Roof Replacement — Spring, Texas

Roof Replacement Spring TX

Spring built out hard in the 1970s, paused almost entirely through the 1990s, then resumed in the 2000s. The result is a community where 28.5% of the housing is 45 to 55 years old, 54% predates 2000, and only 5.7% was built in the whole of the 1990s. Those 1970s homes are on their second or third roof. And because Spring is unincorporated, nobody from a government will inspect the one you are about to buy.

Full tear-off to the deck

Everything comes off. On a 1976 Spring house that has been re-roofed twice, the deck has not been seen since the house went up, and no inspector has ever looked at it. A recover is a decision to keep it that way for another twenty years.

check

Decking inspected and counted

Soft sheathing, delaminated plywood, split boards and gaps too wide to hold a nail all come out. You see the bad sheets before they leave and the replacement count goes on the invoice — never a lump-sum allowance written before the roof was open.

doc

Documentation instead of inspection

Harris County has no roofing permit and no residential building inspection in unincorporated areas. We photograph the open deck, the underlayment, every penetration and the finished field, and you keep the file. It is the only record of your roof that will ever exist.

shield

Underlayment, metal and ventilation

Self-adhering membrane at valleys and every penetration, synthetic underlayment across the field, all new metal, and an honest look at whether the attic actually breathes. On a 1970s roof the ventilation was sized by habit, and correcting it is one of the few changes that reliably extends a Gulf Coast roof's life.

landmark

Deed restrictions checked first

With no city, your subdivision's covenants are whatever design control exists. Some Spring neighborhoods regulate roof color and material closely, others not at all. We establish which before material is ordered rather than after.

truck

Site protection under mature canopy

Beds, AC units and drives covered before the first shingle moves, debris hauled the same day where access allows, and two magnet sweeps at the end. Staging under Spring's pines takes more planning than an open subdivision does.

Our process

Four steps from first call to finished.

01

Measure, inspect, photograph

Squares, pitch, penetration count, visible deck condition and the ventilation the roof actually has against what it needs. A written number for the roof in front of us, not a per-square figure from a satellite image.

02

Covenant check and specification

Whatever your subdivision requires, then shingle line, starter, ridge, underlayment, ventilation and metal — written out so you can see what each choice costs rather than approving a single number.

03

A straight answer on permits

There is no roofing permit in unincorporated Harris County and we will not invent a line item for one. What we commit to instead, in writing before the job starts, is the documentation that replaces it.

04

Tear off, dry in, finish, document

Tear-off and dry-in the same day — an open deck does not sit overnight on the Gulf Coast. Then decking, underlayment, metal, field, ridge, a walk-through with you, and the photographic record handed over.

Roof types we work on

Asphalt, metal, tile, slate, shake — we know it all.

Architectural asphalt shingle

Laminated asphalt covers nearly every roof here. On a third-generation roof the meaningful upgrade is the assembly — a full starter course at eave and rake, matching hip-and-ridge, edge metal, and ventilation calculated rather than copied from whatever was there.

Class 4 impact-resistant systems

Spring's hazard profile is wind and trees more than hail. Class 4 is a laboratory impact rating that many carriers discount, and we will explain plainly what it covers and what it does not — a lab test does not stop a mature pine.

Honest options at a real price

Spring has the lowest median home value in this part of the metro, which makes a deductible a bigger share of a household budget. We quote the roof that solves the problem, show what a better system costs beside it, and say so plainly when a repair is the better buy.

The record no inspector will make

Open-deck photographs, the sheathing replacement count, the products installed and the written scope. With no county inspection in this process, this is the proof — for you now and for a buyer's inspector later.

Roof Replacement Spring TX FAQ

Common questions about this service.

Don't see your question? Call us at (469) 936-7663 — we're happy to talk it through.

Do I need a permit for a full replacement in Spring? +

No. Spring is unincorporated, so there is no city, and Harris County's complete catalog of permit applications contains no roofing permit and no general residential building permit for repairs or alterations. The state statute that reaches residential construction in unincorporated areas applies only to new construction on a vacant lot or an addition increasing the house by more than half, and it expressly cannot be used to require prior county approval or to charge a fee. There is nothing to pull.

Then who inspects my new roof? +

Nobody, unless you do. That is the single most important thing to know before choosing a roofer here, and it is why we document as if an inspector were coming: photographs of the open deck, the sheathing replacement count, the underlayment, every penetration and the finished field, plus a written scope. Ask every bidder the same question and compare the answers.

Is my house old enough to need a new roof? +

Quite possibly. Spring's median home was built in 1993 and the largest single cohort is the 1970s at 28.5% — 6,722 homes now 45 to 55 years old. 54% of the community predates 2000 and 80% predates 2010. There is also an unusual gap: only 5.7% was built in the whole of the 1990s. If your house came out of the 1970s wave, you are almost certainly on a second or third covering and the deck underneath deserves a look.

How long does a replacement take? +

Most single-family tear-offs are one day, sometimes two on a steep cut-up roof or where decking replacement runs heavy. Access under mature pine and oak cover occasionally adds time to staging. There is no permit wait here, which is the one genuine scheduling advantage of an unincorporated area.

What wind speed should my roof be built for? +

There is no local authority publishing one, because there is no local building code. What we do is fasten to the manufacturer's high-wind schedule as standard, which is the right answer in a place where the ASOS at Bush Intercontinental measured a 97 mph gust six miles away in June 2023 and an EF2 tornado stripped roof decking off homes in November 2025. Uplift starts at the eave, the rake and the ridge, so that is where the extra fasteners and the proper starter course go.

What should I expect under the shingles? +

On a 1970s house, possibly plank or early sheet decking, possibly a previous layer, and almost certainly ventilation that was never calculated. We quote with a stated decking allowance, photograph every bad sheet before it leaves, and bill the actual count — rather than writing a low number and discovering the deck on the day.

Are there rules about what my roof can look like? +

Not from government. With no city and no county building code, whatever design control exists comes from your deed restrictions or property owners association, and that varies a great deal across Spring's subdivisions. We check yours before material is ordered, because an approval problem found after delivery is an expensive one.

Do I need a windstorm certificate? +

No. Harris County is inside the Texas Department of Insurance designated catastrophe area only for property east of State Highway 146 and within the city limits of Seabrook, La Porte, Shoreacres, Pasadena or Morgan's Point. Spring is none of those, so no WPI-8 or WPI-8-E applies. A contractor telling you otherwise is selling something.
