truck

Franchise hauling arranged in advance

Waste Connections holds an exclusive franchise and a third-party roll-off is not permitted within city limits. On a commercial tear-off that is the single most common reason a Frisco job stalls on day one. We book it as part of scheduling.

code

TPO and PVC single-ply

Mechanically attached and fully adhered systems under the 2024 IBC Frisco adopted by Ordinance 2026-01-10, effective 1 March 2026. Perimeter and corner enhancement is where a low-slope roof holds or peels.

shield

Modified bitumen and built-up

Two- and three-ply mod bit and traditional BUR — torch, cold-adhered and self-adhered, with a written hot-work plan and fire watch on any torch application over an occupied building.

drop

Coatings and restoration

Silicone and acrylic restoration where cores confirm the membrane is sound and the insulation dry — which in Frisco also sidesteps the container problem entirely. Where cores come back wet we will say a coating is the wrong product.

clock

Maintenance programmes and leak response

Scheduled inspection with documented condition reports, drains and scuppers cleared before the March-to-May window, and rapid response up the Tollway or 121 from our Garland yard.

file

Condition surveys and capital planning

Cores, moisture mapping, remaining-service-life estimate and a repair-versus-replace recommendation with defensible numbers — including the version where the roof has years left.

Our process

Four steps from first call to finished.

01

Cores first, franchise container second

Core samples establish layers, insulation condition and deck type — nothing can be priced honestly without them. Then the Waste Connections container goes on the calendar, because a third-party roll-off cannot lawfully be delivered here.

02

We confirm Frisco's amendments in writing

Frisco adopted the 2024 IRC by Ordinance 2026-01-10 effective 1 March 2026, but its full nineteen-page amendment exhibit was not publicly retrievable — only the city's own summary. On a commercial roof where attachment depends on the wind figure, we get it from Building Inspection rather than borrowing a neighbour's.

03

Phased around tenants and traffic

Building stays open, every section opened is dried in before the day ends, staging agreed in advance, and a written hot-work plan with a fire watch on torch or hot-air application.

04

Documented closeout

Photographic record of deck, insulation, attachment, flashing and finished field, inspection signed off, warranty registered — the file a lender, insurer or buyer will accept.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

TPO single-ply
Most common

TPO single-ply

The default for Frisco low-slope replacement. Reflective, mechanically attached or fully adhered, with manufacturer warranties past twenty years across the city's large retail and office inventory.

Mechanically attached or fully adheredReflective surface reduces deck temperatureEnhanced perimeter and corner attachment
Modified bitumen
Heavy traffic

Modified bitumen

Two- and three-ply systems that take rooftop foot traffic far better than single-ply — the right answer where mechanical service access is constant across Frisco's newer commercial stock.

Excellent puncture and traffic resistanceGranulated cap sheet optionsCompatible with most existing bituminous systems
Silicone restoration coating
Where it fits

Silicone restoration coating

Service life extended without a tear-off where cores come back dry — and in Frisco a restoration also removes the franchise-container dependency from the schedule entirely.

No tear-off, no container logisticsMinimal tenant disruptionCores must confirm dry insulation

Workmanship warranty, in plain English.

2yr

Commercial workmanship warranty

Written, on our installation, separate from the manufacturer's system warranty. Our building has not moved since 2019.

20+yr

Manufacturer NDL and system warranties

Available on qualifying single-ply and modified bitumen systems, subject to manufacturer inspection and installation to the published specification.

1yr

Post-installation inspection

Drains, laps, terminations and penetrations checked before the next spring window.

Commercial Roofing Contractor Frisco TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Can your crew bring a roll-off to our property? +

Not their own. Waste Connections holds an exclusive franchise in Frisco and a third-party roll-off container is not permitted within city limits. That trips up a lot of roofing companies that run their own container fleet, and on a commercial tear-off it means an open roof while somebody makes phone calls. We book the franchise container as part of scheduling.

What insurance does Frisco require of a roofing contractor? +

Frisco's code names re-roofing contractors specifically at Section 18-19(c) and requires $300,000 per occurrence general liability. That is unusual — most cities either set no figure or bury it in a general contractor registration. Worth asking every commercial bidder to evidence it rather than assume it.

What is Frisco's design wind speed? +

We confirm it with Building Inspection rather than printing a figure. Frisco adopted the 2024 IRC by Ordinance 2026-01-10 effective 1 March 2026, but its full amendment exhibit was not publicly retrievable — only the city's own summary. Its neighbours genuinely disagree on the same code cycle: Plano publishes 105, Addison publishes 115. Copying either would be a guess.

Why do you insist on core samples? +

Because everything about the price depends on what is under the membrane, and none of it is visible from the surface. Cores establish how many layers exist, what the insulation is, whether it is wet, and what the deck is made of. A commercial bid produced without them is a guess that arrives later as a change order.

Can we coat instead of replacing? +

Where the membrane is sound and the cores come back dry, yes — and in Frisco a restoration has a second advantage, because it removes the franchise-container dependency from the schedule. Where the insulation is wet, a coating traps the water and converts a roof problem into a deck problem in a few years.

Which county is our building in? +

Frisco spans Collin and Denton counties, and it matters on a hail claim because the NOAA record is kept by county. Collin logged 65 hail days from 2015 to 2025 with 17 producing two-inch-plus stones; Denton logged 84. The west side of the city — Frisco Lakes, Phillips Creek Ranch, Grayhawk, Newman Village — codes to Denton.

Can you work around our tenants? +

That is most of what commercial phasing is. We sequence so the building stays open, dry in every section we open before the day ends, agree staging in advance, and run a written hot-work plan with a fire watch on any torch or hot-air work.

How fast can you respond to a leak? +

Frisco is a regular route for our crews from 601 N 1st Street in Garland, up 121 or the Tollway. Same-day response on an active commercial leak is the normal expectation rather than an upgrade.
