"In a city where almost nothing is old enough to wear out, a replacement quote is really an argument about storm damage. That argument is won or lost with photographs taken on the roof, not with adjectives."Roof Experts — 601 N 1st St, Garland TX

Full tear-off to the deck

Everything off, so the decking is seen rather than assumed. On Frisco's newer housing the sheathing is usually sound — but 'usually' is not a basis for a thirty-year warranty, and the only way to know is to look.

drop

Double underlayment below 4:12

Frisco requires it on composition roofs at 4:12 or less. Every porch roof, patio cover and shallow tie-in on your house gets two layers, not one. It is invisible from the ground and it is in our price by default.

code

No wood shakes, and new flashing throughout

Frisco prohibits wood shakes except on small U occupancies. Flashing, valley metal, boots and vents replaced rather than reused — reusing flashing is the quickest way to shave a bid and the most reliable way to produce a leak in year three.

home

Decking and ventilation

Any rotten, delaminated or fastener-chewed sheathing replaced and photographed. Intake and exhaust balanced to the attic volume, which is the requirement most denied shingle warranty claims actually turn on.

file

HOA submittal prepared and approved first

Frisco Lakes is 8,771 lots under one association; The Grove, Phillips Creek Ranch, Richwoods and Lexington Parks are each in the thousands. We get the architectural approval in hand before tear-off, not after.

truck

Franchise container booked in advance

A third-party roll-off is not permitted within Frisco city limits. We book the Waste Connections container as part of scheduling so the tear-off is not waiting on a phone call.

Our process

Four steps from first call to finished.

01

Deck walk and a written scope with the assumptions in it

How many squares, how much decking is included, what happens if we find more, what flashing is replaced rather than reused, which sections fall below 4:12 and therefore need double underlayment, and what ventilation is specified.

02

HOA approval and franchise container, before a date

Both are real dependencies in Frisco and both routinely get missed. We would rather hold the architectural committee's answer and a booked container than promise you a start date we cannot keep.

03

Permit pulled, criteria confirmed with the city

$150 for the re-roof permit. Because Frisco's full amendment exhibit is not publicly retrievable, we confirm the governing design criteria with Building Inspection before detailing rather than borrowing Plano's 105 or Addison's 115.

04

Tear-off, double underlayment, dry-in, documented

Nothing opened wider than we can dry in the same day. Double underlayment on every low-slope section, deck repairs photographed before they disappear, warranty registered, and the photo file handed over.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Double underlayment below 4:12
Required detail

Double underlayment below 4:12

Two layers rather than one on porch roofs, patio covers and shallow tie-ins, as Frisco requires. The places that leak first on production housing, and the line item a low bid drops.

Workmanship warranty, in plain English.

5yr

Workmanship warranty

Written, on the installation. A workmanship warranty is worth exactly the continuity of the company behind it — ours has run from the same building since 2019.

30+yr

Manufacturer system warranty

1yr

Roof Replacement Frisco TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Which Frisco neighbourhoods are genuinely due a roof from age? +

A very short list. Plantation Resort, platted 1987 to 2003, and Preston Vineyards, 1987 to 2002, are the two neighbourhoods genuinely at end-of-life — several thousand lots now well past twenty-five years, which is rare in this city. The 1998-to-2003 phases of The Trails of West Frisco are in similar territory, and Old Donation carries platting back to 1972. Everywhere else, a replacement is storm-driven.

Do I need double underlayment? +

On any section at 4:12 slope or less, yes — Frisco requires it on composition roofs. That means two layers rather than one on porch roofs, patio covers and the shallow tie-ins between roof planes, which on Frisco production housing is usually several areas. It costs real material and labour, and it is one of the first things dropped from a cheap bid because nobody can see it.

What does the permit cost? +

$150 for a re-roof. Frisco's code also names re-roofing contractors specifically at Section 18-19(c) and requires $300,000 per occurrence general liability — a reasonable thing to ask any bidder to evidence.

What wind speed will my roof be built to? +

We confirm it with Building Inspection rather than publishing a figure. Frisco's full nineteen-page amendment exhibit was not publicly retrievable — only the city's own summary — and its neighbours use different numbers on the same 2024 code cycle, with Plano at 105 mph and Addison at 115. Copying either would be a guess dressed as a fact.

Can I put wood shakes back on? +

No. Frisco prohibits wood shakes, with a narrow exception for small U occupancies. If you have an existing wood roof the replacement will be in another material — there are good options, but it is worth settling before anything is ordered.

Do I need HOA approval, and how long does it take? +

Almost certainly, and it varies by association. Frisco Lakes alone is 8,771 lots under a single HOA; The Grove, Phillips Creek Ranch, Richwoods and Lexington Parks are each in the thousands. Colour and profile sit outside what Texas law protects, so the architectural committee genuinely decides. We prepare the submittal and get it approved before tear-off rather than after — which also means we will not quote you a start date until we have it.

How long does the job take? +

The installation is usually one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. The longer poles in Frisco are the HOA architectural approval and booking the franchise container — both of which we start before promising a date, precisely so they do not become the delay.

Will you handle the insurance claim? +

We document the damage, meet the adjuster on the roof and supply the scope — against the correct county's record, since Frisco spans Collin and Denton. What we will not do is promise an approval or inflate a scope so your deductible disappears. In a city this new most replacements genuinely are storm claims, but when a roof has simply reached end of life we will say so instead.
