How long does a Plano replacement take? +

The installation is usually one to two days for tear-off, deck and install, with the roof dried in the same day it is opened. The longer poles in Plano are usually the HOA architectural approval and booking a city-licensed hauler — both of which we start before promising a date, precisely so they do not become the delay.

What does it cost to permit? +

Do I really need HOA approval? +

In most of Plano, yes. The city has 161 mandatory homeowners associations registered with it, and Plano's own re-roof handout tells you to contact yours about deed restrictions. Texas law limits what an association can outright prohibit on certain roofing products, but it does not reach deed restrictions on colour and profile — so your HOA can lawfully rule out a shingle the city would allow. Why tear off rather than shingle over? +

Because the deck is the question. Plano's median build year is 1993 with 68.7% of the city built before 2000, so most local roofs are on a second covering and the sheathing has already taken one round of fastener damage. An overlay hides that from you, from us and from the inspector, adds weight, and shortens the life of the new roof.

What wind speed will my roof be built to? +

105 mph, under the 2024 IRC adopted by Ordinance 2025-6-15 effective 1 August 2025, with ice barrier underlayment not required. Plano also deleted its blanket Class A/B/C roof-covering requirement when it moved cycles — so a bidder citing a Plano fire-class ordinance is citing something the city has removed.

What about my patio cover or porch roof? +

It gets the right product. Most Plano houses have at least one section below about 2:12 where an asphalt shingle will not hold, and those sections need a proper low-slope membrane properly flashed into the shingle field. It is one of the most common failure points on a cheap re-roof, because doing it correctly costs real money and nobody sees it from the street.

Should I take the inspection waiver Plano offers? +

We would advise against it. The final inspection costs nothing and it is the only independent verification that the roof matches what you paid for. Waiving it saves a day. In a county that recorded 17 days of two-inch-plus hail in eleven years, that day is not worth giving up your only backstop — and a contractor pushing you to sign it is telling you something.

Can you help with the insurance claim? +

We document the damage, meet the adjuster on the roof and supply the scope. What we will not do is promise you an approval or inflate a scope so a deductible disappears. On a 1990s Plano roof the honest answer is sometimes that it has reached end of life rather than sustained an insurable loss, and we will say so even though it is the harder conversation.
