Double underlayment on low-slope sections

Frisco requires it for composition roofs at 4:12 or less. On 2000s and 2010s production housing that means the porch roofs, patio covers and shallow tie-ins that are all over these floor plans — and it is invisible from the ground, which is why it disappears from low bids.

Architectural asphalt shingle

The standard across Frisco's production housing, with the fastener schedule, starter course and edge detailing specified to the criteria the city actually enforces — which we confirm rather than assume.

Impact-resistant shingle

UL 2218 Class 4 products. Collin County recorded 17 days with two-inch-plus hail between 2015 and 2025 and Denton County 84 hail days overall — both halves of Frisco sit in serious hail country.

No wood shakes

Frisco prohibits wood shakes, with a narrow exception for small U occupancies. If you have an existing wood roof, the replacement will be in another material — and we will walk you through the options before anything is ordered.

HOA architectural submittals

Frisco is one of the most HOA-dense cities in Texas. Frisco Lakes alone is 8,771 lots under a single association. Colour and profile sit outside what state law protects, so the committee genuinely decides. We prepare and carry the submittal.

truck

Franchise container booked in advance

A third-party roll-off is not permitted within Frisco city limits — Waste Connections holds an exclusive franchise. We book through it before scheduling rather than discovering it on your driveway.

Our process

Four steps from first call to finished.

01

Somebody gets on the roof

Frisco's median build year is 2009 and only 1.5% of the city predates 1980, which makes it tempting to treat a newer roof as simple. Storm damage on a twelve-year-old builder-grade shingle is invisible from the ground and it is the reason most Frisco roofs get replaced.

02

HOA approval and franchise container booked together

Both are genuine scheduling dependencies here and both routinely get missed. We prepare the architectural submittal with manufacturer product data and a colour sample, and book the Waste Connections container, before a start date is promised.

03

Permit pulled, criteria confirmed

The re-roof permit is $150. Because Frisco's full amendment exhibit is not publicly retrievable, we confirm the governing design criteria with Building Inspection before detailing an exposed or steep roof rather than borrowing a neighbouring city's figure.

04

Tear-off, double underlayment where required, documented

Full tear-off, double underlayment on every section at 4:12 or less, deck repairs photographed before they disappear, and the roof dried in the same day it is opened. Photo file handed over at closeout.

Residential Roofing Contractor Frisco TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

What does 'double underlayment' mean and do I need it? +

Frisco requires double underlayment for composition roofs with a slope of 4:12 or less — two layers rather than one on the shallow sections. On typical Frisco production housing that means porch roofs, patio covers and the low tie-ins between roof planes, which are exactly the places that leak first. It costs real material and labour and is invisible from the ground, which is why it is a common omission in a low bid.

My house is only fifteen years old. Why would I need a roof? +

In Frisco, age is almost never the reason — the median build year is 2009 and just 1.5% of the city predates 1980. Storm damage is the reason. Collin County recorded 65 hail days between 2015 and 2025 with 17 producing two-inch-plus stones, and Denton County, which covers west Frisco, logged 84 hail days. A shingle that has taken a two-inch stone has a fractured mat that will not show from your driveway.

Can I put a wood shake roof on? +

No. Frisco prohibits wood shakes, with a narrow exception for small U occupancies. If you have an existing wood roof, replacement will be in another material — and there are good options, but it is a conversation to have before anything is ordered.

What is Frisco's design wind speed? +

We confirm it with Building Inspection rather than publishing a number we could not source. Frisco's full local amendment exhibit was not publicly retrievable — only the city's own summary — and its neighbours use different figures on the same 2024 code cycle, with Plano at 105 mph and Addison at 115. Copying one of them would be a guess dressed as a fact.

Can my roofer bring a dumpster? +

Not their own. Frisco has an exclusive Waste Connections franchise and a third-party roll-off is not permitted within city limits. This trips up a lot of companies that run their own container fleet. We book the franchise container in advance as part of scheduling.

Do I need HOA approval? +

Almost certainly. Frisco is one of the most HOA-dense cities in Texas — Frisco Lakes alone is 8,771 lots under a single association, and The Grove, Phillips Creek Ranch, Richwoods and Lexington Parks are all in the thousands. Colour and profile sit outside what state law protects, so the architectural committee genuinely controls what goes back on. We prepare that submittal and get it approved before tear-off.

Which Frisco neighbourhoods actually have old roofs? +

A short list. Plantation Resort, platted 1987 to 2003, and Preston Vineyards, 1987 to 2002, are the two genuine end-of-life neighbourhoods in the city. The 1998-to-2003 phases of The Trails of West Frisco are in similar territory, and Old Donation carries platting back to 1972. Everywhere else, a Frisco roof replacement is almost certainly storm-driven.

Is my house in Collin County or Denton County? +

Both counties are represented. Frisco Lakes, Phillips Creek Ranch, Grayhawk and Newman Village code to Denton; The Grove, Richwoods, Lexington, Plantation Resort, Preston Vineyards and Starwood code to Collin. The Hills of Kingswood straddles the line. It matters on a claim, because Denton logged 84 hail days and Collin 65 over the same period — different sets of dates.
