvals that do apply

No county roofing permit exists, but a commercial scope can touch site development, fire alarm, sprinkler or right-of-way permits, and a deed-restricted park may have its own review. We establish which before a crew is scheduled.

04

Install, inspect ourselves, close out

Daily dry-in, no open deck overnight, and a closeout package with product data, warranty registrations, core findings and completion photographs — the only inspection record that will ever exist here.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

TPO and PVC single-ply
Most low-slope buildings

TPO and PVC single-ply

Heat-welded seams, a reflective surface that earns its keep through a Gulf Coast summer, and a clear repair path for a building held for decades. PVC earns its premium where restaurant exhaust or chemical discharge is in play.

Modified bitumen systems
Heavy traffic and service roofs

Modified bitumen systems

Multi-ply asphaltic systems handle constant rooftop access and tolerate an imperfect substrate better than a single-ply. On a school or retail roof with twenty years of patches, that redundancy is worth more than a spec sheet suggests.

Panel, fastener and retrofit work

Most metal roofs fail at a fastener, a closure or an eave detail long before the panel does. We price the detail repair and the full re-panel separately so the decision gets made on real numbers rather than one figure.

Manufacturer system warranties

No-dollar-limit system warranties of 15 to 20-plus years where the building and the scope qualify, installed by a certified crew with a manufacturer field inspection. We tell you whether yours qualifies before you budget around it.

Commercial Roofing Contractor Cypress TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Does a commercial re-roof need a permit in Cypress? +

Cypress is unincorporated, so there is no city. Harris County publishes the complete list of every permit application it accepts — from access control systems to underground fire lines — and there is no roofing permit and no general residential building permit for repairs or alterations on it. A commercial project can still require county site development, fire alarm, sprinkler or right-of-way permits depending on scope, and we check that. But no public authority inspects your roof assembly.

How much storm exposure does Cypress actually have? +

More than its neighbors on both counts. The record for 2000 through 2025 shows 47 distinct hail days within ten miles, the highest in this part of the metro, and fifteen tornado tracks, also the highest. Hail activity was front-loaded in the 2000s and has come back hard recently — four days in 2023, five in 2024 and two in 2025. And on 16 May 2024 the derecho produced two EF1 tornadoes within a mile and a half and three miles of the community's center.

What is the strongest wind on record here? +

We will give you the number and the caveat together, because the caveat matters. The highest figure in Cypress's record is 104 mph on 16 May 2024, but that is an estimated gust reported by a fire department, not an instrument reading. The strongest measured value that same day was 64 mph, from a Mesonet station three-tenths of a mile from the community center. Both are true; only one is measured, and a page that quotes 104 mph without saying so is overstating the record.

How big does the hail get? +

The largest stone in twenty-six years within ten miles is three inches, on 4 May 2006, followed by 2.75 inches at Korville in April 2015. Worth noting for credibility: a two-inch report from 2 April 2000 at Hockley carries source NWS Storm Survey, the highest-quality source type in the database. That same day produced extensive wind damage over a three-square-mile area in the Province Square subdivision, with two homes destroyed and over twenty damaged.

Who checks the workmanship? +

Nobody but you and the contractor you hire. Texas counties have no general police power to adopt building codes as cities do, and the one statute reaching residential construction in unincorporated areas does not cover re-roofing and expressly cannot require prior county approval. That is the legal position, not a Harris County oversight. Our answer is documentation: core findings, photographs of the deck and the attachment as it goes on, product data and warranty registrations.

Do we need a windstorm certificate? +

No. Harris County sits inside the Texas Department of Insurance designated catastrophe area only for property east of State Highway 146 and within the city limits of Seabrook, La Porte, Shoreacres, Pasadena or Morgan's Point. Cypress is none of those, so no WPI-8 or WPI-8-E regime applies to a Cypress re-roof.

Are there any local design rules? +

Not from government, and sometimes a great deal from private covenants. In unincorporated Harris County deed restrictions and property owner associations do much of the work a municipal code department would do elsewhere, and a deed-restricted commercial park can have architectural review with real teeth. We find out what governs your property before specifying anything visible.

Is it true that Cypress has a landmark named after its roof? +

It is, and it is a good story for a roofing company. Tin Hall on Huffmeister Road was rebuilt after a fire with the financial support of the Cypress Gun and Rifle Club — this time in corrugated tin — and was still a popular dance hall more than a century later. The area's German settler families are remembered in road and school names too, Huffmeister and Matzke among them. Cypress has been putting metal on its buildings for a hundred and forty years.
