Leaks
The single most useful thing we can tell you about a leaking skylight is that the unit is probably fine. Water almost always enters at the flashing where the skylight meets the roof, and that is repairable — a flashing kit and a proper re-set, at a fraction of what a replacement costs.
The other thing worth ruling out is condensation. Water on the inside of the glass in cold weather is a humidity and ventilation issue rather than a roof one, and replacing the skylight will not change it. We would rather find that out at the inspection than after you have paid for a new unit.
