Plano prohibits roll-off vehicles outright — the city will not even register them. Your debris has to move through a licensed hauler carrying a $10,000 surety bond, and most roofing companies find that out on the morning of the tear-off.

Roof Experts is the commercial roofing partner Plano TX property owners trust. We bring DFW-quality crews and materials to every Plano project — TPO, EPDM, metal systems, and asphalt shingles. Free inspections, transparent pricing, workmanship warranties. Need an estimate? Call Roof Experts at (469) 936-7663 or request your free roof inspection online.
Plano's own language is that roll-off vehicles and container-type vehicles are prohibited and cannot be registered. Debris moves through a city-licensed hauler with a $10,000 surety bond. We book that as part of scheduling, before a single fastener is pulled.
Mechanically attached and fully adhered, with attachment engineered to Plano's adopted 105 mph under the 2024 IRC rather than to a generic detail. Perimeter and corner enhancement is where a low-slope roof holds or peels.
Two- and three-ply mod bit and traditional BUR, torch, cold-adhered and self-adhered. Plano's 1980s and 90s commercial stock holds a great deal of bituminous roofing that can be handled intelligently rather than torn off by default.
Silicone and acrylic restoration where the membrane is sound and the insulation is dry, confirmed by core sample. Where the cores come back wet we will tell you a coating is the wrong product, even though it is the easier sale.
Scheduled inspection with documented condition reports, drains and scuppers cleared ahead of the March-to-May storm window, and fast leak response into Plano from our Garland yard.
Cores, moisture mapping, remaining-service-life estimate and a repair-versus-replace recommendation you can defend in a budget meeting — including the version where the answer is that the roof has years left.
Core samples establish layers, insulation condition and deck type — nothing can be priced honestly without them. Then the licensed Plano hauler goes on the calendar, because a container that cannot legally be delivered is the fastest way to leave a commercial roof open overnight.
Plano moved to the 2024 IRC by Ordinance 2025-6-15 effective 1 August 2025, at 105 mph with ice barrier not required, and deleted its blanket Class A/B/C roof-covering sentence in the process. Plano's own public handout still cites the 2015 IRC in places — we work from the ordinance, not the PDF.
Sequenced so the building stays open and every section opened is dried in before the day ends, with staging agreed in advance and a written hot-work plan and fire watch on any torch or hot-air application.
Shingle and membrane waste routed to NTMWD transfer stations or the 121 Regional Disposal Facility at the posted gate rate — contractor remodeling waste is barred from the resident programme, and all of them close Sundays. Photographic record, warranty registration and inspection sign-off handed over.
The default for Plano low-slope replacement. Reflective, which pays for itself on a large roof area in a Texas summer, in mechanically attached or fully adhered systems with manufacturer warranties well past twenty years.
Two- and three-ply systems that take rooftop foot traffic far better than single-ply — the right answer on Plano's office and retail stock, where mechanical service access is constant.
Service life extended without a tear-off, which on a Plano building also sidesteps the container problem entirely. Only valid where the membrane is sound and cores come back dry.
Written, on our installation, separate from the manufacturer's system warranty. We have operated from the same Garland building since 2019.
Available on qualifying single-ply and modified bitumen systems, subject to manufacturer inspection and installation to the published specification.
Drains, laps, terminations and penetrations checked before the next spring storm window — March through May carries roughly three quarters of Collin County's hail.

Because Plano prohibits them. The city's own language is that roll-off vehicles and container-type vehicles are prohibited by the City of Plano and cannot be registered. Construction debris has to move through a hauler licensed by the city and carrying a $10,000 surety bond. Most roofing companies run their own container fleet, which does not work here — and finding out on the morning of a commercial tear-off means an open roof.
The 2024 code cycle, adopted by Ordinance 2025-6-15 effective 1 August 2025, with an adopted design wind speed of 105 mph and ice barrier underlayment not required. Plano also deleted its blanket Class A/B/C roof-covering sentence when it moved cycles. Note that Plano's own public re-roof handout still cites the 2015 IRC in places and contradicts itself on the permit threshold — the ordinance governs.
Because every number on a commercial re-roof depends on what is under the membrane, and none of it is visible from the surface. Cores establish how many existing layers there are, what the insulation is, whether it is wet, and what the deck is. A bid produced without cores is a guess, and the difference arrives later as a change order.
Where the membrane is sound and the cores come back dry, yes — and in Plano a restoration has a second advantage, because it avoids the container problem entirely. Where the insulation is wet, a coating traps the water and converts a roof problem into a deck problem in a few years. Cores decide, not preference.
Not into the residential drop-off programme — the North Texas Municipal Water District's policy excludes contractor remodeling waste, shingles included. It goes to an NTMWD transfer station or the 121 Regional Disposal Facility at the posted gate rate, and all of them are closed on Sundays. That closure is one of several reasons a Sunday finish is rarely a real plan in this market.
That is most of what commercial phasing is. We sequence so the building stays open, dry in every section we open before the day ends, agree staging in advance, and run a written hot-work plan with a fire watch on torch or hot-air application. On multi-tenant property we also give you notice language you can send out before we arrive.
Collin County logged 65 hail days from 2015 through 2025 — nearly identical to Dallas County's 66. The difference is severity: Collin recorded 17 days with stones two inches or larger, against Dallas's nine. Roughly three quarters of the county's hail falls March to May, and in eleven years of record there has never been a July hail report in Collin County.
We run Plano daily out of 601 N 1st Street in Garland — a short run up 190 or Jupiter into south and central Plano. Same-day response on an active commercial leak is the normal expectation here rather than an upgrade.
Free inspection, honest scope, real warranty. Most service work scheduled within 24–48 hours.
