Residential Skylight Types We Install
Roof Experts installs all major residential skylight types. Fixed skylights are sealed units that provide natural light without ventilation — ideal for spaces where light is the priority. Vented skylights open to allow fresh air into the space, either manually with a crank or pole, or electrically with a remote or rain sensor. They’re popular in kitchens, bathrooms, and spaces that benefit from both light and airflow. Tubular skylights, sometimes called sun tunnels, channel daylight through a flexible reflective tube from the roof into interior spaces like hallways, closets, and rooms where a traditional skylight isn’t practical. We work with Velux, Fakro, and other major skylight manufacturers and can source replacement units for most existing installations.
Common Residential Skylight Problems
The most common residential skylight issues we see are leaks caused by failed flashing or deteriorated sealant at the skylight perimeter, condensation or fogging between the panes of a double-glazed unit indicating a failed seal, cracked or damaged glazing from hail or impact, and frame deterioration on older wood-framed skylights. Many of these issues are repairable without replacing the entire unit. However, skylights older than 15-20 years with recurring leaks, significant frame rot, or discontinued models are often best replaced. If your roof is due for replacement, replacing your skylights at the same time is highly recommended — the labor overlap is significant and ensures perfect flashing integration with the new roof.
What to Expect During Skylight Installation
A residential skylight installation with Roof Experts begins with a site assessment to identify the best location, confirm rafter spacing, and evaluate any interior finishing work that may be required. We handle the complete exterior installation including structural curb or self-flashing unit, roofing system integration, and waterproofing. If a light shaft or tunnel is needed to bring light from the roof to the room below, we coordinate that work as part of the project. All skylight installations are backed by our 1-year workmanship warranty and the manufacturer’s product warranty on the skylight unit.
