Architectural asphalt shingle

The standard across Plano's 1980s and 90s housing, specified to the city's adopted 105 mph under the 2024 IRC — with the fastener schedule, starter course and edge detailing that figure actually implies.

shield

Impact-resistant shingle

UL 2218 Class 4 products. Collin County recorded 17 days with two-inch-plus hail between 2015 and 2025 against Dallas County's nine, and many Texas carriers discount for Class 4 — worth pricing against your own policy first.

code

Standing seam and metal

Standing seam on whole roofs and accent sections. Worth knowing that Plano deleted its blanket Class A/B/C roof-covering requirement when it moved to the 2024 code, so a contractor citing a Plano fire-class ordinance is citing something the city has removed.

check

Decking, ventilation and flashing

On a 1990s Plano house on its second covering, the decking condition, the ventilation balance and whether the flashing was reused last time are the actual job. All three are invisible until the roof is open.

file

HOA architectural submittals

Plano has 161 mandatory homeowners associations registered with the city, and the city's own re-roof handout tells you to contact yours about deed restrictions. Colour and profile sit outside what state law protects, so the association genuinely decides. We prepare the submittal.

truck

Licensed debris hauling

Plano prohibits roll-off and container vehicles outright — debris must move through a city-licensed hauler carrying a $10,000 surety bond. We arrange it in advance so your driveway is not the place this gets discovered.

Our process

Four steps from first call to finished.

01

Somebody walks the roof and checks the attic

Not a satellite measurement. Plano's median build year is 1993 with 68.7% of the city built before 2000, so most local roofs are on a second covering — and the decking, ventilation and flashing beneath the shingles are what decide the real number.

02

HOA submittal and licensed hauler booked together

Both are scheduling dependencies and both get missed. We prepare the architectural submittal with manufacturer product data and a colour sample, and book the city-licensed hauler, before a start date is promised.

03

Permit pulled — $75, and no waiver signed

A residential re-roof permit in Plano is $75. We pull it, and we schedule around the final inspection rather than asking you to waive it. The inspection costs you nothing and it is the only independent verification you will ever get that the roof matches what you bought.

04

Tear-off, dry-in, inspection, documentation

Full tear-off, deck repairs photographed before they disappear, dried in the same day the roof is opened, inspection passed, manufacturer warranty registered, and the photographic file handed to you at closeout.

Roof types we work on

Architectural laminated shingle

Architectural laminated shingle

Dimensional, UL Class A, rated to Plano's adopted 105 mph. The standard on the 1980s and 90s housing that makes up half the city, with a colour range wide enough for most Plano HOA palettes.

Class 4 impact-resistant shingle
Big-hail county

Class 4 impact-resistant shingle

A reinforced mat tested to UL 2218 Class 4. In a county with 17 days of two-inch-plus hail in eleven years — nearly twice Dallas County's count — this is a genuinely different value proposition from the same product in a milder market.

Standing seam metal
Long term

Standing seam metal

Concealed-fastener standing seam, with panel, clip and flashing detailing engineered rather than assumed. The real cost and the real risk both live in the detailing at penetrations and transitions.

Workmanship warranty, in plain English.

5yr

Residential workmanship warranty

Written, on our installation, separate from the manufacturer's material warranty. Our address has not changed since 2019, which is what makes a workmanship warranty worth anything.

30+yr

Manufacturer material warranties

On qualifying architectural and impact-rated shingles, subject to installation to the published specification — including the ventilation requirements most denied claims turn on.

1yr

First-season inspection

We come back before your first full spring storm window has passed. March through May carries roughly three quarters of Collin County's hail.

Residential Roofing Contractor Plano TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Plano offered me a form to waive the final inspection. Should I sign it? +

We would not. The final inspection costs you nothing and it is the only independent verification that what is on your roof matches what you paid for. Waiving it saves a day and removes your only backstop. If a contractor is pushing you toward that waiver, the question worth asking is why they would rather not have an inspector on the property.

What does a roofing permit cost in Plano? +

$75 for a residential re-roof. Note that Plano's own handout is internally inconsistent about whether work under 25% of the roof area needs a permit — page one says no and page two says all re-roofs do — so on a partial job it is worth confirming with Building Inspections. On a full replacement there is no ambiguity.

What wind speed will my roof be built to? +

105 mph, under the 2024 IRC adopted by Ordinance 2025-6-15 effective 1 August 2025, with ice barrier underlayment not required. Plano also deleted its blanket Class A, B or C roof-covering requirement when it moved to the 2024 cycle, so a contractor citing a Plano fire-class ordinance is citing something the city has removed.

Are impact-resistant shingles worth it in Plano? +

The case is stronger here than in most of the metro, and the data is the reason. Collin County logged 65 hail days from 2015 to 2025 — almost the same as Dallas County's 66 — but recorded 17 days with hail two inches or larger against Dallas's nine. Nearly twice the big-hail exposure at the same frequency. Many Texas carriers discount for a UL 2218 Class 4 product; call yours, get the actual number, and we will show you the price difference to weigh against it.

Do I need HOA approval? +

Very likely. Plano has 161 mandatory homeowners associations registered with the city, and the city's own re-roof handout tells you to contact yours for deed restriction requirements. Texas law limits what an association can outright ban on certain roofing products, but it does not reach deed restrictions on colour and profile — so a Plano HOA can lawfully rule out a shingle the city would allow. We prepare the submittal as part of the job.

Why can't the crew put a dumpster in my driveway? +

Plano prohibits roll-off and container-type vehicles and will not register them. Debris has to go out through a hauler licensed by the city and carrying a $10,000 surety bond. It is one of the most commonly missed rules in the metro and the reason some Plano jobs end up with shingles piled on a tarp on the lawn overnight. We book the licensed hauler before scheduling.

My house is from the early 1990s. What should I expect? +

Plano's median build year is 1993 and 68.7% of the city predates 2000, so a house of that age is typically on its second roof and sometimes its third. The questions are whether the decking has taken repeated fastener damage, whether the original ventilation still meets what a modern shingle warranty requires, and whether the flashing and valley metal were replaced last time or reused. We check all three before pricing.

How fast can you get to Plano? +

We are at 601 N 1st Street in Garland — a short run up 190 or Jupiter into south and central Plano, and a route our crews run daily. Emergency tarping in Plano is a same-day call.
