Residential Roofing — Spring, Texas

Residential Roofing Contractor Spring TX

Spring has the oldest housing in this part of the metro and nobody to inspect the roofs on it. The largest single cohort is the 1970s — 6,722 homes, 28.5% of the community, now 45 to 55 years old and on their second or third covering. And because Spring is unincorporated Harris County, there is no roofing permit and no building inspector. The person checking whether your new roof was installed properly is you.

home

Full tear-off and deck inspection

Everything off, decking inspected, bad sheathing replaced and counted on the invoice. On a 1978 Spring home that has been re-roofed twice, the deck has not been seen since the house went up — and there is no inspector coming to look at it either.

doc

Documentation in place of inspection

Harris County issues no roofing permit and has no general residential repair permit; its complete permit catalog does not contain one. So we photograph the open deck, the underlayment, every penetration and the finished field, and you keep the file. That record is the only evidence the work was done right.

shield

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal rather than sealant over old metal, and an honest look at whether the attic actually breathes. On a 1970s roof the ventilation was almost certainly sized by habit rather than calculation.

landmark

Trees are the local hazard

Spring's mature pines and oaks are why the NWS narratives here read the way they do — a tree downed onto a home near Willowbrook, numerous trees onto homes in Woodcreek, a tree splitting a mobile home in half at Bammel. A tree strike is a framing repair before it is a roofing repair, and we are equipped for both.

check

Deed restrictions checked, not assumed

With no city, private covenants and property owner associations carry much of the weight here. Some Spring subdivisions regulate roof color and material tightly; others do not regulate at all. We find out which before you choose a color rather than after.

truck

Site protection and cleanup

Beds, AC units and drives covered before the first shingle moves, debris hauled the same day where access allows, and two magnet sweeps of the drive, yard and street. Staging under mature canopy takes more planning than an open subdivision does.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Covenant check and material selection

Whether your subdivision has a roofing standard, and if so what it allows. Then shingle line, starter, ridge, underlayment and metal, chosen for a Gulf Coast roof rather than a catalog.

03

No permit, and we will say so plainly

There is no roofing permit to pull in unincorporated Harris County, and we are not going to invent a line item for one. What replaces it is the documentation we commit to in writing before the job starts.

04

Tear off, dry in, finish, document

Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, and a walk-through with you, plus the photographic record that stands in for an inspection.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Architectural asphalt shingle
Most Spring homes

Architectural asphalt shingle

Laminated asphalt covers nearly every roof here. On a second or third-generation roof the upgrade that matters is the assembly — a full starter course at eave and rake, matching hip-and-ridge, edge metal, and ventilation calculated rather than inherited.

Impact-resistant systems

Spring's hail is moderate — one three-inch stone in twenty-six years — and its trees are not. Class 4 impact-rated shingles carry a laboratory rating many carriers discount, and we will tell you honestly what that rating covers and what it does not when a pine comes through.

Honest options at a real price
Value and budget

Honest options at a real price

Spring's median home value is the lowest in this part of the metro, which makes a hail deductible a larger share of a household budget. We quote the roof that solves the problem, show what a better system costs beside it, and say plainly when a good repair buys three more years for a tenth of the price.

Residential Roofing Contractor Spring TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Do I need a permit to re-roof my Spring home? +

No, and we would rather explain why than just say it. Spring is unincorporated, so there is no city. Harris County publishes the complete list of every permit application it accepts and there is no roofing permit and no general residential building permit for repairs or alterations on it. The one state statute reaching residential construction in unincorporated areas covers new construction on a vacant lot or a large addition, not a re-roof, and it expressly cannot be used to require prior county approval or to charge a fee. So there is genuinely nothing to pull.

Then who checks the work? +

Nobody but you and the contractor you hired. That is the uncomfortable truth about roofing in unincorporated Harris County and it is the single most important thing to know before choosing a bidder. We treat it by documenting as though an inspector were coming: photographs of the open deck, the underlayment, every penetration and the finished field, plus a written scope. Ask any other bidder what record you will be holding when they drive away.

How old is the typical roof around here? +

Older than people assume. Spring's median home was built in 1993, and the largest single cohort is the 1970s at 28.5% — 6,722 homes now 45 to 55 years old. 54% of the community predates 2000 and 80% predates 2010. There is also an unusual gap: only 5.7% of Spring was built in the 1990s, because it built out hard in the 1970s, paused, then resumed in the 2000s. If your house is from that 1970s wave, it is on its second or third covering.

Is hail or wind the bigger problem? +

Wind, clearly. The record for 2000 to 2025 shows 42 distinct damaging-wind days within ten miles of Spring against 28 hail days, and the strongest measured gust anywhere in this part of the metro — 97 mph from the ASOS at Bush Intercontinental on 21 June 2023 — sits six miles away. That same day, a narrative describes numerous trees downed in the Woodcreek subdivision with some onto homes. The hail here is real but moderate: one three-inch stone in twenty-six years.

How worried should I be about tornadoes? +

Not panicked, but not dismissive either. Nine tracks within ten miles in the record. The most significant recent one is the EF2 of 24 November 2025, which moved through Colony Creek Village, Memorial Northwest, Memorial Creek and Willowick, with the storm survey finding large sections of missing roof decking between Champion Forest Drive and Stuebner Airline Road. Media reported nearly 100 homes damaged across the Houston area from that outbreak.

A tree came down on my roof. What first? +

Get everyone out from under the opening, cut power to the area if water is near wiring, and call for a dry-in. We do not cut trees off structures — that is a tree service with proper rigging, and doing it badly turns a roof repair into a framing rebuild. We tarp what can safely be tarped, photograph everything for your file, and scope the permanent repair once the limb is clear.

Are there rules about roof color or material? +

Not from government. With no city and no county building code, whatever governs your roof's appearance comes from your deed restrictions or your property owners association, and those vary enormously across Spring's subdivisions — some regulate color and material tightly, some not at all. We check yours before you pick a color, because an approval problem discovered after the material is ordered is an expensive one.

Do I need a windstorm certificate? +

No. Harris County is inside the Texas Department of Insurance designated catastrophe area only for property east of State Highway 146 and within the city limits of Seabrook, La Porte, Shoreacres, Pasadena or Morgan's Point. Spring is none of those. If a contractor tells you a Spring re-roof needs a WPI-8, ask them where they read that.
