Cypress records more distinct hail days than anywhere else in this part of the Houston metro — 47 in twenty-six years — and the pattern has changed recently. After a quiet stretch through the 2010s, hail came back with four days in 2023, five in 2024 and two in 2025. Most of that is one-inch to two-inch hail: enough to bruise a mat and strip granules without looking like anything from the driveway. That is repair territory, and it is the damage most often missed.

A bruise fractures the shingle mat under a surface that still looks intact and shows up as a leak years later. Cypress's workhorse hail runs one inch to two inches, which is exactly the size that does that. We chalk what we find so you can see the pattern, and we tie it to a dated event rather than to hail season in general.
Water gets in one place and shows up somewhere else. We work backwards from the stain through penetrations, valley terminations, step flashing, wall tie-ins and nail pops before anyone suggests tearing anything off. On a 2000s Cypress roof it is usually a detail.
Two EF1 tornadoes and a derecho within three miles in one afternoon in May 2024 left a lot of roofs looking fine and behaving badly. A shingle that lifted and laid back down has a broken sealant strip and will take the next gust. We check the rake and ridge lines by hand and mark the creases.
On production roofs from the Cypress build-out the rubber collar on a plumbing vent boot usually fails well before the shingles do. A whole-roof penetration audit and a set of new boots often buys years on a sound roof for a fraction of a replacement.
Harris County issues no roofing permit and no inspector will see the work. Dated photographs and a written scope are the only record that will exist. That file is yours whether you use us for the repair or not.
Tarp and dry-in to stop the water first, then scope the permanent repair in daylight. Nobody should be making a roofing decision on a wet deck at nine at night, and after a May storm in Cypress that is a real scenario.
We photograph the damage, the visible deck condition and the areas that are fine — that last part is what keeps a repair a repair, and it is what most estimates leave out.
Repair, partial or replacement, with the reason for each. In Cypress the deciding factors are mat condition, whether the damage is across the field or at one detail, and — in 77433, where most homes are barely a decade old — whether the roof is simply too young to be a replacement candidate.
There is no roofing permit in unincorporated Harris County. What replaces it is the written scope and the photographic record, which we commit to before the work starts rather than offering afterwards.
Debris hauled, magnet sweep of the drive and beds, and a walk of the finished work with you. If the repair ties to a storm date, the closing photographs go into your file.
Cypress's advantage on repairs is that most roofs here are recent enough that the shingle line is still in production, which makes a genuinely well-matched repair achievable in a way it is not on older Houston stock.
Plumbing vent boots, turbine and box vent flashings and step flashing at wall tie-ins are where production roofs of this vintage leak first. Correcting all of them rather than only the one that leaked is usually the highest-value repair on the roof.
Valley metal, counterflashing, drip edge and chimney pans get replaced when they have failed. Sealant is a finish detail on a correctly built joint, never the joint itself — a bead of mastic buys one Gulf Coast summer.
Our labor on the area we repaired. If it leaks, we come back. That is the whole of it, and it is in writing before you sign anything.
Any shingle, underlayment or metal we install carries its own manufacturer warranty. We hand you the documentation rather than restating the manufacturer's terms as if they were ours.
Every repair leaves with a written scope of what was replaced and what was deliberately left alone. In an area with no municipal inspection, that document is the record.
Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.
No. Cypress is unincorporated, Harris County's complete permit catalog contains no roofing permit and no general residential repair permit, and the state statute reaching residential construction in unincorporated areas covers new construction and large additions rather than re-roofing — and cannot require prior county approval in any case. If a contractor adds a permit fee to a Cypress repair invoice, ask them which permit it is for.
By what you are left holding. No inspector is coming, so documentation is the only evidence. We photograph the damage before, the substrate while it is open, and the finished work, and we hand you a written scope listing what was replaced and what was deliberately left alone. A second opinion later then has something to measure against rather than being one opinion against another.
Three things decide it, and in Cypress the third one matters more than usual. Mat condition — if lifting one shingle breaks its neighbors, a repair keeps growing. Field versus detail — dated, photographable damage across the whole roof is a different conversation from a leak at one pipe. And age — in the 77433 area nearly 56% of homes were built since 2010, which makes most of those roofs too young to replace. We will say so when that is the case.
Yes, and this is the honest reason to have it looked at. Hail does not care how new the roof is, and Cypress has taken eleven hail days across 2023 to 2025 alone. On top of that, two EF1 tornadoes touched down within three miles of the community on 16 May 2024, with the survey noting numerous single-family homes with roof damage and broken windows through the Highlands subdivision. A young roof with real damage is usually worth repairing properly rather than replacing.
More. 47 distinct hail days within ten miles across 2000 to 2025 — the highest local count, against 42 in The Woodlands area and 28 around Spring. The largest stone in that period is three inches from 4 May 2006. One report worth knowing about for credibility: a two-inch stone at Hockley on 2 April 2000 carries source NWS Storm Survey, the highest-quality provenance in the database, and the same event produced extensive wind damage across three square miles of the Province Square subdivision.
Less than you would expect, which is the problem. The January 2017 EF0 through the Harvest Village subdivision on Perry Road tracked over three houses and the survey recorded roof, window and fence damage — including fences from one home lifted onto the roof of another — at winds estimated near 80 mph. That level of event lifts shingles, creases others and drives debris into the field without flattening anything. It needs someone on the roof, not a look from the street.
Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.
We document thoroughly — dated photographs, a written scope, the storm date it ties to — and we will be on the roof while your adjuster is, so you are both looking at the same damage at the same time. We do not file the claim, negotiate with your carrier or tell you what your policy owes. That is between you and your adjuster, and a roofer who says otherwise is doing you no favors.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
