Whether a Cypress roof should be replaced depends heavily on which side of the community you are on. In the 77429 ZIP code area the median home dates to 2003 and a great many roofs are at the end of their original covering. In 77433, which takes in Bridgeland, the median is 2011 and only 12.7% of homes predate 2000 — there the age argument mostly does not hold, and the honest case for replacement is storm damage. We will tell you which one applies to your house.

Everything comes off. In 77429, where the median roof is on its original covering from around 2003, the deck has never been seen by anyone — and no inspector is coming to look at it either. A recover is a decision to leave it that way.
Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they leave and the replacement count goes on the invoice, not into a lump-sum allowance written before the roof was open.
Two EF1 tornadoes within three miles in May 2024, an EF1 during Harvey in 2017, fifteen tornado tracks within ten miles across the record. Uplift starts at the eave, the rake and the ridge, so that is where the extra fasteners, the full starter course and the edge metal go — the three things a production crew cuts first.
Harris County has no roofing permit and no residential building inspection in unincorporated areas. We photograph the open deck, the underlayment, every penetration and the finished field, and you keep the file. It is the only record your roof will ever have.
With no city, your subdivision's deed restrictions are whatever design control exists, and Cypress's master-planned neighborhoods often have detailed standards. We establish what yours allows before material is ordered rather than after.
Beds, AC units, pool and drive covered before the first shingle moves, debris hauled the same day where the job allows, and two magnet sweeps of the drive, yard and street at the end.
Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.
Age, in 77429 and in the 2000s cohort of 77433. Storm damage, tied to a date in the record, anywhere else. If we can show you neither, we will tell you to wait — a roof from 2015 in Bridgeland is usually mid-life, not end-of-life.
Whatever your subdivision requires, then shingle line, starter, ridge, underlayment, ventilation and metal, written out so you can see what each choice costs. There is no permit to pull here and we will not invent one.
Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, a walk-through with you, and the photographic record handed over.
Laminated asphalt covers nearly every roof here. On a builder roof from the 2000s the meaningful upgrade is the assembly — a full starter course at eave and rake, matching hip-and-ridge, edge metal, and ventilation calculated rather than copied from whatever was there.
Cypress logs more distinct hail days than anywhere else in this part of the metro, and the recent run — four days in 2023, five in 2024 — makes the question a live one. Class 4 is a laboratory impact rating that many carriers discount; we will explain what it is and is not and quote the roof both ways.
Cypress has been roofing in metal since Tin Hall was rebuilt in corrugated tin in the 1880s. Metal changes the arithmetic for an owner planning to stay twenty-five years, and it is the right answer on the low-slope porch runs and additions that keep failing in asphalt.
Five years on our labor for a full replacement, written and specific about what it covers, handed over at the end of the job rather than promised on a doorstep.
Install a complete manufacturer system — starter, field, ridge and underlayment from one line — and the manufacturer's system warranty applies in your name, with the registration and documentation handed to you.
Open-deck photographs, the sheathing replacement count, the products installed and the written scope. With no county inspection in this process, this is the proof — for you now and for a buyer's inspector later.

No. Cypress is unincorporated, so there is no city, and Harris County's complete catalog of permit applications contains no roofing permit and no general residential building permit for repairs or alterations. The one state statute reaching residential construction in unincorporated areas applies to new construction on a vacant lot or an addition increasing the house by more than half, and it expressly cannot be used to require prior county approval or to charge a fee. There is genuinely nothing to pull.
Nobody unless you do, and that is the most important fact about buying a roof here. We treat it by documenting as though an inspector were coming: photographs of the open deck, the sheathing replacement count, the underlayment, every penetration and the finished field, plus a written scope. Ask every bidder what record you will be holding when they drive away, and compare the answers.
It depends which ZIP code area you are in, and the gap is a full generation. The 77429 area has a median build year of 2003, so most of those roofs are at or past the end of their original covering. The 77433 area, which includes Bridgeland, has a median of 2011: nearly 56% was built in 2010 or later and only 12.7% predates 2000. In 77433 an age-based replacement argument mostly does not hold, and we will not make it. The exception there is the 11,274 homes built between 2000 and 2009, which genuinely are due.
Storm damage, and there is plenty of it on record. On 16 May 2024 two EF1 tornadoes touched down within a mile and a half and three miles of the community center, one tracking through the Highlands subdivision with numerous single-family homes taking roof damage and broken windows. Harvey produced an EF1 in 2017 with roof damage near the Berry Center and Lone Oak. And Cypress has logged eleven hail days across 2023 to 2025 alone. None of that cares how new the shingles are.
There is no local authority publishing one, because there is no local building code in an unincorporated area. What we do is fasten to the manufacturer's high-wind schedule as standard — the right answer in a place with fifteen tornado tracks within ten miles in twenty-six years. Note also that the highest wind figure in the local record, 104 mph on 16 May 2024, is an estimated fire-department report; the strongest measured value that day was 64 mph. We will not design to a number we cannot source.
Most single-family tear-offs are one day, sometimes two on a steep cut-up roof or where decking replacement runs heavy. There is no permit wait in an unincorporated area, which is the one genuine scheduling advantage here. The variable that does add time is a subdivision architectural approval, which some Cypress neighborhoods require and others do not.
Not from government, and often firm ones from your subdivision. With no city and no county building code, whatever design control exists comes from deed restrictions or a property owners association — and the master-planned neighborhoods here frequently have detailed standards. We check yours before material is ordered, because an approval problem discovered after delivery is an expensive one.
No. Harris County is inside the Texas Department of Insurance designated catastrophe area only for property east of State Highway 146 and within the city limits of Seabrook, La Porte, Shoreacres, Pasadena or Morgan's Point. Cypress is none of those, so no WPI-8 or WPI-8-E applies to a Cypress re-roof.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
